From Geddes Ave you can stroll to Green Square Station (T8), putting you one stop from Central and within easy reach of the CBD, UNSW, and the eastern beaches. Daily needs are covered at nearby East Village with supermarkets, gyms, and eateries, while Danks Street, Alexandria and Surry Hills offer destination dining minutes away. Weekend leisure is effortless with Joynton Park, Tote Park, Mary O’Brien Reserve and the Gunyama Park Aquatic & Recreation Centre all close by. Excellent bus links and cycle paths make getting around simple, and Sydney Airport is a short trip by train or car. Buses: Frequent services on Botany Rd, Bourke St and Joynton Ave take you to the CBD, Surry Hills, UNSW, and the eastern beaches. Stops are a short walk from the apartment.

Walking & cycling: Flat streets with dedicated cycleways (incl. the Bourke St cycleway) make it easy to get around locally. Most cafés, parks and East Village shops are 2–8 minutes on foot.

Rideshare & taxis: Uber/DiDi and taxis are plentiful here with short wait times.

Driving: Quick access to the Eastern Distributor/M1. Off-peak it’s ~10–15 mins to the CBD and ~10 mins to the airport (tolls may apply).

Parking: Street parking in Zetland is limited and time-restricted in many zones always check signs.

Please review all house rules carefully before booking and follow them during your stay. Failure to comply, or causing property damage, may result in immediate eviction and charges for repairs or replacements.

🏠 HOUSE RULES & POLICIES

➼ Smoking Policy: Absolutely no smoking anywhere on the property, especially indoors. Violations will result in a $300 fine plus professional cleaning costs ($200–$400 additional).

➼ Property Respect: Please treat the property with care and respect. Clean up after yourselves, wash dishes, dispose of rubbish properly, and leave the apartment tidy upon checkout.

➼ Strictly No Parties, Loud Noise, or Events:

This is a residential building in a quiet neighborhood.

No parties, events, gatherings, or loud music are permitted at any time.

A noise monitoring device is installed on-site to ensure compliance.

Excessive noise, complaints from neighbors, or violation of this rule will result in immediate eviction without refund and potential fines.

➼ Guest Limit: Maximum occupancy is strictly enforced. Additional guests not declared in your booking will incur a $50 per person per night fee and may result in booking cancellation.

➼ Check-In/Check-Out Policy:

Standard check-in: 3:00 PM – 10:00 PM

Standard check-out: Before 10:00 AM

Late check-ins outside agreed times will incur a $50–$100 callout fee depending on circumstances.

Early check-in/late check-out requests are subject to availability and may incur additional fees.

➼ Key Responsibility: Lost keys will incur a $250 replacement fee due to building security requirements. Keys must be kept secure and returned at checkout.

➼ Damage & Missing Items: Any damage to furniture, fixtures, or appliances—or missing items—will be charged at replacement cost plus a $50 handling fee. Please report any pre-existing damage immediately upon arrival.

➼ Utilities & Amenities: Please be mindful of electricity and water usage. Do not leave the air conditioning, heating, or lights on when not in the apartment. Excessive utility use may result in additional charges.

➼ Building Rules: Respect quiet hours (10:00 PM – 7:00 AM). The building has CCTV security cameras in common areas.

➼ Age Requirement: The primary booking guest must be 21+ years old and present throughout the stay.

➼ Compliance: All guests must review and adhere to these rules. Non-compliance will result in immediate eviction without refund, and guests will be held liable for all costs, damages, replacements, and associated fees.
