Speacious home with comfortable beds in each room. Separate dining and kitchen area. Media room with theater seating and arcade game. Sitting area for those zoom meetings. Beautiful backyard with waterfalls, gazebo and screen in sunroom with ceiling fan… I do have cable but No Sports Channels nor CBN! Camera outside of the home for safety. Each bedroom has pillow top mattress with protector covers. The pillows have protector covers as well. The kitchen has everything you need to cook a meal. Plenty of sitting space for everyone. The backyard is were you want to be. It’s an oasis with 2 water features and gazebo as well as a closed in sunroom with games. The backyard also have volleyball net in the summertime. The backyard has plenty of lights for those romantic nights. There is so much Duncan-Manor offers. You will leave impressed and wanting to return. Duncan Manor Comes with an Uber Eats Gift Card of 50 dollars with stays of 5 days!

Turn off the lights, lock the doors and return the keys

Flush all toilets to ensure no visible waste in toilets. Place all dirty towels in washer( do not wash). Please place all remotes back in their visible spots.

Lock all exterior doors. Please load dishwasher and run. Please turn off all lights. Please place key in the lockbox. Lastly , please have a safe trip home.

Memphis Spring Break

This property was as listed. Off the beaten path from downtown Memphis’ hustle and bustle. Great area, Host had house comfortable and nicely furnished. Didn’t get to sit out in the backyard and enjoy the gazebo due to the weather, but it did look relaxing.

Privacy/nuisance concerns from this rental

This property is physically clean and well kept. However the stay was not pleasant. My children were surveilled in the backyard and the host let me know that I was failing as a parent because my children were playing in a way disapproving of her (she was telling me this as she was viewing my children on her smart phone). There were several unannounced visits from the host and one time she activated the alarm at the property. It scared my 3 young children. She then reported that I had broken and stolen things I had not broken or stole. We are very dissatisfied.

I am confused. Didn’t you ask me to extend your stay another 12! Days? Also going so far as to say you would accommodate the next incoming guests so your family could. ………I take pride and have have put a lot of work to accommodate all my guests. I have never received such a untrue review ever! Let me address your responses.. (1) my surveillance camera notifications kept going off in the exterior backyard , I reviewed them to ensure you guys were okay. Upon doing so I see your children struggling to move ( heavy)?rocks on my water pond. Which they managed to move and throw them in the water pond. Also let me add they also rearranged the rocks( which were placed in those places for a reason). I did notify you as the parents due to it being a safety concern. Some of those rocks weigh 50 pounds or more. I also notified VRBO at the time of the incident. 2nd I notified you that the pest control would be attending to the outer perimeter of the home. ( in which you were not there). 3rd ..Am unsure of how the alarm got activated in which I relayed that to you. 4(th) There was a broken knob in the kitchen along with missing towels(3) and broken trash top lid. 5th… I didn’t even get upset when you notified me “ That your Son was standing in the refrigerator and pull down one of the glass shelves in which you stated it shattered everywhere. Let me be fair and say” you purchased and ordered a replacement. Lastly it behooves me that if there was a nuisance( privacy) issue you would send me this…. We’d like to stay at your house one more week. Is there any way you can convince the people following us to change their plans? Maybe we could help them? We will be homeless on Friday. Our house is not yet liveable from our massive plumbing leak…. So this review was left under malice!!!!

Hands down, BEST place ever!

The house was absolutely gorgeous! The cleanliness of the estate was top notch. The house was cleaned to the bone and spotless. The gift basket was amazing and after a long drive, the ice cold beverages were greatly appreciated! Our amazing host was on her game the entire time and responded every time I had a question and was extremely responsive. Would recommend this to anyone traveling to Memphis, because I will definitely be staying here again upon my next visit.
