Riverside Villa - Spacious home in a stunning location

Welcome to Riverside Villa, a spacious and scenic four-bedroom home sitting right on the edge of the beautiful Waikato River. Spanning two levels with multiple living spaces, this property offers a fantastic, relaxed base for extended families looking to unwind, connect, and enjoy a peaceful Taupo getaway.

Designed with family living in mind, Riverside Villa features a generous open-plan living and dining area upstairs, boasting elevated views toward the river and excellent indoor-outdoor flow to a sunny balcony. Downstairs, a second lounge area provides a cozy breakout space for the kids or teenagers, complete with two daybeds for relaxing.

With plenty of space to spread out, the home features four large bedrooms and three bathrooms:
Upstairs:
Bedroom 1: 1 Super King Bed (with ensuite and balcony access)
Bedroom 2: 1 Super King Bed
Main open-plan living, kitchen, and dining areas.

Downstairs:
Bedroom 3: 1 Super King Bed
Bedroom 4: 2 Single Beds
Second family lounge area.

Three heat pumps (one downstairs, two upstairs) ensure the entire home stays perfectly comfortable year-round. For a stress-free stay, Wi-Fi, Sky TV, and all linen are conveniently included.

Location & Safety
Scenic River Setting: Enjoy the peaceful views of the Waikato River right from your doorstep. Please note that swimming in the river is not recommended due to strong currents, and mooring boats is not always permitted.
Family Safety Note: Because the property features internal stairs, an upstairs balcony, and direct access to the river`s edge, it is not suitable for toddlers or very small children. Continuous supervision is required.
Please note: This is a loved, established family holiday home. While it offers an incredible location and heaps of space, it is a well-traveled property rather than a brand-new luxury build.
Convenient Base: Just a short drive into the Taupo town centre for cafes, shopping, and activities.

Important Guest Information
Strict Quiet Hours & Neighborhood Rules: This home is located in a highly sensitive, quiet residential neighborhood with close permanent neighbors. We have a strict no-parties, no-events, and no-excessive-noise policy. Noise must be kept to a minimum at all times, particularly outside in the evenings.
Family Bookings Only: This property is exclusively available for family groups and is strictly not suitable for large groups of single adults.
Parking: Located on a shared driveway. Please ensure all vehicles are parked within the designated property spaces and never on the shared driveway itself.
Good to Know: The fireplace is decorative only (the heat pumps provide ample warmth). External security cameras are in operation onsite for property security.

Just a short drive to Taupo town centre, Riverside Villa is an ideal base for both relaxation and adventure. Bring the family, unwind by the water, and enjoy the very best of lakeside living.
When making a booking request please include information on the age range of the guests intending to stay and your plans for while you are in Taupō.

We have a strict no large group or parties policy, disruption to the neighbours will not be tolerated. If we are notified of parties or illegal activity you will be evicted.

You will be required to complete a check in form prior to arrival (excluding identity verified, Airbnb accounts) which will include a copy of your ID and the details of all guests intending to stay at the property. Failure to complete this form will result in the booking being cancelled.

The guest named on the booking is responsible for the property for the duration of the stay and must take all reasonable care of the house. For breakages or damages be aware that you will be charged for the repair or replacement plus a 10% handling fee. It`s your responsibility to familiarise yourself with potential hazards or situations during the stay and take appropriate care or actions if needed.

All properties must be left reasonably clean and tidy, ensuring all furniture and appliances are returned to where they were. A general service clean is included, but if the property requires extra cleaning, you could be charged an additional $50.00 per hour, this includes BBQ’s, excess rubbish, soiled linen and odour removal.

All bookings are accepted on the basis that you have read, understand, and agree to abide by the Terms and Conditions and House Rules.
