We are an easy 10-minute drive to CDP, 6 minutes to Cooperstown Village, and 29 minutes to ASV.

Voted "The #1 Family Baseball Rental in the Cooperstown Area." We work hard for it.

Please do not book a non-refundable property. We learned from 4 years ago.

You and your guests are the only ones on this 15-acre property. This property is not shared by others! If you like privacy, this house is for you! I mention this because so many guests tell us how important privacy was to the enjoyment of their stay – along with having a heated pool. Upstate NY can get chilly at night, so a heated pool is a must.

The house was specifically designed for up to 8 families to have a great time together and enjoy the “Week of a Lifetime.” We are much more than just bedrooms!
We have 7 full bathrooms, 1 half bath, and 1 washroom.
There are 6 spacious interior spaces (not counting bedrooms), so it comfortably handles 27 people living in the house (in real beds, in real bedrooms – NOT pull-out couches in common areas or futons to inflate capacity). Plus, we have large, awesome outdoor spaces too.

Guests constantly call the house a “Resort-Like Property.” Please read the reviews and message me with any questions.

We have a new 1,000 sq. ft. "Lounge Deck" – and that’s in addition to the pool deck.

The main level features a large eat-in kitchen, two other good-sized bedrooms, an awesome large sun-room with windows on three sides, a big family room, 2 washer/2 dryer areas, and a living room – all common rooms have a flat-screen TV. There’s also an outdoor deck with a large gas grill, and places to sit and relax under the stars.


Unique central A/C system allows each bedroom and living area to control its own temperature.

We renovated the house (and constantly make upgrades). My business partners are an electrician and a plumber, and I’m a teacher. This is our baby, and we take extra-special care of her for you to call home. If something goes wrong, my guys have your back.

The layout is ideal for multiple families. The sunroom or living room are great spots to relax in the morning with a cup of coffee and good conversation. Or head to the Lounge Deck.

We have 3 large outdoor dining tables and fun games like Ping-Pong, Bag-O (Corn Hole), Can-Jam, Ladder Ball, and more. We have outdoor basketball, so you can shoot hoops.

Need to unwind? Try the zero-gravity chairs by the pool.

The house has central air, spacious rooms, a big eat-in kitchen, large family room, peaceful sunroom, and relaxing living room – all with TVs and lots of windows overlooking the beautiful property. Plenty of parking and easy access.

We’re just 6 minutes from Cooperstown, with Otsego Lake, Glimmerglass Opera House, Leatherstocking Golf Course, and the Farmers Museum all nearby. The house offers a straight, easy drive to the ballpark.
