Bedrooms 2 & 3 (upstairs) with two single beds each (can be joined into a king). We supply high-quality linen and fresh towels for all guests. - What consumables are provided? We include a starter kit: coffee, tea, sugar, olive oil, salt/pepper, paper towel, hand/body wash, toilet paper, dishwashing liquid, laundry liquid. - How and when will I receive the address & key code? Once your booking is confirmed, you’ll receive arrival instructions by email. Your unique door code and check-in details are sent 48 hours before arrival. - Is the property pet-friendly? No — pets are NOT allowed. - Are children welcome / is there a cot or highchair? Children are welcome. Cot/highchair available upon request free of charge. - Is smoking allowed? No, smoking is not permitted. - Parking details? Onsite secure parking is available to guests. - Where are the bedrooms located? Bedroom 1 (ground floor) with king bed, ensuite & outdoor shower. Bedrooms 2 & 3 (upstairs) with two single beds each (can be joined into a king). - What bathroom facilities are available in the property? The property has two bathrooms: Bedroom 1 includes an ensuite bathroom + outdoor shower, and Bathroom 2 is shared features a tub, shower and toilet, with 24/7 hot water available. - Is the property accessible for guests with limited mobility? The property may not be fully suitable for guests with limited mobility, as Bedrooms 2 and 3, along with the second living room, are located on the upper floor and accessible only via stairs.

No School Leavers Parties & large gatherings not permitted. The total number of occupants must not exceed the quoted number. Bed type: 1 King Bed | 4 Single Beds* (*Note: Single beds can be made into 2 King beds or remain as Singles). Tents, boat, campers, caravans, swags, sleeping bags are not permitted on or to be used at the property during a booking. Please use the bike locks in the metal box in the garage if you use the bikes. The bins are collected on Thursday morning. Please make sure the bins are ready by the side of the road on a Wednesday night. Properties are professionally cleaned prior to your booking but please note that prior to your departure you are required to: Put all furniture back in original positions All dishes are to be cleaned, dried and put back in their appropriate places. All food and rubbish removed and put in the external bins. BBQ gas turned off after use. Ovens – food removed and wiped.

Loved the location and beautiful house in pristine condition. The house had everything we needed and so close to bush walking, fantastic restaurants and shops. Loved the teas and little welcome gifts - thank you! Only drawback- master bedroom wall a little thin so we were able to hear the neighbours conversations late at night. Thank you for a lovely stay :)

Impressed with the cleanliness and all the high end added extras. Quality
Comfortable beds and the house was a good lay out with privacy. The lane behind is a service lane so there is a bit of delivery traffic from 7:30 onwards but it didn’t concern us too much.

Fabulous property - Great location
A lovely property with lots of extra touches that add to the experience. Fantastic location, we walked to all the restaurants for dinners. Every day we walked down to the river and back up again, stopping I the shops on the way. A genuinely wonderful stay.
