When you enter the front door, you will immediately walk out to the Lanai to take in the view and listen to the waves. You will be thinking, "This is perfect. This is why we came to Hawaii!"
The interior of the unit is designed to be COMFORTABLE, to enhance the view and to provide visitors with space to move around and to store their personnel items.
As ths visitor walks in the front door, there is a long, white kitchen counter on the left that continues to a desk area and a home entertainment cabinet with the TV/DVD units. The TV can be turned to either the bed or couch. Next is a sitting area.
The bathroom, which is on the right as visitors enter the unit, has a shower and the usual facilities plus a cabinet and drawers for storeage.
Beyond the bathroom, is the sleeping area with a CLOSET AND A SET OF DRAWERS ON EACH SIDE OF THE BED. There is tract lighting over the bed. After the sleeping area is a pull out couch, which is screened from the bed by a partial wall.
The unit has a tile floor and Hawaiian style furnishings. There is track lighting over the bed, couch and sitting area. This unit has both air conditioning and ceiling fans with lights.
The Lanai has a round table with four chairs and a lounge chair. There is a ceiling fan with a light overhead. The Lanai is perfect for sipping coffee in the morning, having a romantic dinner while watching the sunset, entertaining and napping or as the owner calls it - "Whale watching."

Why the Owner Chose Kona Magic Sands
We bought Kona Magic Sands #203 because of the view of the ocean and the relaxed feeling we got when we stepped out onto the lanai.
In 1987, while visiting the Big Island, we decided to look at condos. The first one was at Kona Magic Sands. We immediately liked the location and size.
We then viewed every studio and one bedroom condo for sale along Alii Drive in our price range and some that were priced higher.
What we found was most condominium buildings were perpendicular to the ocean instead of fronting the ocean as Kona Magic Sands does. The living areas seemed smaller and stuffy. The placement of the condos did not allow the natural breeze to flow into the condo. The one bedrooms had one small window that opened onto a walk way. The bedrooms did not look comfortable.
The lanais only had room for a small table and two chairs.
The direct view was of the condos across a courtyard.
To get a view of the ocean you had to be on the lanai and then it was only a partial ocean view.
We felt that not one condo we saw - either studio or one bedroom - came close to what the condos with the larger lanais at Kona Magic Sands had to offer.
We still believe these characteristics are as true today as they were 23 years ago.
When KMS #203 came on the market in 1989 we jumped at the opportunity to buy it.
We have never regretted our decision.
We lived at KMS #203 for awhile but with a lot of sports equipment and arts and crafts supplies, we out grew the condo.
But, whenever we are in the condo, we still wish we were living there.
It is a special place.
The Unique Benefits at this Condo
You will find KMS #203 to be a great place to sit back and relax. We designed the interior of the condo to highlight the condo's most important feature - THE OCEAN VIEW.
Enhancing the view of the ocean on the inside resulted in comfortable living and sleeping areas with MORE SPACE for you to move around than you may find in most of the condos.
A picture is worth a thousand words - just LOOK AT OUR PHOTOS and see for yourself.
We completely remodeled KMS #203 in 2000 even taking out the two bathroom walls.
Originally, the refrigerator was at the end of the short kitchen countertop. With the renovation we created a nook in the opposite wall for the refrigerator. This allowed us to install one very long kitchen countertop with a desk area.
This gives our guests more space to prepare meals than in most of the other condos.
The long countertop and the recessed refrigerator provided another benefit. The long clean lines direct your vision to the ocean when you walk in the front door.
Before the remodel the condo had floor and table lamps and fans. They were always in the way. KMS #203 now has ceiling fans and overhead track lighting. There are no obtacles to trip over or look through. Just another improvement to help our guests enjoy the view.
We installed a queen size Murphy bed with a separate closet and drawers unit on each side of the bed. This unit also has a pull out shelf to be used as a night stand.
We elected to have a Murphy bed to give us more space to stretch, add a work table and have friends over,making the KMS #203 seem even bigger.
The owners of some of the other KMS condos have installed washer/dryer units and/or closets in their bathrooms. We eleced not to do this because those features make the bathrooms to small.
We designed the bathroom to give our guests as much room as possible.
SPACE, OPENESS, COMFORT
Most popular snorkeling on Big Island. Shallow, easy entry, snorkeling rentals. Surfing north end.
South Side - Open Bay/Ocean Swim Snorkel, Tour Boats. North Side - Beach, good for kids, water sprots rentals. Open to public. Fronts King Kam Hotel.
Great Beer and Food! One of the most popular restaurants. Beer served in many local restaurants.
Fishing Boats, Scuba Boats. 2 Restaurants. Good snorkeling with turtles on North SIde, small beach snorkeling on South Side.
Nice Beach, No shade, good public facilities. Some snorkeling,surfing, etc.
Take turnoff to Four Season's resort, ask guard for pass (limited number) and directions. Good public facilities. Protected area for children. Very popluar.
Short 200 foot walk on sand from Kikaua Point to shaded grass area. Looks north to Bay.
Lance Armstrong called this as hard as any climb in the Tour. 6.5 miles. Just before end turn left on Hue Hue. Hiking trails, bring lots of water. Pretty rainforest drive. Use low gear on drive down.
Free Olympic size swimming pool, basketball, baseball, softball, soccer, horseshoes, roller rink, skate board, beach, facilities. 1/2 mile long beach. Tide pools at low tide for kids. access to ocean is iffy.
Very Popular snorking area. Full of coral, fish, canyons and arches from 5 - 50 ft. Exit requires some experience. Limited parking on roadside. Can park in Place of Refuge. Short walk.
On North end of Kealakekua Bay. Very good snorkeling. Best by excursion boat. One (1) mile swim from South end of Bay. 1500 ft hard hike down from Napo'opo'o Road. By Kayak is good. Difficult entry and exit at Pier at South end of Bay.

My wife and I are retired and live in Kailua-Kona. We have been coming to the Big Island since 1987. We enjoy the great weather, beautiful clear warm water, the year round outdoor activities, the excellent small beaches, the variety of terrain and weather, and, of course, our many friends.

Thank you once again for sharing your 203 unit wuth us. We were so excited to actualy see all the sand still at Magic Sands Beach. This was the first time so much sand was still here since we have been coming in January for 6 years. Every year we discover something new. This year we discovered the beautiful beach & snorkeling at Kukio Beach... ...we look forward to coming here in January next year - God willing. See you then. Take care of yourselves.

Clean, comfortable, right on the water, the beautiful beach right next door, thoughtfully furnished to meet a traveller's every need or want, just a few miles from downtown Kona. The owners live on the island and are warm, gracious and helpful. I have stayed in many places on the big Island, but this one is the absolute best by far!!!!
Recommended for:Romantic getaway, tourists without a car, sightseeing, adventure seekers, age 55+.

Thank you so much for letting us stay here! We enjoyed everything! The beach next door & lanai were our favorites. Also, we met firends FOREVER! Please...Please...please let us come again and play. Wish we could have met you both but sure in time we will. Aloha...Mahalo...& happy to go back home to Seattle & ... after 2 weeks... Nice warm break from the 30 - 40 degeree rain! Until we meet.

The condo is beyond the Kona strip in a less than desirable neighborhood. The complex looks old and dated. The name is painted on the rock wall. There are NO ELEVATORS (we were on the 2nd floor). Inside: the bathroom fan was broken, the shower was grimy, and worst of all the comforter was dirty - stains and what looked like blood. The owner came to fix the fan, and offered to bring clean linens from home, but we were disgusted and did not trust the cleanliness of the unit (in addition to the above, the floors needed to be swept, towels didn't smell clean, dirty utensils in drawer). I read the other reviews and was very disappointed that the unit did not live up to our expectations. We tried to stay, but found ourselves shopping for blankets, pillows, and towels to be comfortable. We ended up staying at a hotel. Places to visit: Akaka Falls was beautiful and snorkeling was great at Kahaluu-Keauhou Beach - plenty of fish and even had green sea turtles there.
Owner response:We are sorry that our unit did not meet the expectations of these guests. We appreciate being informed of the problems they encountered. We have discussed this situation with the management company cleaners. We try very hard to keep the condo clean and well maintained. In 2011 we replaced the air conditioning unit, the oven, the dishwasher, the refrigerator, the pull out couch and two ceiling fans. We tell our guests to call us as soon as they notice a problem. When we are informed of a problem we fix it right away. When we were notified of our guests’ concerns we called housekeeping and purchased new linens that evening. The next day we purchased a new fan. We have also purchased new towels. The condo is always cleaned before new guests arrive including the use of bleach on the floor and washing all linens, towels and utensils used by the previous guests. The shower has a non-slip floor. Four months ago the building was completely renovated – new paint, new outdoor carpet, resurfaced pool - and the artistically placed white coral in the black lava rock tower, spelling Kona Magic Sands, was cleaned at that time. While it is 3 miles from town, it is the only ocean front complex between a well maintained park and the only white sands beach in Kona both of which are very popular. Nearby is a mix of housing with million dollar homes, some gated communities and a significant amount of undeveloped land covered by native vegetation. We take pride in our unit and want our guests to enjoy their time in Kona. Please read the other reviews.

Our first trip to Kona. We love it!! Can't wait to return!! Loved the morning breakfasts on the lanai with the amazing dolphin show!! Great beach. Saw so many beautiful fish and the highlight: the five sea turtles we got to follow around right next door on the reef. Perfect location. Thank you and we will be back ASAP.

Thank you for sharing this piece of paradise with us! we found everything we needed to make ourselves at home here. We snorkled with dolphins and manta rays and enjoyed the healthy coral reefs and other marine life. We look forward to returning sometime soon. Owners' Note: Guests stayed for month of October. Excellent well maintained studio condo, the place was clean and well maintained, they had beach chairs and snorkeling available to use and the magic sands beach is fifty feet away. Key pickup is a bit of a hassle but if you have a rental car its not too bad. Nice pool and location can't be beat, its on the water!! Lost of fish and usually a dolphin show! Also swam with sea turtles, very cool. Easy transaction and I would recommend.
