A haven by the sea, Casa da Rocha de Baixo

Located in a completely isolated area just a few meters from the beach, this single-story wooden house is perfectly restored—ideal for those seeking total rest as a family or as a couple. The surroundings are paradisiacal, making it the perfect choice to escape the hustle and bustle of the city, listen to the sea, and stargaze at night.

The house features an open-space layout, abundant natural light, and a clean, minimalist décor. It has 2 bedrooms (1 double bed and 2 single beds) and 1 bathroom with shower, accommodating up to 4 people. Outside, enjoy a pleasant leisure area, portable barbecue, and dining space. Set between the green of the mountain and the blue of the sea, the property offers sweeping views of the Atlantic Ocean, conveying calm and peace.

There is no cell phone reception, only internet, which can be unstable and is not ideal for work. Due to the exotic location, cliffs on the north slope block sun exposure from October 15 to February 15.

Parking is available outside the property.

AREA
Located on the north coast of Madeira Island, in São Jorge (Santana municipality), the house is a 14-minute drive from São Jorge center (mini market), 16 minutes from Arco de São Jorge (Wine and Vine Museum), and 24 minutes from Santana’s historical center (supermarket, bars, restaurants, Typical Houses of Santana, Rocha do Navio Cable Car, Madeira Theme Park). The nearest bar is a 10-minute drive away. Nearby viewpoints include Miradouro da Vigia, Ruínas de São Jorge, Ponta de São Jorge, Miradouro do Arco de São Jorge, Miradouro do Cabo Aéreo (about 25 minutes by car), and Miradouro das Cabanas (14 minutes). The Levada do Rei trail is 4.6 km away (12-minute drive). Funchal is about 1 hour by car.

GETTING THERE
The best option is to rent a car—choose a powerful vehicle for the climbs and be prepared for winding roads.

Guests have access to all areas of the property.

INTERACTION
We are always available to help or answer questions. A guest app provides important property and local information.

OTHER REMARKS
- All guests must present valid ID (passport, identity card) as per Portuguese law.
- Check-in must be scheduled in advance (within 48 hours).
- Bed linens and towels are provided. Crib, high chair, and baby bathtub available on request. First aid kit, fire extinguishers, and fire blanket are provided.

TOURIST TAX
A Municipal Tourist Ecotax of €2 per person/night (ages 13+), up to 7 nights (€14 max per person), will be charged. A payment link will be sent before arrival.

HOUSE RULES

To ensure a pleasant stay for everyone, we ask that you observe a few simple rules.

• Smoking is not permitted inside the property.
• Parties or events are not permitted.
• Please be considerate of the neighbours and keep noise levels down, especially at night.

The property may be equipped with a smart sensor (Minut) that monitors noise, smoke, and temperature levels for safety reasons only. This system does not record conversations or collect personal data. If abnormal levels are detected, you may receive a message from our team.

In accordance with Portuguese law, all guests must present valid identification for registration.

A municipal tourist tax may be charged (€2 per person per night, up to a maximum of 7 nights).

Check-in: from 4 pm. Early check-in is subject to availability and a fee.
Check-out: by 12:00. Late check-out is subject to availability and a fee.
