Tucked away in the northern reaches of the North Pennines, Williamston Barns sits in an Area of Outstanding Natural Beauty with stunning scenery and wildlife, as well as endless opportunities for walking, cycling and country sports right on the doorstep.

Beautifully restored and converted

Spread across 1000 acres of rolling countryside and lush river valleys, a stay at the Barns promises a luxury escape away from the madding crowd.

Beautifully restored and converted, Williamston Barn is set out in a companionable open plan layout with plenty of space for families and groups to relax and socialise. The kitchen and dining area provides a fantastic entertaining space for simple suppers or elaborate dinner parties, while large sliding doors lead out to the south facing terrace and garden for a leisurely aperitif in the early evening sun.

Upstairs on the first floor, the lofty living space offers a perfect excuse to unwind in front of the cosy wood burning stove, spend quality time with friends and family, or simply enjoy the blissful uninterrupted views of the valley and fell side. The four en-suite bedrooms offer flexible accommodation with king size beds which can be adapted to twin as required.

Williamston has a sustainable ethos at its heart and the Barn benefits from underfloor heating supplied from a biomass woodchip boiler; stoves fuelled by seasoned wood from the farm; electricity generated from its own 6kw wind turbine; and fresh filtered water from its own spring source.
Accommodation

Ground Floor

A large entrance hallway opens up to an open plan living space comprising a fully equipped kitchen with Rangemaster double oven cooker with induction hobs, microwave oven, toaster, electric kettle, large dishwasher, integrated fridge and freezer. A coffee Nespresso machine is also available, guests are welcome to bring their own capsules. There is a separate in-built storage area with washing machine and dryer.

Dining room seats up to 14, with large sliding doors leading out to the terrace and garden. Adjacent wood burning stove (initial supply of logs provided).

Bedroom one - double bedroom with fixed superking bed, fitted wardrobe. En-suite with roll top bath with shower attachment, heated towel rail, basin, WC.

Bedroom two - double bedroom with zip and link beds which can be adapted to superking or twin as required. Hanging wardrobe, chest of drawers, side tables. En-suite with shower, heated towel rail, basin, WC.

Cloakroom - with basin and WC.

First Floor

First floor sitting room with plenty of seating space to relax and enjoy the stunning views looking south down the valley from the large floor to ceiling feature window. Wood burning stove (initial supply of logs provided).

Bedroom three - double bedroom with twin beds which can be adapted to superking as required. En-suite with walk-in shower, heated towel rail, basin, WC.

Bedroom four - double bedroom with fixed superking bed, beamed ceiling. En-suite with rainforest head shower, heated towel rail, basin, WC.

Heating
The property benefits from underfloor heating throughout which can be independently controlled in each room to suit.
There is a wood burning stove in the sitting room area upstairs and one on the ground floor adjacent to the dining room - initial supply of logs provided.

Wi-fi and mobile reception
BT Infinity wi-fi is available which benefits from speeds of around 30mbs. Mobile reception can be variable depending on the network.

The property benefits from a private south-facing garden with terrace patio, outside seating area and charcoal BBQ. Guests are welcome to explore the wider grounds of the farm and the estate.

Catering
Williamston Barn can be booked on a self-catered basis or a number of catering options are available including dinner delivered right to the kitchen offering a full range of delicious menus using fresh local produce.

Babies and children
A travel cot and high chair are available on request.

Dogs
You may bring two well behaved dogs (no puppies) at a charge of £35 per dog. Please note - it is important that you refer to the dog policy of the property prior to booking.

Storage
There is a drying area for wet gear - separate to accommodation.

There is a washing machine and dryer available for guest use.

Walking the Wall

Excellent property. Best equipped ever after nearly 50 years of hiring cottages. Perfect location for amazing views and wildlife. Good location for HQ for a party walking Hadrians Wall. Maximum drive 90 mins for drop off and pickup. Most days 30 - 45 mins Good access to supermarkets and excellent pubs for meals out.
