Dune Road Cottage...along one of America's top ranked private beaches.

Located in the Village of Westhampton Dunes, this beach house has 2 stories of Wrap Around Decks offers Breathtaking Views of both the Ocean and Bay.

It is perfectly situated for your Family and Friends to enjoy the Ocean Breezes and local restaurants the Hamptons are known for.

The house has Hardwood Floors, Cathedral Ceilings, Skylights, Landscaped Grounds, Central AC, Propane Gas Grill, and Parking for up to 6 cars.

The layout of the house is 3 Bedrooms on the First Floor (1 Master with a Queen size bed, Full Bathroom w/ Shower, and personal access to the Porch, 1 Small Bedroom with a single bed and Full Bathroom w/ Shower, and 1 Large Bedroom with a Full bed). The Washer and Dryer are also located on the first floor for your convenience.

The Second Floor contains the Living Room w/ 42 inch Flat Screen TV (Digital Cable) and Glass Sliders leading the the Wrap Around Deck and its Views of both the Ocean to the south and the Bay to the north. The Second Floor also contains brand new granite Kitchen w/ brand new stainless steel appliances, and a Full bathroom w/ shower, and the Dining Area.

The Third Floor of the house contains a very large Sleeping Loft that can accommodate an extra five people. There are Five Single Beds. We've found that many families like to split the house up into adult in the masters downstairs and the kids in the loft but obviously that's up to you -its your vacation!

The Beach is Private and is occupied only by the families on the block. You do not need a beach pass or any type of ticket to enjoy the nature around you. To preserve the sand dunes and protect the endangered species (piping plovers) that make dune road their home, the town asks that you access the beach only using the right of way across the dune line - its 4 doors from the house to the East. The access to the Bay for Clamming, Kayaking, or simply watching the Sun Set into is just as close.

About John

We are a couple childhood buddies who started coming out to the Hamptons after college, and fell in love with area immediately. We were born and raised in NYC and the tranquil change of pace from citylife allows us to recharge the batteries and get a moment to think. After a hard week of work, there is nothing we look forward more to than driving out to the beach house to smell that fresh ocean air and stare at the endless stars at night. Cup of coffee and a long run along the beach and all of life's troubles seem to disappear.

Why John chose Westhampton Beach

There were two factors at play when we picked the location. First we decided on Westhampton Beach because we didnt want to be spending the majority of our off-time stuck in the traffic you run into in Southampton to Montauk. Secondly, we decided on Dune Road because at the end of the day you go to the Hamptons to be at the Beach - not a 10 minute drive from the Beach. I wanted to be able to walk out the door and take a dip. Also, there is a small town feel to Dune Road you don't get anywhere else in the Hamptons. Neighbors know eachother and wave hello which I like.

What makes this house unique

The greatest benefit of the house is the location. The ocean is directly across the street and the bay is accessible right behind the house for sailing or clamming. Its a beachlovers dream location and when the kids of the family are out they love to walk down the road to Cupsogue State Park for the music and ice cream only 10 houses away.

Perfect Summer Getaway

My friends and I rented the house for a week in July. We all live and work in New York City and needed an escape from the chaos and this house couldn't be any better! The layout of the house worked out great for the dynamic of the group. The two bedrooms on the first floor were perfect for couples and the loft space on the third floor for the singles. The kitchen, dining area and common room are located on the second floor along with a wrap around porch, which is the perfect spot to enjoy an after beach cocktail.

Location of the house was exactly what we were looking for. Beach access is a block away; the area is residential (less traffic) but only a short drive to restaurants, bars and shopping.

The owners were very helpful and provided us with solid recommendations for things to do, restaurants and nightlife. We'll most definitely be back in summer 2017!
