Aggieland Vacation Rentals require guest to be a minimum of 25 years or older to sign booking agreement and be responsible for all guests in the party.

Seeking plenty of space our home has 5 bedrooms, 3 full baths, 2 living areas. Three bedrooms’ downstairs and two bedrooms upstairs give you plenty of privacy.

As a locally owned and operated company, we give you peace of mind that your reservations are always protected and secure!

Escape to the country… deep in the heart of Aggieland! The Rambling Ranch house is located near the Stall and Oats Equestrian Center which makes for exciting evenings watching the riders and horses while relaxing on the wrap around porch with a cold beverage. Enjoy some extra space but still be only a 18–22-minute drive to Kyle Field.

After a long day of festivities, grab a chair and roast s'mores by the fire pit!

Our oversized kitchen consists of a huge island, two sinks, two ovens, two cooktops, coffee maker, Keurig, fridge, deep freezer, and so much counter space it makes prepping for meals a breeze! Fully furnished with all you will need for a family meal like no other.

Rambling Ranch provides plenty of space for up to 16 guests, this 5700 Sq Ft two story home has 5 bedrooms, 3 full baths, 2 living areas. Three bedrooms downstairs and two bedrooms upstairs gives you plenty of privacy.

When movie night is what the family is looking for… watch the 60- inch TV in our luxurious leather sectional in the living room downstairs or the upstairs living area with the leather queen sleeper sofa!

Grab a book and relax with a coffee in the mornings selecting your own private space on the wrap around porch while watching the birds or squirrels’ frolic. Enjoy all the country has to offer, do not delay book with us today!

The Rambling Ranch house is a perfect setting for game day weekends, graduations, family reunions, baseball games, Aggie Ring Day, Aggie Muster, corporate events, or simply just for getting away for the weekend. While staying with us here at College Station, stroll through our beautiful Texas A&M University campus, visit the George Bush Presidential Library, or visit Hullabaloo Diner for the best breakfast in Aggieland! (Try the biscuits and gravy…my personal favorite, YUMMO). Shopping at America’s Country Store is also a treat with lots of specialty gifts.

The property may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas which record audio and video. All devices are on the exterior of the property.

You have access to all of the property except the equestrian center.

A team member is on call 24 hours a day to assist you with any questions or concerns.

Rambling Ranch Addendum to Booking Agreement-Rules Page 1

1. Smoking: Smoking is NOT allowed in or on our properties. If the cleaning crew or Booking Agent detects any evidence of smoking, we will retain $400 of your deposit to deodorize the home.

2. Heating & Cooling: Do not turn the thermostat below 69 during the summer as the unit could freeze and the Guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees.

3. Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. If we find unauthorized guests have stayed a fee of $300 will be retained from your deposit plus $25 per person.

4. Guest Responsibilities: All of the properties are privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises.

5. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses. Parties are prohibited.

6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property.

7. Equipment: Should there be security cameras, guests may not alter, tamper with, or access in any way. Failure to follow this rule will result in charges to the Guest for the full amount of the damages caused by such failure.

8. Stable Property: Guests are NOT allowed to enter the Stable Property. (Depicted on Exhibit D) This includes vehicular and pedestrian. Horses are sensitive to load noises; therefore, no fireworks, firecrackers, firearms or other explosive devices may be discharged on the property. Trespassing fees are a minimum fee of $1,000 plus the costs of any damages caused by the trespass, said $1,000 will be retained from your security deposit. NO FEEDING OF ANIMALS, NO PETTING OF ANIMALS!

9. NO Pet Policy: Pets are allowed in our pet-friendly properties only if Booking Agent and Homeowner agreed prior to booking. Pet deposits are $400, of which $200 is non-refundable. If any pets are found in the properties without previous agreement with Booking Agent, the Guest will be fined a pet deposit and the booking will be terminated. Please clean up after your pet in the yard, neighborhood, and parks.

10. Parking: Parking is only allowed on the concrete driveway and under the carport. DO NOT block the driveway to the stables. Towing is enforced. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

11. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.

12. DO NOT FLUSH anything other than SEPTIC SAFE toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogs the plumbing system, Guest will be charged the cost of the plumbing repair, IN ADDITION COUNTRY PROPERTIES HAVE SEPTIC SYSTEMS THAT CAN BACKUP INTO THE HOME AND RUIN YOUR STAY.

13. Fires & Grill: Fires are allowed in the fire pit only; absolutely no candles may be burned in the house or on the property. Move the grill to an open area before each use. Do not use the grill under the porch; put it back in its original position and clean it after each use.

14. Personal Items: Guests will need to provide their own paper goods. An initial setup of trash liners, toilet paper (one in each bathroom) and hand soap are provided. Extra items needed are the responsibility of the Guest (i.e., toothpaste, soap, extra toilet paper, shampoo, sunscreen, etc.).

15. Trash: No trash or other items may be left on the property or outside the front door. ALL trash must be BAGGED when placed in the trash bins provided under the carport. There will be a $20 charge if this rule was not followed.

16. Secure the Property: Close all blinds, shades and secure all doors and windows. Contact Booking Agent immediately should any difficulty arise in properly securing the property.

17. Events: If Guest wishes to have an event at the property, permission must be obtained from Booking Agent and Homeowner. An event fee will be added.

18. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.

A Nice Family Retreat
The home is a great plan for a large group with lots of space and things to do. It's convenient to Texas A&M. The home has been extensively used and is pretty tired. Lots of deferred maintenance needs to be addressed.

Very nice property. Good location, easy to get to A & M. Spacious bedrooms, large kitchen, great living area with large TV for group gatherings.

A lovely home!
We loved the farmhouse feel and the beautiful country surroundings. The house had everything we needed. We had a lot of room to accommodate 3 generations of family for graduation weekend. The rental company/owners were easy to work with and responded quickly to our request to add a night to our stay. We would certainly stay there again!

Very accommodating
The stay was wonderful! The kids and adults had a great time in the game room. The kitchen was laid out well with plenty of utensils and space to prep meals. 11 of us met from different locations! The property manager was very nice and helped us when we realized we left something behind.
