This is a Beautiful Beachfront Resort situated on the best section of beach in all of Cancun! The Royal Sands Resort & Spa is great for all ages but they do avoid the college age springbreakers by requiring that one member of the rental party be 25+ years old.
TOP FAMILY RESORT in Cancun in 2010, 2011 & 2012 (per tripadvisor). Great for the Family they have about 3 staff members assigned just for kid activities. Our kids really love this staff and they are great with kids. The kids area/s are just enough out of the way so that folks without kids are not disturbed by the kids unless they sit next to one of the two kids pools. The rooms are also made for a family as they have a full kitchen that allows you to shop at the gorcery store with the resort or go to Walmart to get the food and drinks that kids are always requiring.
Very Spacious Master Suite!
The 2 bedroom Villa has many different ways to sleep your group and can actually be split into two units, the Suite Half and the Lockoff Half. The Villa has a Master Bedroom with a King Bed and access to your 200sf Ocean/Beach view patio. There is also a bathroom attached to the Master. In a large livingroom there are two twin pulldown beds (well disquised in the huge entertainment consul) to help if you have extra guests and it is adjoined to the Full Kitchen. The Master & Livingroom make up the Suite Half of the Villa. Adjacent to the Livingroom is the Second bedroom (lockoff half) that has two double beds, full bathroom, and a mini-fridge & microwave and small deck. Entire Villa can sleep up to 6-7 depending on the make up of the group.
Great for COUPLES Too!
Resort is also perfect for Couples with its WORLD CLASS SPA within the Royal Sands and being situated on the best and widest section of beach in all of Cancun. Just go and grab one of the dozens of beach palapas and feel like you have the ocean/beach all to yourself as the ocean sound drowns out all the other noises. For those that would rather hang out by the pool they provide two different large pool area (one quiet for those looking to just get away and read or rest and then one where they have activies throughout the day and a more minging side and made people watching).
I'm the only individual owner at the Royal Sands that owns a Villa for 52 weeks so you are in great hands. It should also be noted that the Resort just started an All-Inclusive program. For any of my Renters it will be OPTIONAL since you will be a 'members guest' but if you decide to do the AI you will get a discount 'members rate' which is currently $95 per person per night. (If you were to rent directly from the Resort, Travel Agent, or from an exchange company like Interval International you would be required to bay the $120+ per person per night fee). When you rent from me your total cost is the rental amount (assuming no AI package), no tax or other fees (except if paypal or credit card is used a 3% fee will be added).

My wife and I have been to Cancun 4 times prior to our latest trip. All of our previous trips were in luxury all-inclusive hotels so for us to have ventured away from a hotel was a big step. Our trip this time far exceeded any of the expectations we had with Royal Sands and Bill's property. I would equate this property to staying in a 2 bedroom suite in any of the other hotels in the area. The property lacks nothing when expecting luxury and convenience. Bill, you have a great property and we are looking forward to the next time we vacation in Cancun! Your location will be the first we go to from now on!! Thanks again! About the owner: My wife and I have been married for 12 years now and have been enjoying trips down to Cancun since 2001. We ended up staying at the Royal Sands and just fell in love with it. So since 2001 we have spend over 12 months at the Royal Sands Resort and it truely is our home away from home. Since our first visit in 2001 we have had many changes in our family. First we decided that we always loved thinking about Cancun and the Royal Sands so we invested in a few weeks there in 2004 and from there our ownership went from a couple weeks to all 52 weeks (making us the only individual owner to do so at the Royal Sands:)). In additional to our weeks expanding so did our family, we now have two young kids one girl (who has spent over 8 months at the Sands) and a son (who has only spent about 4 months their). So you won't find anybody that owns more weeks or that has spent more time at the Royal Sands since it opened in 2000 then us. We still continue to go down for a month or two a year but having moved from Alaska to Southern California a few years back we don't have the desire to leave Alaska in the winters like we used to. You are in great hands and the Resort really helps out owners renting their personal unit out by allowing us to log into our account online and putting our guests into the Resorts computer system which can be verified by the renter within 24 hours by calling up the resort directly.
Why the Owner Chose Royal Sands:
It is just such a great place as the owners tend to have many of the same qualifies which mainly includes being fun, happy, and ready to have a very good week, two, or more:) Being a fixed unit/fixed week resort they get a more educated owner/renters than those at points or floating resorts. People that buy because they love the Resort, management, and being on the best section of Beach in all of Cancun!

They don't charge for towels, daily maid service, snorkel equipment, golf clubs, tennis rackets, ect......basicly they treat you like you want to be treated as a base!
