Conveniently located near historic downtown Santa Fe, this two bedroom, two-and-a-half bath home also gives you easy access to the nearby pueblos, where you can immerse yourself in the rich Native American history and culture of one of the country's most unique areas.

Just minutes from downtown Santa Fe, Casa Viva sleeps five people comfortably and is built in the Pueblo Revival adobe style. A light, bright, open-concept living area features tiled floors, wood ceilings (complete with viga beams), comfortable furnishings, a corner kiva fireplace and large flat-screen cable TV and entertainment system. Plenty of windows and skylights let in natural light and offer inspiring views of the surrounding terrain. Gather at the large, farmhouse-style dining table to enjoy a family meal or game night. Close by the spacious kitchen features a kitchen island and eye-catching Talavera tiles, while the expansive wood cabinets are well stocked with all the cookware, dinnerware, and utensils you’ll need to prepare your favorite Mexican dishes (or heat up leftovers from one of the many culinary delights the area has to offer).

Casa Viva's main bedroom features a luxurious queen-size bed, outdoor access and en suite full bathroom. The second bedroom boasts a comfortable queen-size bed and ceiling fan. Just off the second bedroom, a sitting room with twin bed is perfect for your little one or any overnight guests. Two gorgeously tiled full bathrooms plus a half-bath mean no waiting in line to get ready in the morning, and a laundry closet with washer and dryer let you pack light. A private enclosed patio and private balcony offers a spacious retreat where you can sit and enjoy sunny New Mexico's mountain views by day and starry skies by night while you grill up some steaks for fajitas.

The whole vibe of the place was not friendly. First off we could barely get the front door open, took several tries. All the doors were hard to open and stuck. Amenities were just ok. Sufficient.The artwork was the most disturbing thing of all. Some pieces were very disturbing and we had to purposefully not look at the artwork if possible. Mostly the one downstairs in the smaller sleeping area and the one in the dinnig area. The creepy saw face going down the stairs. The stairs outside going down to the front door at night are not lit at all and someone stumbled and almost fell down them. The dimly lit porch light does not help at all. Also, going up and down the stairs constantly to the bedrooms and bathroom was very taxing. Overall it is not a place we would want to go to again. Other than that it is well placed in the city and close to shopping and dining which is what we wanted.

Property management

Property management does not have 24 hours service!! or weekend calls!!?. We text called them emailed them and nobody ever called us back. That was the only negativeness about our whole trip, it was issues and we never got him resolved.

Very homey

We LOVED this place and hioefully we get the opportunity to rent again! We come to santa fe atleast once a month. And this is the best place we have stayed at so far.

I loved it, the little things, door was kind of tough to open, and the master bedroom toilet did not flush very well. Lost wifi one night (kept me off my computer, lol). But otherwise I really enjoyed it.

Beautiful, very comfortable property. Toiletries and hair dryers in the bathrooms. This is not a pet friendly property despite the description, but not a problem for us as we had no pet with us.

Great location/property

Casa Viva was the perfect retreat. Having grown up in Santa Fe, NM, I chose this home primarily for its prime location—within walking distance of the Plaza and close to all the attractions we wanted to explore. The house was impeccably clean, and the multiple patios provided a serene and relaxing atmosphere. The rooms were spacious, each featuring its own full bathroom, adding to the comfort of our stay. While the upstairs half-bath toilet made a peculiar sound after flushing, and the Wi-Fi signal was stronger downstairs than upstairs, these were minor inconveniences. Parking was a bit tricky, especially when family came to visit, but a helpful neighbor suggested alternative parking spots, which made things easier. The neighborhood was exceptionally quiet at night, adding to the overall charm of the stay. The management company’s staff was very friendly, and picking up the keys was a breeze—just a five-minute drive from the property. I would highly recommend this home to anyone looking for an authentic Santa Fe experience.

This is a very nice condo in a perfect location. Private patio for dogs, small upstairs patio looking over mountains. High ceilings, lots of natural wood. You'll enjoy it!

Amazing stay except...

The property was beautiful and cozy. The whole trip was awesome. One thing was an inconvenience that we assumed had been taken care of. We had read a review of the property that stated the heater wouldnt shut off. The property managers responded to the review that theyd get it taken care of immediately. We assumed it had. Had to sleep with windows open in the bedrooms to stay cool. The house reached 88 degrees with outside temp under freezing. I believe around 22 degrees. With the windows open we slept great. Floors were heated so that was nice too. We were out of the hose during the day skiing but when we would return it was quite hot. With all 3 thermostats turned to off.

Too warm

Nice spot, the checkin process was a bit of a hassle to have to drive 10 min to pick up and drop off keys. The condo was also extremely warm when we arrived and the heat did not seem to want to go off, making temp regulation inside difficult. Other than that it was great for our purposes!

Comfortable and would stay again

The condo was spacious, clean, comfortable, well stocked, and has several outdoor spaces. Though we would stay Casa Viva again the lack of a/c during the warm months could make the house uncomfortable, also I imagine 4 wheel drive would be necessary to exit the driveway during ice and snow.

Incredible!

We were so impressed! The condo was spectacularly clean and well-appointed. We loved the views from the upper decks. They layout was perfect for two couples, one with a teen son. Hard to tell from the photos, but one bedroom actually has another (third) small bedroom adjacent, so their son had his own little nook. We had a minor issue with one toilet, which was resolved very quickly. I reported it late morning and the repairman was there within just a few hours. Kokopelli Properties impressed us! We will absolutely be using them again.
