Properties at 4300, LLC was established November of 2019 by Robin and Vern Wunsch. Properties at 4300 includes The Magnolia Tree B&B, The Pool House at 4300, and Events at 4300 with a couple of surprises in the works.
Although they moved to Starkville in 2019, Robin and Vern have very strong family and MSU ties. Robin is originally from Natchez, MS, both she and her father attended MSU, and her father has been a resident in Starkville for over 15 years. While Vern is a Rochester, NY native, he and Robin met in Florida where they both lived (Vern for 35 yrs. and Robin for 23). Over the years of visiting family here in Starkvegas, Vern has grown to love the area as much as Robin and timing was perfect for the move!
Robin has been in the Hospitality Industry for over 35 years and brings a ton of history, experience, and love for the business with her. For as long as she has been in the industry, owning a bed and breakfast has been a dream that remained tucked away until now. Vern also brings a tremendous skill set with him. As a client-based business owner in Florida for over 35 years, he has a great understanding of the nuts and bolts of running a business as well as client/guest relations. They both strive to build strong relationships within the community as well as with their guests and clients. Together, their mission is to provide a comfortable, relaxing experience with polished quality that is unique and memorable.

Properties at 4300,LLC is privately owned and operated and is the parent company of The Magnolia Tree B&B, The Pool House at 4300, Events at 4300, and other exciting additions in the works. Conveniently located at 4300 S Montgomery St in Starkville, MS at the corner of S Montgomery St and Poor House Rd, we are 5 – 10 minutes from the campus of Mississippi State University, Historic Downtown Starkville, the Cotton District, only 5 minutes from Hwy 25 or Hwy 12 and only 10 minutes from Hwy 82.

The Magnolia Tree B&B offers a quaint setting with comfortably furnished suites, large private bathrooms, flat screen TV’s with fire sticks, and complimentary Wi-Fi. There are common areas that include a large flat screen TV, pool table, and sitting areas for relaxing, reading, or visiting. Guests in The Magnolia Tree B&B have access to the courtyard, pool and outdoor game areas. Breakfast is included with hot and cold options available.

The Pool House at 4300 rents as an entire unit and has an easy-going Caribbean vibe. It features a full kitchen stocked with all the essentials, two bedrooms and a pull-out sofa in the den with two full baths. There is a private patio with a grill, and a front porch that overlooks the pool. The Pool House at 4300 sleeps 6 comfortably. Wi-Fi is complimentary and you have access to all common areas in The Magnolia Tree B&B as well. Although breakfast is not included with this rental, you are more than welcome to join us for breakfast by reserving your spot!

Events at 4300 can accommodate business meetings and events, weddings, rehearsals, receptions, showers, reunions, parties and celebrations. We have onsite food and beverage options from snacks and appetizers to buffets or sit-down meals. With any type of event, we customize packages to fit your specific needs whether you want a particular space or the entire property for a day or several days with room nights!
