"This is a spacious house where 10-14 people can comfortably stay. Communication with Keith (the owner) was good & he was reachable by phone even during the stay. The property is in a good location that is not far from town. The house is nicely decorated and, while the house has a small footprint, it is well thought out (in & out). We were a group of 12 and we never felt overcrowded. Our group left the house only once during a 3 day weekend. The pool/ping pong table in the basement & board games came in very handy since we got some rain during our stay. All the amenities stated in the listing were accurate except maybe the heated pool. I'm not sure if the pool is heated? All in all, we had a great stay at a good price. I would recommend it to others.
One area of improvement, upon arrival, the house was in good condition but could have been a bit cleaner. Walking through the lower level (basement), my face ran into cobwebs everywhere, and pool items (chairs, loungers & floats) were quite dirty. We had to clean with soap & water before using. Not sure if a professional cleaning service cleaned prior to our arrival.
Things to note:
1. There are 6 true bedrooms including 1 room with 2 twin size beds. 2 rooms per floor including 2 in the basement. The 7th "bedroom" has been set up as a living room on the main floor & has a pull out sofa. The 2 basement bedrooms are far inferior to the ones on the main floor & upstairs. So take note if you will be needing all 7 bedrooms. Basement has low ceilings, is warm from dehumidifier & doesn't have central A/C. There is a wall a/c unit in the common area. It works great to keep the basement cool but if you want to stay cool, you have to leave your bedroom doors open - thus no privacy.
2. This is a NON-SMOKING property - inside and outside. This should be clearly stated in the listing & upfront in owner communication prior to booking.
3. It's East Hampton. As a result, the owner has lots of rules. The neighbors are quite close so you will need to be actively conscious of noise. I was on high alert based on the owner's communication & found myself shushing my family all weekend & dragging the men inside by 10pm. Owner limits parking on premises to 4 cars, though there is easily room for 6 cars to park on the property including private driveway. All outdoor activities & entertaining must cease by 10-11pm with outside lights off by then as well."
