This is a stunning luxury home with lots of room for the whole family. It boasts 8 bedrooms, 7 baths, 5 of which are King Master Suites with private bathrooms. On the main floor, you will find 4 bedrooms; a room with King size bed and deck access, a King Master Suite with deck access, and a king room sharing a Jack & Jill bathroom with the kids' room that has 2 sets of bunk beds. On the upper floor, there are 4 additional bedrooms; 2 are King Master Suites with private bathrooms, and 2 are King Master Suites with private bathrooms and private balcony access! The shared full bathroom just off the kitchen on the main floor features a tub & shower combination. Also on the main living floor, there is a living room area with a couch, a sleeper sofa, and a flat-screen TV. The gourmet kitchen is perfect for meal prep without missing a single moment with your friends and family as there is seating for 5 at the kitchen island. The dining table accommodates seating for 8.
Heading back up to the upper floor, there is an expansive deck with seating and a custom spiral staircase that leads up to the rooftop deck with breathtaking views of Palma Sola Bay and the Gulf of Mexico.
Back downstairs, just beyond the two 2 car garages, is the backyard tropical oasis complete with deluxe heated pool, awesome waterslide, and swim-up Tiki table. There is room for everyone outside with both covered and open-air seating, multiple tables and a dry bar. Lounge by the pool while the rest of the family plays Ping Pong, Foosball, or grills up something delicious at the poolside BBQ grill.
When you are ready to venture out, it is just a short stroll to Holmes Beach or you could choose to hit up the shopping and dining on Gulf Drive. For the more adventurous, hop the free trolley to Pine Avenue or Bridge Street. Finish your day with a cocktail (or two) on the rooftop deck while you bask in the glow of a Florida sunset. Memories will be made here that you, your friends, and family will cherish for a lifetime.
The City of Holmes Beach has a Vacation Rental Certificate program to ensure quality and safe rental accommodations to all guests visiting the area. We participate in this program and our home has been inspected and certified with Holmes Beach as a safe occupancy. Our Vacation Rental Certificate number is VRC-16-000305.
**Please Note: The cleaning fee includes cleaning, linens (bed sheet, bath towels, beach towels), admin fee, and property damage protection of up to $500 of accidental damage.**
PET POLICY - This home is pet friendly! Our rules and restrictions are as follows:
Pets (dogs only, anything else must be approved) are allowed under certain conditions and must be approved prior to arrival. A $100 pet fee plus 12% tax is required for extra cleaning. There is a limit of 2 pets max, with a combined total weight limit of 50 lbs.
No dangerous breeds will be accepted. Owner(s) of the animals are responsible for any damage, property damage, medical expenses, and/or excess cleaning that occurs due to the pet.
“Dangerous breed” is defined as:
Any purebred or crossbred dog comprised of any of the following breeds:
• Pit Bull-type,
• German Shepherd,
• Husky-type (including Siberian breeds),
• Doberman Pinscher,
• Chow Chow,
• Any Wolf-dog hybrid, or
• Any other dog that has been known to have bitten anyone where the injury required medical attention, or where any insured or any tenant, guest or visitor of the insured knew that a dog was potentially dangerous.
**CANCELLATION POLICY --
NO refunds will be made for canceled reservations unless AMI Locals is able to re-rent the accommodation for the same period of time for the same rental amount. If AMI Locals is able to re-rent the property at no loss to AMI Locals, a full refund will be issued minus the nonrefundable $100.00 administrative fee, taxes, and any discounts or expenses required to re-rent the property. If AMI Locals is able re-rent the home for a portion of the cancelled stay, or for a reduced amount or portion of the original rental fee, the guest will be refunded for the re-rented days or the reduced amount only, minus the nonrefundable $100.00 administrative fee, taxes, and any discounts or expenses required to rent the property.
AMI Locals does not make any representation or guarantee that AMI Locals will be able to re-rent the property for what was originally paid by the guests. Guests covered under the travel insurance recommended by AMI Locals (CSA), may be exempt from this loss if the reason for cancellation is covered under the policy. The travel insurance fee is non-refundable.
If guest has to shorten their stay or change their unit after the final payment due date, normal cancellation penalties apply, whether travel insurance was purchased or not. If guest shortens their stay resulting in an early departure after they have checked in, no refunds will be provided for the nights not used. If a non-arrival, late arrival, early departure, cancellation or alteration results in a loss of revenue to AMI Locals, it will be charged. The loss can be avoided if the recommended travel insurance was purchased and the reason for cancellation is covered under the travel insurance policy. In the event of an Act of God such as adverse weather, tornadoes, fire, lightning strikes, etc., the management and owners are not responsible for any refunds from monies which have been paid to AMI Locals, or for providing lodging elsewhere. AMI Locals reserves the right to cancel any reservation subject to issuing a full refund.
