Springbank Farm is a spacious detached coastal home sleeping up to 16 guests, set on the edge of Hastings Country Park and just a short walk from Hastings Old Town, the beach, pubs, restaurants and local amenities.

With 180 square metres of indoor space, 10 beds in 6 bedrooms, large communal living areas and an extensive garden backing directly onto the East Hill, it is an ideal base for family reunions, celebrations and gatherings of friends. The surrounding Country Park offers miles of clifftop and woodland walks, making it particularly popular with dog owners and outdoor enthusiasts.

The fully equipped kitchen has seating for up to 16 guests, allowing everyone to dine together. Facilities include a range cooker, dishwasher, microwave, fridge, full-fibre broadband and Wi-Fi throughout.

The large garden provides plenty of outdoor space for children and dogs, with direct access to the East Hill and Hastings Country Park via an adjacent country path.

Accommodation comprises:
• Ground floor: three double bedrooms, one family bedroom sleeping four, and a bathroom with walk-in shower.
• First floor: one double bedroom, one family bedroom sleeping four, and a second bathroom with shower.

It is a large family holiday home rather than a serviced hotel, and guests should expect comfortable, practical accommodation in an outstanding location. As the property is continually maintained and improved, some furniture, décor, facilities and external features may change from time to time.

Accessibility
If you are travelling with elderly relatives or guests with mobility issues, please note that there are 16 fairly steep steps from street level to the house. A handrail is provided, but the property may not be suitable for guests with significant mobility limitations.

Bedding & Consumables

We provide duvets and pillows. Please bring your own bed linen and towels, or we can supply bed linen at £15 per bed and towels at £5 per person.

We usually have, but don't guarantee, small quantities of household basics (e.g. toilet paper, soap, dishwasher tablets, bin bags), but we recommend bringing your own.

CLEANING AND RUBBISH

We do not charge a mandatory cleaning fee. Guests may either leave the house tidy and in the same condition as found, or book an after-stay clean for £80. If you choose not to book the cleaning option, a refundable cleaning deposit is required.

Wheelie bins are provided for rubbish and recycling. If your group generates an unusually large volume of waste, we may ask you to take any excess away with you, as bins are emptied fortnightly.

LATE CHECK-OUT / EARLY CHECK-INS

Check-out is a very generous 12 noon check-out, except on Friday, Saturday and Monday when it is 10am. We can also allow early check-in and late check-out as an optional extra.

PET POLICY
--------------
This is a wonderful location for well-behaved dogs, by prior agreement only. We charge a flat rate of £30 per dog (per booking), plus an additional £100 damage and cleaning deposit . Pets who arrive without prior agreement will be turned away.

Close to your arrival date you will be sent a form to confirm any options, such as linen, towels, cleaning, pets, early check-in and late check-out.

RETURNABLE FEES FOR HIGHER RISK GROUPS

To help maintain a safe and respectful environment for all guests and neighbours, a returnable risk management fee of £200–£500 may apply in some higher-risk scenarios.

This returnable fee may be requested if:

We had a fair few issues in which I believe the advert and description of the property will be now updated following our feedback. We booked this property as it ticked all the boxes, mainly ‘on site parking’. There is no on site parking, and should now be changed to ‘nearby parking’. This was very difficult for my disabled dad. The images also had numerous ‘missing’ aspects, table tennis table, furniture, outdoor furniture - etc. The cleanliness of the property was neglected, photos were provided to the hosts. Evident dust, dirt, cobwebs, basic standard cleaning was not apparent. Safety issues in property, such as smashed plug socket, barbed wire fitted under the oven sticking out by entrance of property, Handle of door made out of balloon ribbon, bunk beds formed and held up by large pieces of wood - many more. Overall, we believe the description of the property did not match what we arrived to. The images are taken I believe circa 5 years ago. I do hope the advert is updated to a realistic standard so that future bookers understand what they are paying for. The positive is the location of the property is nice.

We do not agree that the property was unsafe or materially different from that advertised. Your group occupied the property for the entirety of the booking and no request was made during the stay to report any urgent issue or seek alternative accommodation. Springbank Farm is a large family holiday home in a unique location on the edge of Hastings Country Park. It offers accommodation for up to 16 guests at a price point that represents excellent value for larger groups, and we are pleased that you enjoyed the location. We will continue to review guest feedback and make improvements where appropriate.

We had a very pleasant stay at this spacious and comfortable home, which was well-suited for our larger group. The garden was a particular highlight, offering ample space and the added delight of fresh fruit to pick. The location is great, being within a short walking distance of the beach and sea (20mins). The property was generally tidy, there were a few spiderwebs which luckily didn't have any spiders. If these were removed it would enhance the experience. Parking proved somewhat challenging on the recommended road due to its narrowness, especially with an SUV and two vehicles. Consequently, we opted to park around the corner, where it was more convenient and felt safer.In summary, we enjoyed our stay and found the location to be great.

The house was absolutely freezing when we arrived, downstairs bedrooms smelled of damp. It took hours for the house to warm up and the kitchen and front downstairs bedroom didn’t ever warm up. The heating should have been set to come on so that it was warm before our expected arrival.There are draughts coming in around the windows in the kitchen, you can’t be in this room without the log burner on, Cold air comes down the fireplace in bedroom 1 which has a sheet stuffed up it to no effect, it is too cold to sleep comfortably in. The upstairs front bedroom where the baby slept was also very cold and we only managed to get the temperature upto 16 degrees on the 1st night. The temperature of the downstairs shower can’t be adjusted, it’s boiling hot. There are no sheets or towels provided unless you pay extra, I have never known this in a rented house, the pictures show the bedrooms all made up. There is no access to the locked freezer unless you pay extra. There is no recycling, you are only allowed half a bag which is madness for a house which is advertised for 16 people. There are an extraordinary amount of house rules, too many ! The outside of the house is not white, it is covered with green algae. The house needs to have replacement windows in order to be comfortable, I imagine it’s fine in the summer but not in the winter, 2500 is a lot of money to pay to be cold. I would not recommend anyone to stay in this house in the winter, with some repairs it could be lovely.

The house is a large, character property that many guests enjoy for its space, log burner and suitability for bigger groups, and we’re always keen to keep improving it. A significant refit is already underway for the new season, including a brand-new kitchen, upgraded insulation, and the permanent closure of the open chimney, which will remove any cold air ingress and improve winter comfort throughout the house. The heating is fully controllable by guests, and the house manual includes practical tips on balancing rooms and managing the central heating, as preferences vary depending on group size and layout. To clarify a few practical points for future guests: Bed linen and towels are offered as an optional extra so that we don’t exclude families and groups on tighter budgets who prefer to bring their own. Recycling is via standard on-street wheelie bins, located at the front of the house. The downstairs shower is a recent installation and we’re sorry if it wasn’t adjusted comfortably during your stay. External cleaning, including seasonal algae treatment, is part of our regular maintenance programme. We appreciate your comment that, with improvements, the house could be lovely, so we’re confident that guests staying this season will really feel the benefit of the upgrades and our ongoing reinvestment, and we’d
