Set in a peaceful North Devon valley with breathtaking countryside views, this stunning Victorian Old Rectory and Coach House offer a truly memorable group escape. Built in 1861 and beautifully refurbished, the Old Rectory combines period charm with modern comfort, while the neighbouring Coach House provides a stylish, private retreat. Together, they create the perfect setting for large family gatherings or group getaways of up to 20 guests in a tranquil countryside location.
The Space:
The Old Rectory sleeps up to 14 guests across seven beautifully appointed bedrooms and five bathrooms. These are made up of 4 king-size bedrooms, 1 double, and 2 twins, complete with an ensuite to the master and several dressing rooms! The other bedrooms share the remaining bathrooms, plus you'll find additional WCs throughout the property.
Downstairs, you’ll find a modern, fully equipped kitchen, elegant living spaces designed for relaxing together, and a dedicated games room in the basement for entertainment. Large windows frame the surrounding valley views, creating a light and welcoming atmosphere throughout. Additionally, there is a separate kitchen at the back of the property, well-suited for private dining or personal staff.
Just next door, the Coach House sleeps a further 6 guests across three bedrooms, including two king rooms and one twin. The master bedroom features an ensuite bathroom, while the remaining bedrooms share a sleek family bathroom complete with a luxurious freestanding bath and separate shower. Downstairs, the open-plan kitchen, dining and living area offers a bright and sociable space, ideal for spending time together. Outside, guests can unwind on the terrace or soak in the hot tub while enjoying the peaceful surroundings.
The outdoor spaces are equally impressive. Extensive manicured gardens surround the properties, providing plenty of space to explore and relax. Guests can enjoy the heated swimming pool (May to September), challenge friends or family to a game on the private padel court, or simply take in the stunning countryside views from the outdoor seating areas.
With private parking available for up to six vehicles at the Old Rectory and additional driveway parking at the Coach House, this unique countryside retreat offers both convenience and seclusion. Ideally located for exploring North Devon’s beautiful coast and countryside, it provides the perfect balance of relaxation, space and activities for guests of all ages.
Guest Access:
Guests will have access to the whole house, gardens, private pool, and hot tub.

The Old Rectory and Coach House offers a peaceful base surrounded by dramatic coastline and rolling countryside. Situated in an area of outstanding natural beauty, Berrynarbor itself is a tranquil village with a short walk from the cosy pub and a friendly community feel. It's ideal for those looking to unwind while still being close to Devon’s best sights and activities.
Combe Martin Beach and the wild, rocky shores of Broadsands Cove are nearby, perfect for swimming, kayaking, or simply soaking up the sea air. Just 10 minutes away, Ilfracombe offers a vibrant harbour, the famous Verity sculpture by Damien Hirst, and boat trips to Lundy Island. Exmoor National Park is also close by, with miles of moorland trails and wooded valleys for walking, cycling, and wildlife spotting. Wander the nearby South West Coast Path for breathtaking sea views or explore Watermouth Castle, a fun family attraction.
A little further afield, find world-class surfing in the UK's first World Surfing Reserve. You'll find a range of options to suit all levels, from Woolacombe to Putsborough, Croyde and the expansive Saunton Sands. Most beaches have surf hire and lessons available and you'll also find a wide selection of country pubs, cafes, shops and more!
Getting Around:
Due to the remote nature of North Devon, a vehicle is essential for getting around. Private parking on the driveway is available for several vehicles, and there is free on-street parking nearby.
Other Things to Note:
Outdoor parties are strictly forbidden, including any day guests. The area is quiet and peaceful, and the local residents are particularly sensitive to noise. They will alert the property manager if this is not complied with.
The padel court usage hours are restricted to 10 am to 4 pm. The property is located in a valley where sound travels, so we ask that you stick to these hours to reduce disturbances for our neighbours.
The staircase in the Coach House is quite steep and open. The property, therefore, isn't suitable for those with babies of crawling age or toddlers. It might also not be well-suited for those with mobility limitations.
Pets are strictly prohibited due to a severe allergy of the owners.
