Villa 13 is a calm, water-facing escape — where the outlook does the work and the pace naturally slows.
Set right on the lagoon with two generous decks, this villa captures everything that makes South Shores special. From the shimmer of the water and the sound of the fountain, to views across to the pool and out toward the rolling hills, it’s a space that feels open, peaceful, and deeply connected to its surroundings.
Designed for relaxed coastal living, Villa 13 places its main living spaces upstairs - making the most of the views from every angle.
The open-plan kitchen, dining and lounge area flows seamlessly out to an elevated deck overlooking the lagoon. It’s the perfect spot for slow mornings with coffee, long lunches, or evening BBQs as the light softens and birdlife moves across the water.
A second deck off the master bedroom offers a more private place to retreat - quiet, sheltered, and ideal for those early morning moments or a peaceful pause during the day.
Downstairs, all three bedrooms are thoughtfully positioned to create a sense of separation from the main living area. The master suite opens directly onto the lower deck with uninterrupted lagoon views and includes its own ensuite. Bedrooms two and three are spacious and share a central bathroom, making the layout ideal for families or small groups.
Comfortable, light-filled, and easy to settle into - this is a home designed for switching off.

Normanville is the kind of place that gets under your skin in the best possible way. A relaxed coastal town where life slows down, kids roam a little freer, and days are shaped by the tides, the weather, and whatever feels good in the moment.
Set on the stunning southern Fleurieu Peninsula, Normanville offers that perfect balance of easy beach living and genuine country-coastal charm. It’s not flashy or overdone - it’s warm, welcoming, and beautifully unpretentious. The sort of place where barefoot is the norm, smiles come easily, and time somehow stretches.
Mornings might start with a coffee in town or a beach walk as the sun rises over the water. Days are filled with swimming, sandcastle-building, bike rides, and lazy lunches. Afternoons drift into fish and chips, golden sunsets, and kids playing “just one more game” before dinner. And at night, the stars feel closer, the air is fresh, and everyone sleeps well.
🌿 Why guests love staying in Normanville Family-friendly beaches with calm waters and long stretches of sand A relaxed, safe village feel where kids can ride scooters and bikes Local cafés, bakeries, and takeaway spots that don’t take themselves too seriously Easy access to iconic Fleurieu highlights like Second Valley, Rapid Bay, and Lady Bay Beautiful coastal walks, cycling paths, and open spaces to explore Close to great food, wineries, and scenic drives, yet far enough away to truly switch off
Normanville is also one of those rare places that’s just as magical in winter as it is in summer. Cooler months bring crisp beach walks, moody skies, long lunches, cosy dinners, and that feeling of being wrapped up somewhere special. Summer delivers endless beach days, salty hair, and sun-soaked memories.
It’s a destination that works for families, multi-generational groups, couples, and friends - whether you’re here for adventure, rest, or a bit of both.
Most guests arrive planning a short stay… and leave talking about when they’ll come back. That’s the Normanville effect.
It is great to have a car to explore this gorgeous region and all the Fleurieu has to offer!
