This delightful apartment, set in a building opposite the Grand Canal, is a mix of Venetian and modern style. The apartment is located on the 3rd floor, accessible by stairs or lift. Its location is excellent due to its proximity to the railway station and bus station. Moreover, in just 2 minutes, you can reach the vaporetto stops that can take you around the entire city.

The apartment consists of a living room with sofa bed and dining area, fully equipped kitchen, a bathroom with shower, and a double bedroom.

The building has a communal terrace directly overlooking the Grand Canal, with an enchanting view of historic buildings and passing gondolas. An exclusive and tranquil place, perfect for enjoying the unique atmosphere of Venice, ideal for moments of relaxation or sunset aperitifs.

Check-ins are possible from 3 pm to 7 pm. Later check-ins are possible by prior arrangement and with a supplement of €30.00 for arrivals by 10 pm or €50.00 by 11 pm. At check-in, the tourist tax of €5 per person per night will be required, and a rental contract will be completed and signed, which will also include the details of a credit card in the guests' name as a guarantee for damages.

The published price includes the commissions that are the responsibility of the guest.

Awesome location and comfortable

Easy to find from train station, awesome location just watching people out the window. Place was comfortable and made light food. Shower needs a little work but everything else was fine.

Great location for a great apartment.

This property is located right in the Grand Cannal and a short walk from the train station. The apartment was well anppointed and clean. Check in was easy and the staff was super friendly!

Perfect location

Good location and easy to locate. The apartment was big and fit 4 comfortably. Loved the decor of the space. Wish the WiFi had better connection

Top floor apt, great views, and easy access to train station & bus stop!

Location was perfect for logistics! RIGHT by the train station and a 5 minute walk to bus station. Being on the third floor was amazing because the apartment has the BEST windows overlooking the water and the bustling train station area. For the price, we were pretty disappointed in how run down the apartment looked. The rug (gross, not vacuumed, old), the furniture in the bathroom (paint peeling off), the pillows on the couch and the bed (lumpy, extremely old), the wall decorations (crooked, bare) etc. From the photos, the apartment felt very fresh and new, so we were surprised when the reality felt like the opposite. I would expect with pricing like this and in this location for the items in the apartment to be refreshed seasonally after so many stays (ESPECIALLY the pillows!)

Guido communicated up front with us on the check in procedure. He was very thorough and very nice. He also spoke English which was a plus for us on our first trip to Italy. The room was very nice and had a great view of the Grand Canal. The only negative was broken WiFi which made it tough to communicate with Guido and others along with planning events through maps or apps. Great stay.

Perfect location with beautiful view

I loved that the place was close to the bus/train station less than 5 min walk and in a very popular area. Check in was easy and smooth with correspondence done on WhatsApp beforehand. Plus for the elevator. Had all the necessary amenities and was very tidy as well. When I was short on towels I was given them the same day. Caterina was very helpful and responsive in ensuring we enjoyed our stay. Would definitely recommend and come back again.

This property is amazing. It’s located right across from the train station, water bus stops, and 5 minutes walk from the bus terminal. Located right on the Grand Canal with huge windows overseeing the Canal. We arrived by train from Rome and used a bus to go to the airport, bringing 1 medium size luggage and 3 carry ons was really easy. The apartment is on the 3rd floor but there is an elevator (I understand it’s pretty rare to have one in Venice) to the 3rd floor. The apartment is very clean with a comfortable queen size bed and a comfortable queen size sofa bed in the living room. Perfect for a family with 2 teens. When we arrived, we were greeted by one of the staff members who handed us the keys and registered us. Communication was easy through WhatsApp. This property is highly recommended!

The apartment is conveniently located just a short walk from the train station. With so many bridges in Venice, we appreciated only needing to cross one with our luggage. I loved the location, especially being on the third floor with a view of the Grand Canal. Although it took about 30 minutes to walk to the main attractions, strolling through the charming lanes, discovering shops, and crossing various bridges made the walk enjoyable. The check-in process was convenient and straightforward. However, there are a few areas for improvement. The facilities and furniture should be thoroughly inspected and repaired after each checkout, especially since guests are required to leave their credit card details in case of any damage. Upon checking in, I noticed the arm of a chair in the lounge was broken. I had to take a video and send it to the young lady who assisted us to ensure it was documented. Fortunately, there were no issues in the end. Additionally, I would recommend bringing mosquito repellent.

Exciting location on the Grand Canal

This apartment was in a fantastic location. I was sceptical of our view because of the bland photos showing shear drapes but not emphasizing the view. We were pleasantly surprised to find we were overlooking the Grand canal right across from the train station. Vibrant and bustling by day, romantically lit and quiet by night. We had a couple of small problems. Our key broke in the door lock right away. A locksmith had to be called and it took.a couple of hours. We were happy to snooze while we waited because of the long flight and jet lag. It was resolved and everything else was perfect. One small issue was that the stove would not work. After a day of exploring we brought home some Venetian delicacies that we wanted to warm up. We were satisfied with using the stovetop. Also the lack of kitchen linen was a small problem but it was forgivable.given out wonderful accomodations. We would highly recommend the apartment once they resolve these relatively small issues.
