Thick stone walls, exterior tiled of brushed stone floors, exposed wooden beams, a modern fireplace to enrich the two-level living room: this 700 square meters Tuscan six bedrooms house is immersed in the Maremma hillside near the Argentario peninsula, affording both privacy and independence. The house is tastefully decorated, with brand new furniture and modern comforts such as wireless internet, air conditioning, and one outdoor swimming-pool.
The villa is a project designed in respect of the natural environment, energy is produced through solar panels, water cleaning system of both pools is provided through organic, eco-friendly product. The interiors include a spacious living room, a dining area with garden vistas, an eat-in well-equipped kitchen, a gym, a master suite with a terrace overlooking the hillside, and several alfresco areas. The surrounding landscape fades from green in the summer to shades of red and yellow during fall, the garden lawns are scented with flowers blossoming and the experience lived is quintessentially Italian. The enchanting surroundings, its proximity to several small villages with restaurants, bakeries, markets, artisans’ shops, hidden little churches and monuments, not to mention proximity to medieval towns live Sovana, Pitigliano or the natural SPA of Saturnia and vineyard-crossed countryside, provide this villa’ guests with a plentiful experience.
Outside, there’s a stone terrace and barbecue, green spaces and alfresco area near the pool, close-by restaurants serve local, earthy cuisine based on seasonal ingredients, accompanied by quality regional house wines. HOME DECOR
A place to slow down and enjoy the Tuscan life in the wild natural environment of the Maremma countryside, a place where the spirit can rest and re-join to the essence of a vacation spent venturing the rolling hills or sailing to the Argentario hidden beauties. A manicured lawn and the views on the rolling hills introduce this villa, located 10 km away from the sea on the Maremma coastline. The home design approached with research in the historical context results in a new-classic style with custom, white painted wooden boards and resin floors, wood-beamed ceilings lend a rustic feel to the interiors. Elements of classic Italian residential architecture, such as bright views from most of the sides and light-filled living areas, are combined with contemporary touches, like its indoor gym. Aesthetically, the house recalls traditional typologies —for instance, the garden with commanding vista over the countryside or the travertine marble used in the kitchen and in some of the bathrooms — as well as traditional materials, including marble, stucco walls and locally sourced stone. A contemporary influence, however, was the decision to pave floors with resin.

The indented coast of Argentario offers coves and beaches of natural beauty and crystal-clear water. This area, defined as the southern coast of Tuscany includes Talamone, Fonteblanda,
Porto Ercole and Porto Santo Stefano, as well as Giglio and Giannutri islands. The Argentario coast is adjacent to its natural prosecution, the Etruscan Coast, a long narrow stretch covering from Livorno to Piombino, as well as the archaeological parks of Baratti and Populonia.

SERVICES DESCRIPTION
Morning housekeeping service 1 person of staff for 4 hours a day 6 days a week (Sunday and National Holidays excluded) from 9:30 am to 1 pm; Change of bathroom and pool linen on change-over day (Saturday); Cooking service, 1 person of staff, buffet breakfast from 9 to 10:30 am, lunch for 6 days a week (Monday to Saturday) from 12 am to 13:30 pm and three dinner preparation at client choice from 7 pm to 9 pm (the welcome dinner is cold); All ingredients and beverages are excluded; Electricity (air conditioning) is included, Gas (heating)
consumption is additional at €720 per week; Final cleaning is additional at the cost of €581 per booking; Swimming Pool (indoor) heating is additional at €270 per day, weekly use minimum, while the external swimming pool is open and heated up to 26° in warm weather, cost included in high season; an extra apartment for the staff (2) is available at the cost of €1.430 per week; VAT 22% will be added to all services and utilities not included in the rental rate; Children between 2 and 12 are allowed only if accompanied by a babysitter

ADDITIONAL
The TPT (Travel Planning & Tax) fee applies to each reserved week or portion at €340 for every 8 guests booked. This amount includes (i) Travel planning for prime guest, (ii) Remote emergency service, (iii) Check-in with property status control, (iv) Check-out and property and damages control, (v) Detailed accounting of services, (vi) Daily tourist tax per person per night. As part of the booking process, a refundable deposit known as Advanced Provisioning Allowance (APA) is required to cover any extras and utilities during the stay. The APA
is equal to 20% of the rental price. A mandatory Damage Deposit (DD) is equal to 10% of the rental price.
