✅ Check-In & Check-Out



* Check-in: From 4:00 PM

* Check-out: By 11:00 AM

* Early check-in and late check-out may be available upon request and subject to availability.

* Please let us know in advance if you expect a late arrival or an early departure.



🛏 During Your Stay



* No parties or events. Unauthorized parties will incur a £2,500 penalty.

* No smoking inside the property, including cigarettes, vapes, and shisha. Smoking indoors will result in a £2,500 fee.

* No pets unless approved before your stay.

* Please observe quiet hours between 10:00 PM and 8:00 AM out of respect for our neighbors.

* Only guests included in the reservation may stay overnight.

* Please keep all windows and doors securely closed when leaving the property.

* Turn off lights, heating/air conditioning, and appliances when they are not in use.



🧼 Cleanliness & Care



* Please treat the home with care and respect.

* Report any damage or maintenance issues as soon as possible.

* Dispose of rubbish in the appropriate bins provided.

* We kindly ask that you leave the property in a reasonably clean and tidy condition at check-out.



🔐 Security & Safety



* Government-issued ID must be submitted through our secure third-party verification process before check-in.

* Always lock the property when leaving.

* Do not tamper with smoke detectors, alarms, or security equipment.

* The property may only be used for lawful purposes.

* Firearms, explosives, fireworks, and hazardous materials are strictly prohibited.

* Any illegal activity will result in immediate eviction without refund.

* Any damages exceeding the security deposit will be charged to the guest.



💻 Wi-Fi & Utilities



* Wi-Fi details will be provided before or at check-in.

* Downloading or sharing illegal content using the property's internet connection is strictly prohibited.

* Please be considerate with electricity, heating, and water usage.



💳 Security Deposit



A refundable £200 security deposit is required before check-in. This will be collected securely via a third-party platform or the Airbnb Resolution Center and refunded after check-out, subject to a satisfactory property inspection and compliance with these house rules.

* Unauthorized late check-out may result in additional fees.
