Welcome to Bauhinia House, an extraordinary family retreat nestled within the exclusive Lower Mill Estate. We’re so excited to manage this stunning property, which sleeps up to 11 guests in comfort. Enjoy incredible amenities, including a luxurious spa and indoor pool. With five beautiful bedrooms, three bathrooms, three spacious balconies with lakeside views, a private garden, and even a trampoline, this is the perfect place to unwind, reconnect, and create unforgettable memories.

Bauhinia House is a unique upside-down design that maximises breathtaking views from the main living area on the second floor. The bedrooms are located on the ground and first floors, while the second floor boasts an open-plan kitchen and entertaining area—creating the perfect space to relax and enjoy your surroundings.
Second Floor:
Open Plan Living Area
The top floor of Bauhinia House features a bright, spacious living area with triple-aspect floor-to-ceiling windows that flood the space with natural light. Perfect for entertaining, it comes complete with a wall-mounted TV, Sonos sound system, and Blu-ray player. The lounge area is centred around a cosy log burner, creating a welcoming atmosphere for the whole family to enjoy. Step out onto the west-facing balcony with comfortable seating, sun loungers, and stunning views over Swillbrook Lake reserve.
Kitchen
This well-equipped kitchen is a chef’s dream, with modern integrated appliances, including an electric hob, overhead extractor, oven, dishwasher, washer-dryer, and wine fridge. Sliding doors lead to a decked balcony with an outdoor dining table, bench seating, and a gas BBQ—ideal for alfresco meals while you take in the east-facing views over Howells Mere.

Enjoy meals together at the rustic timber dining table, seating up to eight guests, located in the open-plan living space.
First Floor:
Fourth Bedroom (Master Suite)
The Master Suite offers the ultimate retreat, with a king-sized bed, a stunning freestanding bath, a built-in wardrobe, a TV, and an en-suite bathroom. Step out onto your private deck, where a cosy hanging egg chair awaits—perfect for relaxing with a book or simply enjoying the peaceful surroundings.

The en-suite is beautifully designed with a toilet, sink, and shower.
Fifth Bedroom
The fifth bedroom is perfect for children or a group of friends, featuring a bunk bed with a single bed on top and a double bed on the bottom. A sliding door leads to a large deck with an egg chair and stunning garden views. A spiral staircase leads to the outdoor dining deck above.
En-suite
This en-suite includes a toilet, sink, and a bath with a shower overhead.
Ground Floor:
As you enter Bauhinia House, you're welcomed into a modern, bright hallway with crisp white walls and elegant timber flooring. The thoughtfully placed storage baskets keep things organised as you make your way into the three spacious double bedrooms.
First Bedroom
This double bedroom features a king-sized bed, a built-in wardrobe, and views of the front garden.
Second Bedroom
This king-sized double bedroom at the rear of the property opens out onto the rear deck and lawn, with views over Swillbrook Lake.
Third Bedroom
Another double bedroom with a king-sized bed, built-in wardrobes, and access to the rear deck and lawn.
Family Shower Room
A spacious shower room with a toilet, wash hand basin, and shower.
Outside:
Bauhinia House boasts a large, private walled garden that wraps around three sides of the property, offering a safe and fun space for children to play. Adults can unwind on the ground-floor decking or one of the elevated balconies. The garden also features an in-ground trampoline, and there’s a convenient wooden bike and boot rack at the entrance.
Parking:
There are two allocated parking spaces for Bauhinia House, plus plenty of overflow parking nearby. The estate also offers electric car charging points for your convenience.
Please Note:
The Lower Mill Estate is a nature reserve with a peaceful atmosphere. Strict rules apply regarding noise, and loud parties are not permitted. Noise is not allowed after 10pm, and security enforces this. Please note, stag and hen parties are not allowed.
The spa and other estate facilities are complementary but operated separately from the property. The owner is not responsible for any closures or restrictions during your stay.
Please bring your own towels if using the spa or pools, as they are not provided. Tennis courts can be booked by adding your name to the clipboard by the court.
Bauhinia House is NOT pet-friendly.
Special Requests:
We offer a travel cot and highchair on-site—please contact us prior to your trip to arrange setup. (Travel cot bedding is not provided, and the mattress is a standard travel cot size).
