1. Check-In/Check-Out Times
Check-In: Check-in is available from 3:00 PM onwards. Early check-in may be arranged for an additional fee of $150-$200 (subject to availability).
Check-Out: Please depart by 11:00 AM. Late check-out can be accommodated for an additional fee of $150-$200 (availability dependent).
2. Occupancy
Guest Limitation: Only those registered when booking are permitted on the property.
Parties and Events: Parties and events are strictly prohibited to ensure the peace and tranquility of the neighborhood.
3. Noise and Respectful Living
Quiet Hours: Please observe quiet hours from 10:00 PM to 8:00 AM.
Community Conduct: We kindly ask that you adhere to all local community rules, including parking, recycling, and waste disposal.
4. Smoking Policy
No Smoking Inside: Smoking is strictly prohibited within the property. A penalty fee of $500 will be charged for non-compliance. Designated smoking areas are available outdoors. Please dispose of cigarette butts properly.
5. Pets
Pet Policy: Due to potential allergies of future guests, pets are not allowed on the property. Medically necessary service animals may be permitted with prior approval.
6. Safety and Security
Security Measures: Please lock all doors and windows whenever you are not on the property. Access codes and keys should not be shared with anyone outside your registered group.
Emergency Preparedness: Familiarize yourself with the location of emergency exits and fire extinguishers. Emergency contact numbers are in the welcome manual provided in the house.
7. Cleaning and Maintenance
Maintenance Issues: In case of any maintenance issues, please report them promptly to allow immediate repairs.
Housekeeping Responsibilities: Please maintain general cleanliness throughout your stay. Additional cleaning services are available upon request for a fee.

Damage Reporting: Guests are responsible for any damages caused during their stay and must report them immediately.

Overall had a good time
Overall we had a good time. House had a lot of space but only had places for 14 to sleep and neighborhood was not the safest. A lot of people wondering around out side at night. One thing to note is the sharing of a backyard with the house next door.

Awesome house. Well maintained. Lots of seating. Well equipped kitchen. Decorated for the holidays during our December stay. Easy access to anything between Waldo and the River Market.

Daughters birthday celebration
This house was perfect for our group. Bathrooms for each guest was a big plus. The house was clean had everything you needed. Showers had shampoo conditioner and body wash. That was nice. Close to everything. I highly recommend this home for a large group. PERFECT

Weekend getaway
Choose this space when you want to get a big group together. 5 bedrooms each with their own bathroom. Large living/dining room to handle a big group. The backyard is a nice size and we were able to sit outside and play some cards.

Close to Power and Light
We stayed here for the weekend of my daughter’s wedding. Proximity to the venue was great. As many reviews have stated the location isn’t the greatest. But we never felt nervous in the house. There was a loud car that went by around 2:00 am both nights. A noise machine might be helpful. Beds were very comfortable, good towels and linens. We didn’t cook so I can’t say anything about cooking supplies. But they had ample coffee mugs. We loved having 5 bedrooms with 5 bathrooms. And the rooms were all good sized. The fan and the light are wired together in the front room. So you can’t use the fan without the light. Owner said an electrician would be fixing that. Owner was very quick to respond to our questions. We weren’t in the house much but it was a comfortable place to sleep at night.

I am William Bates, a community and business professional with solid experience and knowledge of Kansas City communities and a passion to see these communities grow and thrive. I am a trained urban planner with a degree in Urban Studies from University of Missouri at Kansas City and a Master’s in Business Administration. I currently live in the Historic Manheim Park community where I have served in the past as a member of the Community Leadership Council (e.g., Board of Directors) and oversee all housing and infrastructure development projects on behalf of the community. I am currently active in the community working with the Urban Neighborhood Initiative, the Troost Community Investment District Development Committee and several other local organizations. I love Kansas City and I am eager to lend my time and talents to help our local communities grow and thrive.

I moved to Kansas City approximately ten years ago to attend the University of Missouri at Kansas City where I completed a bachelor’s degree in Urban Studies with a concentration in community development. Through my training, I developed a passion for working in Kansas City communities and specifically leveraging resources from various sources to help these communities to become safer, more livable places where residents are proud to call these communities home. My interest in Urban Neighborhoods stems from this passion to leverage my talents as an urban planner and my training/professional experience in business to help improve the lives of people who live in central Kansas City. Beyond working with Urban neighborhoods, I have a passion in gardening and renovating houses.
