IMPORTANT NOTE: Due to HOA strict regulations, gatherings exceeding 12 peopleā€”including daytime visitorsā€”are strictly prohibited. So, If you are planning a gathering with more than 12 people (8 overnight guests max and 4 daytime visitors max), we kindly ask that you do not book this property. Thank you for your understanding and cooperation.

****CRITICAL HOUSE RULE: The Primary Renter must include all overnight guests in the VRBO reservation. Please ensure that your overnight guest count on VRBO accurately reflects this. This property also allows a maximum of 4 daytime visitors.

GUEST LIST REQUIREMENT: (HOA Compliance)
At least 10 days before arrival, the primary renter must submit:
1. His/her full name, age, phone number, and current legal address, and
2. A list of all registered overnight guests with full names, cities of residence, and ages, and
3. A list of daytime visitors (4 maximum) with full names, cities of residence and ages

***Note: If booking less than 10 days before check-in, this information must be submitted within 8 hours of booking.

PARKING: A maximum of 4 vehicles is allowed at the property. Unauthorized vehicles will be towed at the renterā€™s expenses.

POOL RULES:
- No loud music or disruptive activity around the pool area.
- Pool use is not allowed after 12:00 Midnight.
- The pool and tub are not heated, and the spa does not include bubble jets. Please be aware of this before booking.
- Children must be supervised at all times.
- The pool is professionally serviced weekly. Due to nearby trees, some natural debris (leaves, pine needles, pollen) may fall into the water. A skimmer net is provided for light maintenance.

NO PET POLICY:
No pets are allowed. A $500 fee per pet will be charged if any pets are found on the propertyā€”no exceptions.

SECURITY:
For your safety and peace of mind, exterior security cameras are installed.

RENTAL AGREEMENT:
By booking, the primary renter agrees to the full Vacation Rental Agreement, including all house rules, policies, and terms outlined during the booking process.

Great stay in Houston!

Spotless home and very quiet and beautiful neighborhood. Comfortable bed in master bedroom. Easy to contact the property manager named Dan and he responds immediately. The home has everything needed for comfort. I would highly recommend this rental. There were only 2 of us who stayed at the home but this is a great place for a family. You will love it!

This home was offered as an alternative choice to our original pick, which had an additional bedroom. It would have been nicer with the addition of a pull out bed (we had 5 adults and 4 kids). The spa was disconnected but the pool was a relief from the heat and thoroughly utilized by the kids. All the amenities for cooking meals indoors; would have enjoyed grilling, but the one provided was too small for our group. Centrally located. Overall, it was a great place to enjoy a family get-together.

Perfect fit for our family

The property was very niceā€¦lots of room to spread out for three families with two teenage boys. It is in a very quiet and upscale neighborhood. We had a couple of minor issues but communication with the host was easy and his response was quick and efficient. The beds were comfortable. The furniture was in nice shape. The house temperature stayed at a very comfortable level (it was a hot and humid 90 degrees outside). Loved the lights on the pool at night. The only question I had was based on the very limited amount of towels that were providedā€¦turns out that was a mistake made by the cleaning crew. There are no towels for pool use so more towels would have definitely been helpful. I appreciated the property managerā€™s communication from the moment I booked the property and throughout our stay. I would book this property again.

Too many rules

The rules took the fun out of everything felt watched so didnā€™t get to enjoy the pool or jacuzzi then while showering in the master bed shower the carpet around the room became wet which damaged my bag and clothing did my best to follow all of the rules but guest list no one could visit and again it felt very over watched lack of privacy but I respect the person just may not be for me

Champion Forest House

Nice neighborhood. Lots of airplane noise. Overly demanding furniture usage requirements - normal wear and tear will occur! Linen usage is overly restrictive. Same for kitchen dishes - first rental we ever had to wash, dry and put dishes away.

Weekend with friends and family

We stayed at the house for 4 nights. Beautiful neighborhood. Pretty good location for us. Half an hour to airport. House is very spacious and perfect for our group. The house is very nice. A little run down. And a whole lot of rules!! Hot tub isnā€™t heated. No towels for the poolā€¦not allowed to use the house towels. Not enough chairs outside. No hot water in one bathroom. Overall we had a good stay but could have been great with HOT Hot tub

Overall, the house was absolutely perfect! Comfortable, gorgeous, accommodating for elderly visitor, and very clean. The owner was so quick to assist us with an extremely late request - so much appreciated! We would certainly rent the house again. Our only suggestion would be for a heated pool :). Awesome property! Everything was wonderful. We didn't have any issues checking in or out. The instructions were detailed. The neighborhood is very nice and quiet. We felt safe and comfortable. There are plenty of restaurants and stores in the immediate area. We will be planning our next trip soon!

not user friendly

There are so many restrictions on using things in the house that a renter feels unwelcome. For instance, the renter can not use the clothes closet in the master bedroom. Also, you are awakened at 5AM by the train whistle from the nearby crossing.

Nice Placeā€¦many, many rules.

Everything you need. Very roomy & comfortable. Location was great. Master suite is huge! Owner was a great communicator. Be ready to read the long list of rules & conditions. It needs a deep cleaning as there was much dust and many cobwebs. Bathtubs upstairs had dead bugs. It wasnā€™t swimming weather, but pool was nice & clean.
