The Space:
Royal Blue is designed to make the most of its elevated position, with open plan living areas oriented toward the water and large windows that bring light and views into the home throughout the day. The main living, dining, and kitchen areas connect easily and open out to a generous terrace with outdoor dining, BBQ, and a level lawn, creating a natural gathering space for shared meals and relaxed afternoons.
The kitchen is well set up for holiday cooking and works comfortably for family stays or groups sharing. Large sliding doors create an easy flow between indoors and outdoors, making the home feel connected to the coastline below without feeling exposed.
A separate TV room provides a second living space, suitable for children, quiet downtime, or, on request, additional sleeping using a fold out sofa bed. This flexibility allows the layout to adapt depending on group size and needs.
The master bedroom is private and positioned to take in the sea views, with a king bed and full ensuite. Two further bedrooms sit on the same level, both light filled and comfortable. The home offers level entry from the driveway and includes easy on site parking.

Guest Access:
Guests have use of the entire home, decks, gardens, lawn area, BBQ terrace, and parking.
Check in is from 2:00 pm. Check out is by 10:30 am. Early or late check in may be available by arrangement and may incur a fee.
The Neighborhood:
Royal Blue is positioned between Palm Beach and Onetangi, making it an excellent base for exploring the island’s best swimming, dining, and vineyard experiences.
Nearby, you’ll find the Onetangi Valley wineries, Stonyridge, Te Motu, Wild Estate, Tantalus, as well as Casita Miro and The Heke Brewery & Distillery in Onetangi, perfect for casual dining, brewery flights, and relaxed afternoons outdoors. Te Whau Peninsula’s sculpture walks and coastal tracks are close by, and Rocky Bay’s boat ramp and fishing spots are just a short drive away.
With beaches, cafés, cellar doors, galleries, olive groves, and bush tracks all within easy reach, the home offers a quiet retreat with every island experience nearby.
Getting Around:
The closest bus stop is on O’Brien Road, linking you directly to the island’s main route between the Matiatia Ferry Terminal, Oneroa Village, Ostend, The Heke Brewery, Palm Beach, and Onetangi Beach. Many of the vineyards and restaurants sit along this route, making public transport a simple option.
Taxis and shuttles operate across the island but can be expensive during peak times, advance booking is recommended. The property includes easy, level parking for guests planning to drive.
Other Things to Note:
The property runs on rainwater tanks and guests are asked to help conserve water as part of Waiheke’s sustainable island practices.
Minimum stays apply year-round: seven nights mid-December to early January, three nights for the remainder of January and all holiday weekends, and two nights at all other times.
