-Early check-in or late check-out may be available depending on availability – please ask in advance.

-Please inform us of late check-ins or early departures in advance.

-No parties or events allowed, if parties are thrown then there will be a payable charge of £2500.00

-No smoking inside the property – this includes cigarettes, vapes, and shisha.

-No pets unless prior permission is given.

-Quiet hours are from 10 PM to 8 AM – please respect neighbors.

-Only guests included in the booking are allowed to stay overnight.

-Keep all windows and doors closed when not at home.
Turn off lights, AC/heating, and appliances when not in use.

🧼 Cleanliness & Care

-Please treat the home with care and respect.

-Report any damages or maintenance issues immediately.

-Dispose of rubbish in the correct bins provided.
Leave the property in a reasonably tidy condition upon checkout.

🔐 Security & Safety

-ID will be required to submit via third party.

-Always lock the door when leaving the property.

-Do not tamper with smoke detectors, alarms, or security devices.

-We will ask for a safety deposit £200.00, or you can choose to select a damage waiver £53.50 by paying a smaller one time non refundable fee.

-Property must be use for legal purposes only.

-No firearms, explosives, fireworks, or hazardous materials are permitted on the premises.

-Illegal activity = immediate eviction and forfeiture of all fees.

-Cost exceeding the deposit will be billed to the guest.

We recently booked this property for an overnight stay. When we arrived the online check-in did not work therefore we had to send several text messages and emails whilst standing in the cold before we got the exact location of the keysafe for the property. Once the instructions were received it was like being on the Crystal Maze following the instructions and finding the keysafe. Our check-in was for 3pm. When we opened the keysafe at 4pm the key was not inside, it was still with the cleaner therefore we would never have been able to check in at 3pm. The apartment is on the 5th floor - all lifts to the apartment block were broken therefore we had to climb 5 flights of stairs. The apartment was filthy. It has a heavily stained sofa, the sort you would not want to sit on. We covered it with clean towels before sitting on it. There was crumbs and food under the cushions of the sofa. Litter under the sofa. The apartment has a downstairs toilet. This toilet had a sign taped to the toilet seat advising that the toilet was broken. The smell from this toilet was fowl. We lifted the seat and discovered the toilet was full of stale urine. The apartment had broken smoke alarms or smoke alarms covered with plastic bags. We have complained to Expedia/Vrbo on 2 occasions. They informed us the owner of the property would contact us direct. This has never happened. Worst place I have ever stayed - avoid!

We had no proper access to the building as when collected the keys from the key safe, once we were in the apartment block we found there were swipe acess key fobs required to access the building & the floor on which the apartment was. We had to get residents and security to get us in building and then the floor. Due to the swipe key fob missing after the previous guests had checked out. We raised this with the host but it wasnt resolved hence security guard having to allow us accessAnd poor communication for check in and accessing the building as the link for checking in didnt work eventually we managed to get an email with the necessary details Also the apartment was not cleaned before we arrived as there was an empty drinks bottle next to the window in the lounge and also food crumbs on the floor
