Welcome to my home!

Originally renovated in 1987, this superb apartment is centrally located and within easy reach of all the city’s attractions. Please note that the property is on the second floor and is accessible by stairs only.

The living room and kitchen are open-plan, creating a bright and airy space. The living area features several comfortable sofas, a TV, a dining table for four, and charming window seats where you can relax with a drink. From the living room and main bedroom, you can enjoy wonderful views of Arthur’s Seat, unobstructed by tall buildings.

The kitchen is fully equipped with everything you need to prepare delicious meals, including an electric stove, oven, kettle, and other essential appliances.

There are two bedrooms: one with a king-size bed and the other with twin beds. All beds are fitted with complimentary hotel-quality linens to ensure a comfortable night’s sleep.

The bathroom includes all the essentials for your convenience, along with fresh towels and complimentary toiletries.

For your comfort and safety, the apartment is professionally cleaned before every stay.

Edinburgh’s Old Town is a UNESCO World Heritage Site and one of Scotland’s most popular visitor destinations. The impressive Edinburgh Castle dominates the skyline, sitting high atop Castle Rock. The castle is home to Scotland’s Crown Jewels and the Stone of Destiny, and it offers breathtaking views across the city and surrounding countryside.

The Royal Botanic Garden Edinburgh provides a beautiful green escape within the city, while the Palace of Holyroodhouse serves as the official residence of the British monarch in Scotland. Other nearby highlights include the Camera Obscura and World of Illusions, Holyrood Park, the Scottish National Gallery, and St Giles’ Cathedral.

Edinburgh Waverley Station is just a five-minute walk from the Old Town, and Haymarket Station is around two kilometres away. The area also offers a wide selection of cafés and restaurants, with The Dome being a popular spot for coffee or a light meal.

Transport links are convenient and close by. Waverley Station is just a ten-minute walk down Cockburn Street. Glasgow is about an hour away by train, and North Berwick is easily reachable if you want to explore the coast.

Many buses depart from North Bridge, taking you to various parts of Edinburgh. We recommend visiting Portobello, where you can relax by the sea or enjoy a paddle. It’s a refreshing contrast to the city’s bustle, with a lovely walk along the esplanade. You can purchase a day bus ticket and hop on and off as you please.

Edinburgh also has a tram system, which is currently being extended to reach Leith, making getting around the city even easier.

A quick note for guests: Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price.

This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (3 PM).

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.

There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

Charm and great location

Incredible location on the Royal Mile and within walking distance of Waverly Train Station. Great for family of 4 (teens in smaller bedroom). Apartment is up 2 flights of curved stairs, which we didn't mind, but good to know.

This was the flat of our dreams! Perfect location, perfect in every way. Everything you need was available and it was exceptional clean and tidy. There is one hitch... the stairs. We were not bothered by them, but anyone with mobility issues must keep this in mind. It took a bit to get our legs in shape, but it was worth every stair for what we consider the best flat in Edinburgh! This is not our first stay, so we speak from experience. If this flat is available for your trip, please consider it, you won't regret it.

Only issue I had during my visit was returning the keys. That key lock box on the blue door frame is TOO small for those keys and missing that little hanger inside it. We could barely fit those keys inside it. Please try it yourself and you will understand what I'm talking about
