The Space:
The recently renovated apartment offers two double bedrooms, including one en-suite, a living room with sofa and dining table, a fully equipped kitchen, and two full bathrooms. For your comfort, the apartment features air conditioning, an elevator, a Smart TV, and Wi-Fi.
Guest Access:
Guests will have full access to the entire apartment, including the two bedrooms with queen-size beds, two full bathrooms, a fully equipped kitchen, a dining area, and a workspace. Enjoy all the amenities such as air conditioning, Wi-Fi, TV, and a full kitchen.
The Neighborhood:
Located on the vibrant Rua João das Regras, the apartment is strategically positioned near Praça da República, just steps from the heart of Porto. Explore the charming and bustling streets, with easy access to the city's main attractions. A short walk away, discover Rua do Almada, the iconic Galerias de Paris, and Praça Carlos Alberto, perfect for shopping and strolling. Avenida dos Aliados, Rua de Santa Catarina, and Praça da Batalha are also nearby, offering an immersion in the local culture. Don't miss the opportunity to visit the Sé Cathedral, the Miradouro da Ponte D. Luís I viewpoint, or the Jardim do Morro, with its breathtaking views. For food lovers, the nearby Lapa district is the ideal place to savor the famous Francesinha. Faria Guimarães metro station is just a 5-minute walk away, with access to all lines, and Trindade station, the city's main station, is 8 minutes away. The surrounding area offers a variety of cafes, restaurants, local shops and bus stops, in addition to the Port Headquarters. For a river experience, take bus 500 near São Bento station, which will take you along the Ribeira, the Douro River waterfront, Foz and the beaches of Matosinhos, with a final stop at the Matosinhos market, known for its fish and seafood dishes.
Important note: There are ongoing construction works near the apartment, which may cause noise between 8:00 AM and 7:00 PM. Unfortunately, this is beyond our control but may affect the experience of our guests. As such, we adhere to a policy of transparency so that our guests' expectations are fully aligned. It is our mission to ensure that Liiiving is easy!
Getting Around:
For your convenience, we offer a transfer service upon request (price on request). The apartment is strategically located, with easy access to a wide public transport network. The nearest metro station, Carolina Michaelis metro station, is a few minutes' walk away, providing quick connections to various points in the city, including the historic center and the riverside area. For those arriving by plane, Francisco Sá Carneiro Airport (OPO) is about 15 minutes away by car or 30 minutes by public transport, such as the metro. Paid parking is available near the apartment.
Other Things to Note:
In order to make Porto more attractive, the municipal tourism tax has been implemented. The fee of €3.00 included in the price of the stay applies to guests over 13 years old. It is charged per person and per night, up to a maximum of 7 consecutive nights (conditions subject to change by local legislation at the time of booking and/or check-in).
There is a zero-tolerance policy for smoking on the property. If our team finds evidence that this rule has been violated (such as the smell of smoke, ashes, cigarette butts, etc.), a minimum fee of €200 will be applied for smoking.
If you wish to request a late check-out, please contact our team to check availability. Any unauthorized check-out beyond the designated time will incur a fee of €200 per hour.
If you lose the key, you will be charged a cost (subject to inquiry). If you leave the keys inside the apartment and need our team’s assistance to open the door, a fee of €40 will be charged after 7:00 PM. If the key is left in the door lock (technical intervention needed), the cost will be determined upon inquiry.
For reservations of 28 nights or more, there is a cap on water, electricity, and internet/TV package costs of €190. Any excess amount will be charged to the guest.
The tenant agrees to allow the host’s representative to enter the property whenever requested to carry out inspections, with monthly visits expected for this purpose.
We offer a transfer service to take you directly to the apartment! You just need to request it (price upon inquiry).

We enjoyed our stay ; the apartment was perfect for three of us. Clean comfortable and central
I might add one small recommendation : when arriving late in the evening it would be nice to have a few coffee pods for the next morning . Luckily there is a market close by and the staff informed me soon enough so I could run out and get something. The management was very efficient at all times. 👍👍👍
Overall the apartment was clean and well appoitmented with the exception of a coffee pot ...American style. We were very close to historic area. I do question why listings in VRBO indicate an 11 AM checkout and this apartment was 10.30 AM?

Less Than Perfect Stay
We booked a two-person stay in mid-February 2023.
The pictures accurately represented the space, which appeared to be brand new. However, we experienced significant issues with the heating and plumbing that impacted our stay.
Despite immediately alerting the management company of the issues and requesting an early checkout and credit for our stay (so that we could find another VRBO), they were unwilling to approve the request, and we had to suffer through our paid five-night stay.
Below are the major issues encountered.
HEATING:
There was no heat in either of the bathrooms, making them uncomfortably cold at all times. The heating units in the living and bedroom spaces only heated a small zone, leaving the rest of the apartment chilly.
HOT WATER:
We could not take back-to-back showers due to hot water issues. The management company told us we had to wait a couple of hours for the tank to fill up again before taking the second shower, which was unacceptable.
Despite two technicians acknowledging the issue, no resolution was offered.
PLUMBING
Both showers did not drain, leaving us standing in stale, cold water each time we showered. While the management company acknowledged this issue, they were unwilling to resolve it.
Overall, our experience was disappointing.
I would think twice before staying here due to the significant heating and plumbing issues we encountered - and the lack of resolution by the Management Co - The Liiiving Team.
