  Let me start by saying that this is not a bad place to stay, however there are several things that I would change about it if possible. Pretty much everything in this condo is outdated- from the lamps to the wallpaper to the decor. It would truly benefit from a remodel. The location on the lake is nice, although my sister and I could never figure out our way to and from the gate without a GPS (and even then it wasn't completely clear). It's pretty far from all of the mail attractions, so don't count on a quick jaunt to town and back. Also, in the photos and description it stated there were three beds, but there was only two (one in each bedroom). So my mother had to sleep on the couch. As stated above, the condo is located in a little cove on the lake and it's very quiet and private. We didn't see or hear a soul. The walk down to the water is quite steep- so watch out! The dock was the nicest one in view and the only one I could see that had a ladder down into the water. We were grateful for that! We swam midway through the cove and the water never went above my chest. Some might prefer that, some might not. We enjoyed it either way. Overall I'd say our stay was average. There was nothing rather spectacular about this unit and I wouldn't do it again (mostly due to how far away from downtown it is, as well as how completely confusing it was trying to find our way to and from the entrance). I was also not too keen on the fact that we paid a cleaning fee, yet part of the check-out procedure was to run dishes through the dishwasher, take out the trash, wash the dirty towels, etc. But in the end, it wasn't unpleasant. It just wasn't my cup of tea.

  Owner response: UPDATE: March 2013 New Furniture & most lamps through out the unit! Razorback Red Leather sofas in the living room (no fold out sofa anymore) 4 person Pub Table for dining which gives you views of the water. New Master bedroom suite... including a foam/gel 15" mattress . Guest bedroom has new "old" furniture... antique bedroom set but brand new King Size bed.... 15" foam And bedrooms got a paint job on the old wallpaper walls. So Amber, If you are coming to the Village again, I hope you will come and check it out. Enjoy a 10% discount on your stay. Thanks, Linda Amber, first let me say thank you for taking the time to give me this feedback 8-) Second, I agree with all of your points.... except one* I'm very sorry about the bed situation. The twin was removed in February and I totally forgot to remove the photo and description! I've been coming to the village for over 10 years and I still like to stay on my usually routes. Thank goodness for the GPS! Correct, it is not located close to the attractions in town and takes about 10 minutes to get to either gate. BUT it is walking distance to the Tennis Center and the Natatorium with a state of the art fitness center and Indoor pool and Fully stocked Library. It is a great central HSV location that is ideal for a getting to anywhere in the Village. The water level in the cove must be low due to the drought, last year it was over our heads in the middle! And yes, the walk down is steep! The remodel is also true, the lamps and wallpaper are late 80's but it does have fresh paint throughout. I've tried to do what I can... brand new fridge and microwave and small appliance like a nice hand mixer, coffee pot, slow cooker and turkey roaster last year, and supplied good quality kitchen dishes and appliances and new TV's. About the cleaning. I'm sure you realize that the housekeeper does much more to clean the unit. The reason that you are asked to run the dishwasher and take out the trash is that unlike a hotel, the housekeeper might not come to clean for a day or two due to the way the units are spread over the whole village. *except one here....I checked with my rental manager about washing the towels because I did not think that was correct. I was told that they ask that the used towels be put in the bathtub NOT laundered. I'm sorry for the confusion about that.   Great little dock for kids to swim! Our two 11 year old boys could touch the bottom and you could see the bottom; so it was like a giant swimming pool! We brought our kayak and they were able to kayak right there all over the place without any danger! It is in a pretty, quiet canal. The dock has morning sun for the sunbathers, then shade from about noon on which was nice. You can get on a raft and sunbathe all day right in front of the house though, if you wish. It was nice for the kids to have that shade. Relaxing little getaway with nature, but close enough to Hot Springs, if you wanna venture out to the water park, alligator farm, or the tower, restaurants, rock shops, etc....

  This rental is perfect for elderly or young families with children. The cabin is equipped with literally everything a home needs. From medicine for wounds to sugar for coffee, it's all there! I was amazed. There are three beds and they were all comfortable with nice sheets & pillows. The beautiful wooden deck outback is long and peaceful and can sit or stand many folks. There's also a storage unit outside that holds life jackets, fishing poles, blow-up rafts, etc. The neighborhood is full of homes, but quiet. Neighbors were friendly, generally out walking dogs or visiting one another. The rental is about 10-15 minutes to nearest Wal-Mart, but a gas station/convenient store is less than 1 mile away. My family of two teens, myself and husband really enjoyed ourselves and would highly recommend this rental. Plus, one GREAT advantage with renting this rental is the massive amount of time it'll save you when 'checking in' after you arrive. We were there for a wedding and many other family members stayed in separate rentals throughout HSV. All of them except for us had EXTREMELY difficult times finding the rental company before even getting their physical address to the cabin rental. They had to sign forms for keys and the air they breathed, & swear on a stack of bibles, then continue another 30 miles or so until they found their cabin deep inside HSV. By this time, they had all had it! All we did was pull up to the cabin and enter the code to get our key. Very Easy and Very Convenient! Thanks management. Note to Management: The little table ironing board was too small for our needs when ironing wedding clothes. Might want to consider a larger board. No complaints - Thanks Jennie - Mississippi

  Owner response: AUG 2012 NOTE ABOUT CHECK-IN. I have had to put my unit with a management company and so the easy check-in has changed. Guest will now have to check in at the Rental office by the Main Gate on Rt. 7

  This was a great rental for myself, my husband and our 2 Westies....just like the pictures on VRBO. This condo is centrally located in the village and was convenient to all our needs. It was very clean and comfortable with a large deck where we enjoyed our morning quiet time sipping Java to start our day. The lake is so clear we could see large fish swimming from the deck. Several wild turkeys visited us one morning and deer are abundant through out this area. There are several hiking trailsand beautiful views in a natural wood setting. We enjoyed home cooked meals to save a penny and a special romantic evening dinner at a small Italian restaurant just out the west gate. Another nice place to eat in the village is near the Lake Balboa dam. Great view of the largest lake and a good place for a yummy "real meat" hamburger. We spent 3 wonderful weeks here and the property rental manager was a pleasure to deal with. If all goes as planned we will return to live in this area.

  The condo was very clean and neat, and I was especially impressed that someone had left a few sodas in the refrigerator, plus we had coffee, cream and sugar available for the next morning. I was happy to replenish those items for the next visitor. The master bedroom bed was very comfortable, and my husband made good use of the lazy boy. He uses a cane, but was able to slowly maneuver the trip down to the dock. An easy map to/from Walmart and the other grocery story would be handy, but otherwise the information notebook left on the table was quite helpful. The neighborhood was very quiet, and we would highly recommend the condo to families with or without children.

  We had the best time here, your place was so nice and so clean, much more than we expected. The kids had a blast swimming in the lake, and it was so peaceful, we enjoyed the stay so much!! Looking forward to a return visit!

  Just returned from vacation at your lake house, we had a great time. The house is exactly as it appears in the pics, the swim/boat dock was perfect, our 3yr old loved swimming and skipping rocks into the lake, and the water was so clear. The house was well stocked, even had some things we forgot! Loved the view from the back deck and the quietness of being on a circle, no traffic noise! Hot Springs Village is a great place to stay, lots of things to do within the community, and was a short drive to Hot Springs & surrounding activities! My husband, 2 children (3 & 11mths), in-laws & myself were all extremely comfortable in the house and we appreciate everything you did to make our stay great!

  Hey Thomas: We had a great time - my grandchildren loved the water (once we got them in). It was a little shallow right by the dock but you could swim out a ways and it was much better. The kitchen was so well stocked. The house was perfect - plenty of space for everybody. The view from the deck was awesome! Hated to leave on Monday - but the girls said they want to come there for all their 4th of July vacations - so it was a big hit.

  My husband and I have visted the Hot Springs areas every year for the last five years. Each year we have made it a point to stay in a different area, but we can definitely see ourselves staying here again. The house was well maintained, very clean and well equipped. It was very quiet, the view of the lake was nice and the boat dock was just icing on the cake. Although we didn't have our children with us, they could have easily swam right from the dock. Hot Springs Village is beautiful. It was only about 20 minutes from Lake Ouachita State Park(my very favorite place on earth). Although I was a little apprehensive of renting from an individual online this way, the owner was very happy to answer all my questions. We received our deposit back promptly. I would definitely recommend this place to my family and friends.
