This modern, second-floor studio in San Sebastián de los Reyes is perfect for couples or small groups. The open-plan space includes a double bed, a sofa bed, and a fully equipped kitchen. Located about 20 minutes from central Madrid by car or public transport, this tranquil neighborhood offers easy access to the city’s main attractions, while nearby parks, cafés, and shops provide a relaxed local atmosphere. It has a heated swimming pool and a community gym. The summer pool will be available utill the end of the summer season.

The outdoor swimming pool will remain open during the summer season. It is mandatory to comply with the rules. The schedule is from 9h to 14h and from 15h to 22h. The dimensions are 3.77m x 14.75m. The depth is 1.50m in the shallowest part and 1.90m in the deepest part.

As for the indoor pool, the dimensions are 25 x 6 meters. Depth 1`50m in the shallowest part and 1`90m in the deepest part.
The temperature of the heated pool in winter is 25⁰ C approximately.

Important: The loss of the common area key will incur a €65 replacement fee.
Extra guest after check-in 60€/day.

The house must be picked up, otherwise an extra cleaning fee will be charged to the guest.

Pets are allowed with a 50€ cost per stay as long as they behave appropriately and do NOT use the beds and sofa out of respect for the following guests. Extra pet after check in 150€/stay

No parties or events are allowed in the accommodation.

Smoking is not permitted. It will carry a penalty of 150 euros.

The noise levels and sleeping hours of the adjoining neighbours must be respected.
Failure to comply with the rules will result in immediate cancellation or financial penalties.

It is compulsory to fill in the documentation of the guests as indicated by the Spanish authorities of accommodation, with the data of the DNI/Passport in the link that we will send you.

Damage to the following amenities will cost:
10 € small towels
20 € large towels
10 € sheets
30 € duvet cover

In case of damage or breakage of the lock of the entrance door to the accommodation will entail a penalty of 700 euros.

The loss or non-return of any key or control of the accommodation or garage will cost 60 euros.

Any damage during the stay will be deducted from the pre-loaded deposit.

The cleaning or maintenance team will always access the property if any unforeseen events occur that they can solve.

We are not responsible for any belongings left in the accommodations.

Walking through the residential areas with swimming pools in swimwear or without clothing is strictly forbidden. Appropriate attire is required at all times.
