Secluded Riverfront two+ bedroom cottage newly constructed on a very private section of the Mousem River with pristine views and only 10 minutes from downtown Kennebunk Maine. This cottage is the only building directly on a mile long section of the Mousem River called Old Falls Pond. There are a few other Cottages you can see set back from the River when you boat up and down but it is rare that you will see anyone else on this pond/river. The fishing is very good with Large and Small Mouth Bass, Rainbow Trout, Pickrell etc. The Ocean is only 12 minutes away and southern Maine has many great Restaurants and Sites to see.

This location was the only cabin built on this section of the river/pond in 1950 and thus still the only cottage right on the water available to reconstructed as a new waterfront. In effect this cottage is alone on this part of the river/pond and across the river is all natural Kennebunk conservation Land so it acts as a private nature sactuary. There is no public moter boat access so no traffic on the river for you and your carry in boat.

Cozy private cabin on a quiet pond
We had such a nice visit this past weekend at this property. The house was very clean and had plenty of cozy blankets to snuggle up with for movie night with the family. The property is lovely especially with the leaves changing colors. We would love to return in the summer months to kayak and swim!

Our family had such a great week in this cottage! It was secluded yet close enough to the beach to drive. My adult children loved fishing from the dock and kayaking (even at night with a head lamp!) and my daughter said "Mom, this is the best vacation ever!" The dogs loved being able to go in the water and swim and had plenty of room to run around and play. We are hoping to go back next summer. The screened in porch was great too to keep the bugs at bay. Highly recommend for anyone who likes to kayak or fish!! Thank you Patrick Hoey for sharing such a great place!!

I don’t like to write reviews like this but I feel I must. We spent hard earned money on this family trip with the impression we were going to a family-friendly, comfortable cottage in Maine. Before renting, I read the ad and reviews for this house, and my expectations were set by what I read. The ad is deceptive. Upon arrival, you must go down a road unfit for vehicles. It is littered with old cars, piles of junk and huge potholes. When you make it to the steep road the house is actually on - it's barely noticeable from the road. The ad shows a yellow house, but it was grey and mildewed. I only figured out it was right by the windows.
Yes, it's a rustic environment but I did expect some attempts at making the outside areas around the house clean and enjoyable. The outside area had long since been covered with mildew, bugs, spider webs, & tree debris. The screened porch didn't offer a haven, it had holes where the insects were getting in. Everything was dirty and covered with bug goo.
The bug problem continued on the inside of the house. My sons woke up with bug bites, one had a bite mark so scary looking I almost took him to an urgent care. So many ants, in fact, we were sweeping them up over and over again. I am on vacation, why should i have to deal with this? The bathroom, the shower in particular, was coffin-sized and drizzled a micro mist on your head. You can’t possibly get clean or even rinse the soap out of your hair. Even the toilet paper was the cheap one-ply stuff. Did I mention there were bugs all over the bathroom too? The ad says towels are provided. We were provided 4 bath towels for 4 people for 5 days. No washer and dryer - so what do we do, use the same towel for 5 days? We had to buy towels. Beds were NOT comfortable at all. TV was old with limited service. This house is fine for a place for people to crash as the area around it has great places to visit and enjoy but if you want to stay at the house and enjoy the amenities - i would say don’t - the amenities are very poor. I would say more but the review is limited by character count. In closing I would like to say that i feel that there was not much thought given to the comfort and enjoyment of the vacationers at this house. Nothing felt comfortable or clean and when the ant invasion would not stop and my son found ants in his bed, we decided to leave a full day and a half early. We actually prefered to go home early than to stay and deal with it any longer.
New furniture, beds and two flat screen TV's added 7-4-18 after this review. Maid Service did find ants after this guest stay so professional fumigation done 7-5-18 and no ants or other bugs seen since.
Away from the beach bustle, but close enough to get there easily
My family and I stayed here for a number of days and we were very satisfied. The home is spacious and a great design for small to medium families with plenty of room for older kids to have their own space. The best part is that if you can’t decide if you want to go to the ocean or stay at the freshwater cottage, it’s easy to do either. A 15 to 20 minutes drive puts you at Wells or Drake’s Island, and York is only a little more of a drive. The home itself is comfortable and easy to get to with pretty much everything you need on site including cookware and utensils. The owner is very friendly and easy to reach if you have questions, and he is very responsive. One thing I would mention is that from what we could tell the home does not have central air conditioning, although it was not needed while we were there. I would be very likely to rent this property again in the future, I felt it was a very good value and well suited to families looking to get away from the busy and cramped rentals at the ocean while still having convenient, easy access to the beaches. All while keeping the option of swimming in freshwater right in the backyard!
We loved our stay. We can't say enough good things about Patrick's place. The cottage is roomy and very comfortable with the perfect location that was peaceful and private. Was very relaxing and can't wait to find time to get back for another visit.
This cottage is in a very private secluded location on the Mousam River five miles upstream from Kennebunk, ME. This one mile long section is called Old Falls Pond because it has a dam downstream that produces a great fishing and exploring area as no other Cottages are on the lake front. Bring your own Canoe, Kayak or Small carriable boat and you can explore both sides (the opposite side is Kennebunk Conservation Land) of the river including some rapids upstream. Below the dam you can also hike for miles and see the original natural rapids created centuries ago after the last ice age.
