1. Maximum Guest Capacity

• The property is strictly limited to the number of guests indicated in your booking, with a maximum of 16 guests.

• Hosting additional guests or exceeding this number is not permitted unless agreed upon in advance.



2. Additional Guests

• If you wish to have additional guests visit during your stay, please note:

• Guests not included in your booking are not permitted to stay past 11 PM unless agreed upon with management in advance.

• There will be an extra charge for any additional guests who stay beyond the agreed booking limits.



3. Quiet Hours

• Quiet hours are between 11 PM and 7 AM.

• Please ensure no noise disturbances occur during this time to respect our neighbours and the peaceful surroundings. Any complaints regarding disturbances after 11 PM may result in immediate cancellation of your stay.



4. Parking and Driveway Usage

• Parking is limited to the designated driveway. We kindly ask you to ensure that the number of vehicles does not exceed the number of registered guests. Please avoid blocking any access points.



5. Smoking Policy

• Smoking is not permitted at the front of the property, including the driveway and entrance area.

• If you wish to smoke, please use the designated outdoor smoking area at the rear of the property. Ensure proper disposal of cigarette butts to maintain cleanliness and safety.



6. Respect for the Property

• Please treat Chigwell Manor with care and respect. Any damages or issues caused during your stay must be reported immediately.

• Large gatherings or parties are not allowed unless agreed upon in writing before your stay.



7. Compliance with Airbnb Policies

• As part of your booking, compliance with Airbnb’s terms and conditions is required. This includes adhering to the rules stated above and maintaining good conduct throughout your stay.



Consequences of Non-Compliance



Failure to follow these house rules, particularly regarding guest numbers, quiet hours, or smoking policies, may result in:

• Immediate termination of your booking.

• Forfeiture of your security deposit.

• Additional charges for damages, disturbances, or exceeding guest limits.
