Common Indoor Areas:
The family room, kitchen and dining room are large, open and connect seamlessly to allow you and your group to enjoy each other's company easily.

The open plan kitchen has everything you need and would expect, including large amounts of bench space, walk-in pantry, induction cook top, modern oven and microwave, separate fridge and freezer (plus additional fridge in games room) dishwasher and espresso
coffee machine.

Dining room: Main table that seats 12 with additional tables and plentiful space to seat more guests. Made for long lunches and dinners, conversation and boardgames.

Family room: Lofty ceilings, comfortable seating, lake and paddock views, open fireplace and extra-large, wide screen, Smart TV with Chromecast and DVD player.

Sunroom: Direct views over pool and across to the lake and paddock. Furnished with dining table and chairs, lounge area, Smart TV, all with views over pool and across to the lake and paddock.

Games Room: Pool table, table tennis, Hookey, darts, golf driving net, smart TV, Bluetooth speaker and fridge.

Outdoor areas: Our 'house paddock' offers a large, grassed space for the kids (or adults) to run free.

Watch the world go by from the verandah, the outdoor setting, the dam side picnic area or anywhere on the property that takes your fancy.

Light the fire pit in the front yard, cook a BBQ or fire up the smoker / pizza oven anytime you feel the urge.

We also have a Tesla electric vehicle charger (BYO adaptor for non-Teslas)

Please be aware that there are dams on the property. Although the house paddock (front yard) is fenced (some of the fences are electric), you must always supervise children.

Interaction with the ponies is done so at your own risk (despite them being friendly, they are animals).

**IMPORTANT**

During your stay, we ask that you please respect your neighbours and our community. We unfortunately are experiencing an increase in noise complaints and anti social behaviour, so please be aware that the following items from your terms and conditions of booking may be enforced.

$500 Penalty applies for noise complaints and/or anti-social behaviour.

$1000 per offence Strict No Party Policy if there is, or evidence of, a party or function at the property.

Properties are for Guests only. No extra Guests are permitted on the premises. The number of occupants must not exceed the number of persons shown on your confirmation.
If any neighbouring residents report excessive noise or unruly behaviour, we may have to evict you from the property without refund of rent or bond.
We reserve the right to evict any guests or visitors from the property who refuse to abide by our terms and conditions.
Excessive noise, parties or functions are NOT permitted.
Guest must not engage in anti-social behaviour or create offensive noise at any time of the day.
Noise audible outside the property is prohibited between 10pm and 8am.
Our neighbourhood is important to us and most of the residents live here full time.
Please be sure to respect the community and try to keep noise levels to a minimum.

Excellent Property
Stayed over Easter, great property with so much to do…table tennis, basketball, golf, pool table, swimming and for night time, a great fire pit…we thoroughly enjoyed our stay. Property was very clean and well kept

Perfect for a group getaway
The property is amazing - sensational outlook. Spacious rooms, very clean and well appointed. Everything we could have hoped for for our girls weekend away. Thankyou so much we had a great time!

The perfect family reunion property
We could not have asked for more from our stay at Sutherland Downs. Our 4 families come together every year and this is a property that we will return to again and again. The house is kind of set up like a mini motel allowing for a spread out and spacious feeling despite 20 people staying. Becky the property manager is delightful and so helpful. We loved the games room, the ponies, the view and the huge amounts of space. Thanks so much.

Sutherland Downs is a special place that we fell in love with the minute we set foot on the property. It has an incredible aspect catching the best of the views, sunshine and breeze.
Staying here gives you to chance to live on 28 acres in complete comfort whilst being just 15 minutes from the world class beaches that is the Pacific Palms / Seal Rocks area.

O que faz essa propriedade ser única?

Sutherland Downs accommodates an unusually large number of guests for an individual house however provides an incredible sense of space for all that stay here.
3 of the bedroom have direct access outside which provides more of a 'cabin' feel for those staying with us. The two back bedrooms are extra large with adjoining rooms that allow for whole families to stay there in comfort.
Guests love the pool, wide open spaces, driving range, games room and fire pit. We are always adding additional amenities for guests to enjoy.
The living, kitchen and dining areas flow seamlessly to allow for big gatherings. Everything you could need is provided for preparation of long luxurious meals including the always popular charcoal smoker.
Finally, Blackie and Zorro, the two resident ponies, love a carrot, some bread and pat. Make sure you say hello to them.
