WELCOME

FIRST FLOOR HIGHLIGHTS
⭐ The first floor welcomes you with warm wood ceilings and a fully furnished open concept den area with comfortable living room seating. An expansive wall of glass redefine the boundary between indoors and outdoors, blending the spaces and flooding the area with natural light. This thoughtful design creates a seamless flow from living area to the impressive backyard, perfectly capturing the essence of coastal living. This main level features a convenient secondary kitchen with custom island, refrigerator/freezer, ice maker, dishwasher and drink cooler, perfect for entertaining. A shuffleboard table adds a fun, interactive touch to the space...great for friendly competition or casual entertainment. Down the hallway, you ll find a striking pool bath with black sliced rock flooring that can be accessed from both the interior hallway and pool deck. The covered 16 x 9 spa with 16 jets provides the perfect spot for relaxation, while a separate sun-drenched space offers an area for dedicated sunbathers. In the covered area between the summer kitchen and spa, an outdoor TV and integrated surround sound deliver the perfect entertainment experience throughout the entire space. The fully fenced backyard offers a private oasis, though please note that beach access is not available through the yard itself. Instead, it's just a short 3-minute walk through the neighborhood to the nearest access point. SECOND FLOOR COMFORTS

GUEST ACCESS
⭐ You will have access to the entire property (excluding the Owners Closets). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before 48-72 hours prior to arrival via text/email.

STARTER KIT / WELCOME BASKET
⭐ Our property provides a Starter Kit to make your arrival seamless and cover your first 24-48 hours. This includes two kitchen trash liners, two dishwasher pods, travel-size shampoo, conditioner, lotion, two rolls of plush toilet paper per bathroom, and one roll of paper towels. We supply bath towels, hand towels, and washcloths. Please note: we do not provide beach towels, laundry detergent, spices/seasonings, zip-top bags, or liquid dish soap. Nearby stores like Walmart, Target, Publix, and Winn-Dixie are convenient options to pick up any additional items. As an extra touch, we include a Complimentary Welcome Basket with curated treats and beverages to kick off your vacation experience!

Wi-Fi
⭐ Our property offers free Wi-Fi, and the details can be found in the property binder located in the kitchen/living room area or in the digital property guidebook. While we strive to provide a reliable connection, please note that Wi-Fi signal strength may vary, especially during peak season due to high demand in the area. If you require high-speed internet, we recommend bringing a personal hotspot device. Please remember to bring your streaming service passwords and log out when you leave.

PARKING
⭐ Parking is available for up to 4 vehicles - 2 in the garage and 2 in the driveway.

POOL / HOT TUB
⭐ This home features a 30 x 26 heated pool and a covered 16 x 9 spa. For safety reasons, adding any items to the pool or hot tub, such as bath salts or bath bombs, is not permitted. Any damages or additional cleaning resulting from misuse or additives will incur a min. $500 fee, including the full replacement cost if necessary. Please review and follow all safety guidelines and use these amenities at your own risk.

BEACH SERVICE
⭐ Complimentary beach service is not included. However, you will usually find beach chairs, toys, and umbrellas on the back porch. This is a leave one, take one arrangement, so we can t guarantee what will be available upon arrival. If you would prefer to rent beach chairs, we are more than happy to provide you with the contact information for the local Beach Service once your booking is confirmed.

BEACH ACCESS
⭐ Our home is just a short 3-5 minute walk to the beautiful Inlet Beach Regional Access! This is the largest county beach access, offering three dune walkovers for easy beach access. A half-mile walk east will take you to the scenic Camp Helen State Park and peaceful Lake Powell. Just offshore, you will find one of South Waltons vibrant artificial reefs, a hotspot for snorkeling and SCUBA diving, where you can encounter an abundance of fish, dolphins, and even sea turtles! Please note: beach access is not directly through the backyard. You'll take a short walk through the peaceful neighborhood around the corner to reach the access point. The lot behind the home is filled with natural coastal vegetation, and there is no gate connecting the backyard to the beach.

SECURITY
⭐ In an effort to protect both our Homeowner and Guests, there may be a Surveillance Camera Doorbell located on the front and/or back of the home. If you touch or tamper with the camera, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

BOOKING
⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. If you plan to host a event at the home, please contact our office. An additional deposit or fee may be required.

CHECK-IN/CHECK OUT
⭐Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that is not an option, one of our favorite public beaches is the Inlet Beach Regional Access. It provides parking, restrooms, and lifeguards during peak season. Located at the end of South Orange Street about a 3-5 minute walk from the home. Inlet Beach Regional Access is the largest county access and features three dune walkovers and 117 parking spaces. A half-mile walk to the east is Camp Helen State Park and Lake Powell. Just offshore is one of South Walton s artificial reefs, a focal point for snorkeling and SCUBA with abundant fish, dolphins and sea turtles - Grouper Reef N30 16.202 W86 0.352 , Depth: 12-21 , Distance from Shore: 970 , Bearing: 204

KITCHEN
⭐ Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1,000 fee for smoking inside the property.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.
