Beaulieu (Beautiful Guadalupe Waterfront Home-New Braunfels)
Year Purchased: 2000
Why the Owner Chose New Braunfels
The access to the water was better than any I had found. This is true whether you are looking to float the river or prefer a more active lifestyle of skiing, boating, wakeboarding, or...
The Unique Benefits at this House
The benefits of staying here are beyond belief. You will sleep better and relax more.
Voted the World's Best Waterpark 10 Years in a Row! Schlitterbahn is a German word meaning "slippery road".
Landa Park has both a man-made Olympic pool and a gorgeous Spring fed swimming hole that rivals Barton Springs. There is a large bathhouse, built in 1937. Golf Course & Kiddie Train Ride too.
This old historic town features one of the oldest saloons in Texas along with many shops and eateries.
Owner's Map of New Braunfels
Always wanting to locate on the water, we looked for the best place for our roots. Because this area was surrounded by lakes we were attracted to New Braunfels. Six lakes are within 20 minutes of our home. The rich history, culture, and beauty were all bonuses to our choice. Come see for yourself.

I stayed at this beautiful house for 6 days with my family and had a wonderful time. It had something for everyone in my vacation party. It had rope swing and very nice game room for my 2 sons, nephews, and neices ( ranging from 4 yrs-19 yrs old ), and if you felt adventurous you could jump off the pier. For the relaxing people it had hammocks, external speakers for listening to the radio, comfortable chairs on the upper deck, and beautiful view of Lake Dunlop. Two functioning kitchens for family cookouts, and enough room for everyone. Master bedroom overlooks the lake, which was a wonderful wakeup call every morning. We literally decided not to goto Shlitterbahn so we could enjoy the house and family fun here. Only thing I would change....is the amount of days we stayed.....6 was not near enough. I plan on returning every year for a Summer lake Vacation. Thank you for a AWESOME time!!!

This house was absolutely perfect. We booked it for our annual family vacation and could not have been more pleased. The house was beautiful inside and out. We had a lot of young adult children and three grandchildren who all stayed downstairs and my sister, her husband, me, my husband and my mom who all slept upstairs. They had their own space and we had ours. It was great. The master bedroom was unbelievable. It had a tempurpedic bed with massage and dual controls, a massage chair and tv. The bathroom had a wonderful two head shower that was wonderful in addition to a jacuzzi tub. There was a kitchen both upstairs and downstairs. The dining table upstairs was perfect for all of us to be able to eat together. The view of the lake from the master bedroom, game room and dining room was so relaxing. The kids and even the adults loved the rope swing and deck. We swam and used the rope swing day and night. When we got tired of the water, we had so much to entertain us in the downstairs gameroom. We had a family ping pong tournament that was so much fun. There was so much to entertain us just there at the house. We also did the local activities like floating down the river but at this house, you don't have to go anywhere and you can have a fabulous vacation. Every member of our family had a great time and we will definitely go back to this house again. I highly recommend it. The owner was such a great guy. We left some of our belongings there and he gladly mailed them back to us.

Each year a group of us get together for a long weekend trip. After our stay at the Beaulie River Haus everyone voted to come back next year. Indoors & out this place was amazing!!! The pictures just don't do it justice. We had a group of ten and had plenty of room for all. (16 would be tight) The sound system throughout the house was a favorite of the guys and the sun deck was a favorite for the girls. We enjoyed this place so much that we chose to forget floating the river and hang out at the Beaulieu the entire weekend instead. All and all...one word describes this place...AMAZING!

I have stayed at the Beaulieu house numerous times over the years with friends and family. I can only say that this home is the worth every $ I spent. I have come to know over the years that memories are created and some of my best ones are in places where I chose up-scale properties and got what paid for. The accommodations are above everything else I looked at on the river....very clean and spacious....my favorites are the master suite and the enormous deck where I listened to Willie Nelson, drank a cold beer and watched the infamous New Braunfels sunset. My wife loves the huge bathtub....my kids loved the rope swing and the game room on the ground floor...this place has everything....Robert and Oxana, the owners are very hospitable and catered to our every need.

My extended family stayed here over the Labor Day weekend. and we were really disappointed- especially considering the pricetag. The Guadalupe is always a beautiful place to visit. However, we won't be coming back to this particular spot. If you have children and.or grandchildren, then this place is not for you. The house has the feel of a museum. I've never witnessed so many "don't touch" items in a rental property on a river. And if you're going to the Guadalupe to play in the water ( and why shouldn't you, the Guadalupe is the nicest river in Texas), then this spot is not conducive to anything but ski boats and waverunners. Lake Dunlap is simply a "wider" section of the river. And even when swimming close to the deck, you still risk having a boat run over you. Just not a place I'd want to visit again. Lastly- the owner chose to post a rating from one of his visitors who had written in his guest book. Favorable reviews for sure- but he failed to post a couple of the less favorable ones here. I'm certain my opinion won't make his rating posts either. Tom Lackey
Owner response:Tom, was the first to not love our home. I believe the majority of his comments were based on the fact we had to flip our home and couldn't allow him an early check-in or late check-out as he asked for both, and was very upset when I couldn't extend his check-out time. Blessed by our bookings we had no option but to decline or it wouldn't have been ready for the next group. My family and friends have been swimming at this home since 1996 and have never been afraid to swim near the docks. In fact, law states that any motorized boats or jet skis must be 50' or more from all decks, etc. The shape of our dock also helps provide a safe swim area. One of the last comments was that while floating the children asked "When will we get back to the home!". They said their children enjoyed the rope swing and home so much they didn't want to leave. Luxurious home, yes, museum, no. Too many families have come to visit and enjoyed all there was to offer here and return again, to believe we offer an unsafe or non-family friendly environment. Robert, Oxana - Your home is beautiful and our family deeply appreciated your rapid clean-up after the flood! Despite the lake being closed, we had an amazing time. God bless you and your family, and hope to see you again next year.

Robert & Oxana - What an amazing location you have here on the river. As a family vacation, there was something for everyone and we all thoroughly enjoyed our stay. You were incredibly gracious to go out of your way to accommodate us after the flood. Although our stay was brief... our memories are eternal and we are grateful!

Thank you both so much for opening up your wonderful home to us! The kids thoroughly enjoyed the rope swing - over and over! :-) The adults enjoyed the beautiful setting and peacefulness of it all. Yesterday, while floating the river we kept hearing "When can we go back to the house?!"

Thanks so much Robert and Oxana. We've seen pictures and even saw the house before in the past. This time however, we were just blown away with the luxury and beauty of the place. Breathtaking is another word that comes to mind. The landscaping is mature, lush and beautiful. The house was spotless. The panoramic vista from the living room, kitchen, dining, and master bedroom was just amazing, spectacular even. And then there was the sunset! WOW... Can't really express in words our thanks for your warm reception and gracious sharing of this incredible villa on the lake! See you again! (soon!)

Thank you Robert & Oxana for sharing your beautiful home in such a millennial setting. The four bold cypress trees are impressive and frame the sparkling river. We also appreciated the visit of the hummingbird and large red tail hawk! May God bless your home and both of you in your future endeavors! Love, Richard & Kathryn Ames
