CASA ENSUENO: This is a rustic spacious semi-secluded villa in quiet Tankah Beach near Soliman Bay. It has a dramatic and unique open air floor plan, with a center palapa roof, and a stunning rock wall in the living area that drops right into the stunning outdoor pool! A full kitchen, living room and dining room are on the main level. There are three adjoining private lockable air conditioned bedroom suites, all similar. The 3 suites are spacious and simple, yet offer ocean/beach views, seating areas, a/c, ceiling fans, en suite bathrooms and closets, and, a safe. It is adventure and resort living all morphed into one wonderful beach villa rental! Just because you get a great deal doesn't mean you don't get spoiled. Daily cleaning except on Sundays. Meal preparation can be arranged with the sweet on-site caretakers Mariela and Armando (a client favorite experience you can set up with the staff - there is a fee for grocery shopping, meal prep and tips - plus guests will have to pre-pay the staff for groceries - but this is still a very affordable and lovely option for at least one meal- coordinate with staff upon arrival). There is a large BBQ grill poolside for the guests to use (pick up your own charcoal). The kitchen and dining areas are protected from the elements. You'll find wireless internet to post photos to make everyone you left behind jealous!
VALUE: You will find you can rent this private rustic beach villa with a pool and staff, for the price of a condo. It is an incredible value for those who are not looking for a luxury villa, and love the outdoors! It has recently had a ton of cosmetic issues fixed without much increase in rate (eg, new paint, replaced pool tiles, updated palapas, new gate, new sconce lights etc.), and a few more things on the list to do, but none that will take away from your enjoyment. This villa rents out almost every week of the year due to its exceptional value, mixed with a charming onsite staff, and incredible location! Don''t miss out.
LOCATION: This villa is all about location, location, location..... Built as an open air villa on the beach of Tankah Bay, north of Tulum, just south of Akumal, Playa Del Carmen and Cancun. You can taunt friends and family back home with your Instas and postings from Ensueno, it is set in paradise! Check out the Tankah cenote just a few lots away! And no worries, if you don't have a rental car to explore with, the staff can call a taxi, or there are some great restaurants and a small tienda for sundries right down the beach, a short walk of 5+ minutes. Tankah Bay has a security gate, and the staff live on site here, so they are there for the guest's needs.
AMENITIES: The photos are all recent, taken in 2017, and there have been even more improvements since. The architecture and views from this home are awe inspiring. This villa comes with 1-2 kayaks, air conditioned bedrooms, kitchen appliances, 4 bathrooms, an outdoor shower, large rooms, a palapa roof, beach loungers and your own personal staff, who live on the compound in the casita.
THE SCOOP: The main level of Casa Ensueno includes the open air circular living area with large built in sofa and raised kitchen and dining areas, and the pool starts in the living room! The cushions are vinyl since it is an open air setting. Each of Casa Ensuenos’ spacious air conditioned bedrooms are enclosed areas, constructed of conventional block and concrete, and have their own bathrooms and large terrace. The bedroom suites are designed for privacy and security, simply furnished with king beds, one single futon and have beautiful views of the Caribbean and Tankah Bay. Think of this house as an open air lobby with 3 private hotel room suites attached. Families with small children need to know the pool is open, and the bedrooms are not attached to each other, but ironically, most of our guests are families with small children! Also on the main level, with access from the central living area is a large master suite, large and equipped with everything you might need including a open tiled bathroom, walk in closet and private patio area facing the pool. There are two single futon chairs which can easily be moved to other rooms as well, or are great for kids to sleep on.
RENT CASA DE ENSUENO! This villa is all about location and value. Guests will feel connected to the world outside by internet while enjoying the creature comforts of a private vacation rental beach villa. This is classic Riviera Maya! A coral sand beach, cool ocean breezes, and the turquoise ocean against a blue sky as far as you can see. Coral rubble on the edges of the beach keep the traffic low in front of the house. The bay in front of the house is coral filled and fabulous for snorkeling. Paradise surrounds you.

Amazing location, super Zen ,perfect for our needs
4 professional woman looking for Zen and paradise and we found both at Casa de Ensueno! The beach was super private and Armando and his wife kept the grounds and interior in great shape. Pool and beach were pristine! They were very accommodating and Armando made us a lobster dinner to die for! This location felt safe and very private and yet within walking distance to some great restaurants and a cenote too! Perfect vacation and we will be back!!
Beautiful property in a great location!
This house is amazing and beautiful. The view is to die for and the pictures don't give it justice. The rooms are quite large and in good condition. The kitchen is fully equipped and the only thing missing was a wine key which was provided by the house manager, when requested. There is limited outdoor seating, in light of the people it can sleep. There are several patios and none of them had seating other than 4 beach chairs. However, an extra plastic chair was provided to accommodate our 7th guest, a child. The house manager on property is challenging to deal with. They prepared tasty breakfast meals but be prepared to not only prepay for this service before it's been provided, pay for their gas and groceries that they will need, but also feed their family with the supplies that you have been charged for as well as the additional groceries needed when they run out. Also, the house manager may also proceed to argue with you about being prepaid, amounts needed, and share past experiences of other guests not tipping him. I offered a tip at the onset of our arrival as a thank you and he then got worried that I was going to tip him later. The beach was raked once while we were there and there was a ton of bug infested seaweed. So it was difficult to get out to the ocean or move the kayak out. But once out on the water, you can snorkel and see neat things right out from the home. There were days when we weren't given any type of service for each of them to have "days off", other than breakfast. But we were notified ahead of time and supplies were provided. The house manager did clean towels and do laundry for an extra fee which was helpful. Other than the manager, this house is well worth the experience and beauty it has to offer. It's close to nearby convenient store, restaurants, hotel with bar, and a beautiful cenote nearby.

We're sad to hear that you had some challenges with the caretaker, the guests normally rave over him. He does need to collect for groceries beforehand, as he does not have the the kind of cash it would take to pay for them out of his pocket. He has also been stiffed by some groups recently on both tips and groceries, so it sounds like that he was nervous about that- we'll talk to him and the owner/manager about this. We can better fill guests in ahead of time too so that they know what to expect. Staff who offer this service at any of our rentals normally charge the grocery funds upfront, and charge a 10% shopping fee + a gas/hourly fee (~$25ish) on top of the per person meal prep cost. We will also follow up on the personal groceries issue - we have not heard of this before - we hope it was a misunderstanding. Typically his pollo pibil meal is a client highlight for our guests - our apologies having them cook for you was not the experience it should/could have been for you. Thank you so much for filling us in so we can follow up to help avoid any future negative experiences for others. For future stays, note there are other options - professional companies such as Daveed the Chef and Riviera Maya Groceries can be hired for these services, but they will also be more expensive as they are true business'.
The seaweed was unusually thick in March - glad you could get past it to find the treasures of the bay beyond!

Good Location, Nice Staff, Defered Maintenance (3.5*)
This one is tough, there is both good and bad with this property. Armando and his wife are GREAT, can't say enough about them. The rental company was good at responding. The location is fantastic and the view is amazing. Yes, it really looks like that. It is VERY quiet and peaceful so you can really relax. It is a short walk to several restaurants so you don't have to cook each day. Most of the area is very rocky beach but it has been cleared in front of the house so you have beautiful sand to enjoy. Armando cleans up the seaweed and rakes each morning so it is always beautiful. The entry is rocky in front of the house but next door they have cleared a path to walk in easily. Armando keeps the pool clean and tidy and the house is picked up and kept spotless.
On the downside: There is a lot of deferred maintenance. The beautiful tub in the master doesn't work at all and apparently hasn't for some time. There are floor files missing in various places; the pool tiles you see missing in the photos have been replaced. The faucets are loose in the countertops so they move around. The refrigerator holds its own but only just. There are two wooden chase lounges on the beach, one had so many loose slats that I fell through and it was removed. There are 4 plastic chairs that are pretty comfortable BUT one of those is cracked in the front. Other than the plastic chairs, the living room only has the big curved seating you see in the pictures. You should note that it is concrete with pads so it isn't that comfortable. This is also an open air living situation. The living area is 100% open to the outdoors and there is no way to close it off. This means you are in the wind 100% of the time. IF you want out of the wind you must go to your bedroom or you can get a little relief by sitting at the dining table (there is a wall that blocks the prevailing wind. Remember that it is open air so if it is hot or cold that is what you get. The pool is not heated so it is near average ambient temp making it too cool to spend much time hanging out in the water. A solar heater would go a LONG ways to making it enjoyable. The outdoor shower doesn't work well; it sprays every direction and puts out too little water to rinse off excess sand.
None of these issues are catastrophic. $10-15K in maintenance would bring this place up to par. It loos like a 5* but it really is 3.5* until they fix the issues. I enjoyed my time there and you will too.
John, Thank you for your helpful comments. We are so happy you enjoyed your stay at Casa de Ensueno! The owner has been catching up on deferred maintenance and continues to do so. New wooden beach chaise lounges were delivered this week. Some things are typical for the Caribbean climate, such as the couches and all the things in the sea and salt air take a beating. We will have the staff look at the outdoor shower head to clear the holes and re-tighten the faucets. It's always helpful to hear things like this from guests to give us quick fixes! Our apologies that there was some upsetting confusion for you with the staff. Normally Armando and Mariella are as highly praised and one of the favorite parts of the experience by our guests, so please note ( by our comment here, and in most of the other reviews), this was an unusual circumstance.
I think there was sadly a lot of mis-interpretation between the guests in this party (a large group of 10), and the staff. We're so glad that you kept the communication on your many additional expectations open with the staff, us the agents, and in turn we got the owner involved so we all together could try to help Mariella and Armando meet your goals.
The staff is paid by the owner to prep and maintain the property for the guests each day, and I know they tried to adjust their hours to meet your party's late sleep in hours and other numerous extra requests. Due to all their pre-determined responsibilities, they don't have the option to be on hand for the guests all hours of the day for their personal requisitions. In general the staff does their best to try to help each and every thing they are asked to do if at all possible.
In regards to the tip, again we think there was confusion. The staff states they did not ever return any tips, and indeed were only tipped $500MXN total (~$27USD) on their last day when they did some extra cleaning and changed their schedule to support a late check out - both things requested by the clients. No other tips were given, even though the woman who departed first (who seemed to be the planner for the group), told them the people leaving after the check out time would handle the tips for the whole group of 10 for their week long stay. The rest of the adults were always complimentary in general and very kind to these 2 caretakers; so they of course were crushed to not be tipped for their other 6 days of work.
The owner has been made aware of the full situation, and in turn she has coached the staff, both during this stay, and again since, on how best to try to handle their daily duties properly and still be available to make sure they are doing their best to create a wonderful experience for all their guests. We all send apologies that their performance did not meet your expectations.

Our stay was right after a five day stay at 5 star all inclusive resort about 40 miles north.
House is as described and exactly what we were looking for. Armando and mariela did a great job keeping the place clean and cooked a bit for us. Language barrier was a challenge at times, brush up on your Spanish, or get a good translation app. Armando had a cab driver who spoke English come to assist. We didn't have a car, so we had him take us on a couple day trips. Our favorite place to eat and drink margaritas was the beach joint right across from the cenote. No frills, good food, great maragaritas and affordable.
The pool is beautiful, although it was cooler than usual so we didn't us it much. No problems with critters or insects, other that a couple mosquito bites. Very private and completely different than a resort or condo on the beach.
A couple suggestions, more than 1 kayak would be nice. Not much fun by yourself. It's quite a long swim out to the reef if you want to snorkel and the beach is rocky (but beautiful)
Only one hammock, 2 lounge chairs and 2 plastic chairs for out door use. For a house that is meant for 6 that is not sufficient.
Overall we had a great time and would highly recommend.
I rented the house for 1 week with my husband, 2 children under 3 years and my parents. Private beach and pool is amazing. Armando and Mirella the caretakers are wonderful. We asked them to make 3 dinners and 2 breakfast and everything was great, fresh and authentic. I highly recommend people to sign up for meals. The bedrooms are large, beds are firm, and cleaning is done regularly/daily. Beach towel are provided. The reef is not in great condition so those who have snorkeled extensively will not be impressed. The ocean access is hard on the dead coral, water shoes a must. Bring mosquito spray. Its a quick walk to Casa Cenote, a great snorkeling experience.
