Carnegie House - Eleven Bedroom Villa, Sleeps 20
Reached via a long driveway bordered by beech hedges, this remarkable Scottish residence combines centuries of heritage with the comfort of modern living. Whether you are planning a family gathering, a reunion with friends or a romantic rural wedding, Carnegie House provides an exceptional setting in the Aberdeenshire countryside where privacy, space and character come together.
Inside, the elegant drawing room, dining room and impressive entrance hall flow naturally into one another, providing wonderful spaces for socialising, dining and unwinding. A spacious kitchen with an Aga forms the heart of the house, whilst the breakfast room is a lovely place to start the day. Upstairs across various wings, eleven individually styled bedrooms and nine bathrooms, many en suite or private, offer charm, character and flexibility for up to 20 guests.
Beyond the house, beautifully maintained grounds provide ample space to explore, relax and reconnect with nature in a private setting. Wander through the estate admiring the varied colours of the season, enjoy a morning coffee on the patio or simply take in the verdant surroundings that have captivated visitors for generations. The sense of seclusion and freedom makes Carnegie House an outstanding choice for both self-catering escapes and exclusive events.
Steeped in history and owned by the Duke and Duchess of Fife, Carnegie House has been associated with the Bannerman family since 1367 and later became part of the Carnegie family through marriage. The estate has welcomed royalty over the centuries, with connections to Queen Mary, Queen Elizabeth II and other members of the Royal Family. Parts of the house date back to the 13th century, giving every stay a genuine sense of place and continuity.
Its location is equally appealing. Close to Stonehaven and Aberdeen, guests are perfectly placed to enjoy countryside walks, cycling routes, dramatic beaches, historic castles and some of Scotland’s most celebrated golf courses.
Whether gathering for a memorable holiday or celebrating a once in a lifetime occasion, Carnegie House offers a setting where Scottish heritage, natural beauty and warm hospitality come together.

A local restaurant is only 1.7km away while supermarkets and everyday amenities can be reached within a 5 to 10-minute drive. Portlethen (4.5km) is home to a train station with departures towards Aberdeen, Montrose and other destinations.
Indeed, the vibrant city of Aberdeen (16km) and the charming coastal town of Stonehaven (11km) are both close at hand. Stonehaven is a delightful harbour town, home to independent cafés, seaside walks and the dramatic ruins of Dunnottar Castle (17km), one of Scotland’s most iconic castles just south of the town. Perched on a rugged clifftop overlooking the North Sea, its unforgettable setting has captivated visitors for centuries. Other remarkable historic attractions include the National Trust for Scotland’s Drum Castle, Garden and Estate (19km), Crathes Castle (23km) and the Royal Family’s Scottish residence, Balmoral Castle (75km).
Beach lovers are equally well catered for. Aberdeen Beach (17km) boasts a sweeping stretch of golden sand and is one of the best places in Scotland to spot bottlenose dolphins during the summer months. Stonehaven Beach (12km) offers a traditional seaside atmosphere, while Balmedie Beach (47km) and St Cyrus Beach Nature Reserve (47km) showcase miles of unspoilt coastline, dramatic dunes and rich wildlife habitats.
Golf enthusiasts will find themselves spoilt for choice. Portlethen Golf Club (5km) offers an attractive parkland course designed by Donald Steel, while Stonehaven Golf Club (10km) combines breathtaking coastal scenery with a memorable challenge. Deeside Golf Club (17km), Royal Aberdeen (20km) and the acclaimed Trump International Golf Links (50km) provide further opportunities to experience some of Scotland’s finest golfing landscapes.
