CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations made between thirty (30) and sixty (60) days from the first rental date will incur a penalty equal to fifty percent (50%) of the rental deposit. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit. In the event of a cancellation, Owner will attempt to re-rent the property. If owner successfully re-rents the property at the same or higher rate, Owner will refund Renter's advance payment and deposit in entirety. However, if Owner rents the property for less than the agreed upon rate in this Agreement, Owner will deduct the difference from the advance payment and deposit. Cancellation or early departure does not warrant any refund of rent.
An ADVANCE PAYMENT equal to 50% of the rental rate is required 30 days before arrival. The ADVANCE PAYMENT will be applied toward the rent. The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before arrival.

50% refund for cancellations more than 7 days before check-in date.
100% refund for cancellations more than 14 days before check-in date.
