Peaceful edge-of-village C18th converted cottage in gardens of Manor House
Idyllic and peaceful edge-of-village location (all the benefits of the village in one direction, wonderful countryside walks in the other) in an historic Conservation Area, Manor House Cottage is a stone and brick single storey house, once a farm building. The cottage is almost all on one level (couple of internal steps). There are 3 bedrooms, the double (king size bed, 150 x 200cm) and single rooms being on the same level as entry, the twin bedroom having just a couple of steps up to it. The beds are top quality Hypnos. The south facing garden (for the exclusive use of guests) has a patio area with table and chairs, gas barbecue and lawn (with a magnificent magnolia tree). Pretty flowerbeds surround the lawn and are planted to attract birds and butterflies. On the other side of the property (north face), outside the front door, there is a beautiful view across to Newick’s 11th century church (Manor House Cottage is in the Conservation Area that surrounds the church). Adding to the collection of medieval-type trees in the Manor House garden, the cottage has its own medlar tree in this front garden. Situated on the southern edge of Newick, it is only a short walk to the bakery (fresh croissants for breakfast!), shops, pubs, cafe, cricket pitch, lovely village children's playground and other amenities of the village and also, in the other direction, a short walk to beautiful bluebell woods and walks through the fields. The ease of walking to all of these, and the charm and friendliness of the village is so often mentioned by departing guests. It is also perfectly situated for those wanting to split their holiday between visits to the countryside, the coast, and easy day trips to London (fast train to Haywards Heath). There is much to see and do in this part of Sussex, with Ashdown Forest (Pooh Corner), South Downs Way, the seafront at Brighton, Bluebell Railway, vineyards (e.g. Rathfinny, Ridgeview, Bluebell), many beautiful gardens (National Trust, Yellow Book etc) and historic houses. Golf courses include Piltdown (5 minutes), Royal Ashdown (20 minutes), East Sussex National (15 minutes). For children there is Middle Farm, Knockhatch, Groombridge Place, Brighton SeaLife. The fresh flowers in the cottage will, for almost all the year except in the depths of winter, be sourced from the flowerbeds of our own garden. There is a security camera that covers the entrance to the driveway and the pedestrian gate to the road. We, the owners, are the only people with access to the recordings and it is for security purposes only.

This was our second visit, and brilliant again! It’s a fantastic area to explore – there are three pubs in the village that are all excellent, and an abundance of country walks from the doorstep. It’s also easy to go a little further a field – kayaking in Ardingly, or down to the coast. All round excellent, thank you x
Charming property, comfortable, stylish and well appointed. Helpful owner. In a pretty village with great pubs and places to eat. The secluded garden is a joy for children to run around in safety and for adults who enjoy plants, birdsong, tranquility and eating outside.
This is a lovely cottage with a beautiful garden. Jane and Martin made us feel very much at home. Everything we needed was right there. The village was charming and we loved the church bells in the evenings and on Sunday. We will definitely stay here again--it was close to so many things we wanted to see--and would recommend it to friends. We only wished we had had more time!

My daughter and I stayed here to catch up with family in the area. It was a perfect spot. Village life complete with excellent pubs, store and cafe and country walks right from the door. Beautiful private garden and spotless accommodations. So much to see and do in the area too but unfortunately we didn't have time this visit. Hopefully we will make up for it in the future. We'd love to stay again.
The cottage is spacious and very well furnished. The owners are friendly and responsive, although we lacked for nothing! The village itself has everything you would need, even if you never left it. It is also centrally located for Brighton, Lewes, Eastbourne, and Haywards Heath train station for a quick journey to Victoria. We visited Sheffield Park Garden, Hartfield (for AA Milne), Batemans (for Kipling), and Knole/Sevenoaks. Also enjoyed attending St. Mary's church, right next door. What a great stay!
We had a wonderful stay at the Manor House Cottage during our trip to England. Jane is an excellent host. The gardens are truly beautiful and the house is very comfortable.
We were staying for over a week with two kids ages four and eight. The house was very comfortable for a family of four.
The private yard is such a treat and the birds every morning were lovely to see and hear.
The house was also impeccably clean, which I truly appreciate in a rental cottage. It was one of the cleanest rental cottages I have stayed in over many years of travel.
The village is sweet and very friendly, there is a nice playground and field a short walk from the cottage, we also tried two of the three pubs and the Tandoori restaurant and they were all good in their own way.
Highly recommended and we would definitely stay again.
Just a heads up for other American travelers, we are used to houses with washing machines and dishwashers having dishwashing soap and laundry soap. There were three dishwashing tablets for the first few days, which were appreciated and there was not laundry soap - just an FYI to bring some / get some on your way in. I’m guessing this is the norm for self catering in the UK. The village shop has all you need and the Waitrose in nearby Uckfield was a good grocery store to get food etc.
Das Cottage ist sehr schön eingerichtet und war für uns als Familie mit drei Kindern genau richtig groß. Die Highlights sind das schöne helle Wohnzimmer und die schöne Terasse.
Das Örtchen bietet einen kleinen Dorfladen, drei nette Pubs und ein kleines Café, außerdem ist in der Nähe ein netter Spielplatz und es bieten sich kleine Spaziergänge über die Felder und in den Wald an.

Charming cottage in a beautiful part of English Countryside
Jane and Martin made my, and my family’s stay in their beautiful cottage a very pleasurable experience. They were always on hand to help and provide local advice/knowledge whilst otherwise providing us with lots of privacy. The cottage is well furnished with a delightful outlook, and is set on a beautiful plot on the edge of a lovely village. I would thoroughly recommend Jane and Martin as hosts and would happily stay in their beautiful cottage again.
I’ve rented many cottages throughout the Southeast using this app, and I’ve got to say this is one of the best! The property is immaculate, really nicely decorated, well equipped, and the location is perfect. Jane and Martin are wonderful hosts with lots of recommendations.
There are three really nice pubs within a short walk, a beautiful village to wander around, and loads to do with kids in the surrounding area. The Pantry was fantastic for brunch on our last day.
Our kids are 11 years and nine years old, and they loved it – a trip to the beach, Sheffield Park, local breweries and vineyards (!), lots of countryside walks, and the local playing fields right across the lane.
The cottage is really spacious with its own beautiful garden. The photos don’t capture it all - lots of time sitting with a book and the birdsong, it was very relaxing. Thanks Jane and Martin for a wonderful break!
Lovely property which is well appointed and easy access to South of England.
Great location with everything needed for a comfortable stay. gardens are a bonus feature. Street parking is the only small blemish but not a major concern.

Our second year in a row at this lovely property. Well equipped, well maintained and in a great location.
Newick provides a great base for visits to Sheffield Park, the Bluebell Railway and, further afield, Brighton and the coast.
As well as two excellent Sunday lunches at the Bull, we also had delicious pizza at the Crown.
We had a lovely holiday in this delightful cottage. The owners were always on hand to help & were charming. The cottage had a really beautiful garden, which we enjoyed. It was a short walk in to the beautiful village with 3 pubs & shops etc. We would highly recommend it!

Spacious comfortable cottage with a lovely garden.
This property is modern and bright and very well equipped with really nice quality furniture and very comfortable beds. The garden is a delight and, although in the grounds of the hosts' home, is completely separate, private and secluded. The cottage is down a very quiet lane but within easy walking distance of the pubs and shops. The hosts greeted us on arrival and told us to let them know if we needed anything. Which we didn't, as they had thought of everything. Would definitely recommend.

This property is an absolute gem. We've stayed in many cottages over the years and this has to be the best equipped one yet. Everything one could need. A personal bugbear is lack of sockets next to the beds, but the owner had provided extension leads so these were available in abundance.
The cottage is located in the grounds of the owners house, but has its own entrance and does not feel overlooked. Local services include a lovely bakery, small food shops and no less than three (!) pubs. Sunday lunch at the Bull was great, well organised in these trying times.
There are some lovely local walks, and Lewes and Brighton are an easy drive away.

This very well equipped cottage was spacious, clean and ideally situated in the village of Newick. Jane and Martin were perfect hosts providing lots of information regarding local attractions on the web site. The local pubs served up great food all within walking distance.

The cottage was very comfortable, light and airy. It is set within the grounds of the Manor House and feels nicely tucked away from the road in this tranquil spot. All the necessary equipment was in plentiful supply, and the beds were comfortable with a longer than average single bed which suited my tall son perfectly. The hosts were very helpful and friendly, making us feel welcome. We walked into the village to meet friends for dinner at The Bull one evening and enjoyed really good food.

We (family of four with adult children) spent a great week at the Manor House Cottage. Communication with the owner was excellent. The property was clean, well equipped and has a lovely garden. The location is great too - in a quiet position, within a few minutes walking distance of the village facilities but also within easy driving distance of Sussex's many attractions. We will definitely consider staying again if visiting the area.

We moved out of London to Sussex in 1997, with 2 small children, into the Manor House (a Tudor grade 2* black and white timber framed building dating back to the 1580s) and in 2001 we renovated the cottage for holiday lets.

What makes this property unique
Manor House Cottage is built partly from old stone, partly brick, and was formerly one of the farm buildings dating back to the time when the Manor House (built in the 1580s) was part of Church Farm. It has glorious views from the cottage front door across to Newick's beautiful old 11th century sandstone church - in the late afternoon sun it is a wonderful warm and mellow colour. Nestled in our garden it can seem well removed from the stresses of today's life. This is a beautiful spot, in a conservation area, surrounded by some of Newick's oldest houses.
