Beautiful Renovated Hamptons Vacation House with Large Pool

Newly renovated, true 4 bedroom beach house, with finished basement and additional 2 full bed alcove.

Home has 2 master ensuite bedrooms with queen sized beds, located on first and second floors.

Location is prime Springs. Minutes away from EHP Resort and Gardiner Bay. By car, EH downtown 10 min, Amagansett 15 min, and Montauk 25 min.

Multiple beaches available within 20 min drive. No beach pass required to use, but each beach has its own rules regarding seasonal parking passes. A few do offer daily parking rates.

Large deck equip with fire-pit, outdoor table with seating for 10, and 2 couches. Right off the deck are 4 lounge chairs and daybed adjacent to pool.

Please note we are in a heavily wooded area and while we have weekly landscaping and pool cleaning, we cannot control weather conditions and their impact on the external factors of our home. We are happy to call in additional visits from either service if needed during your stay.

STAY FAR AWAY......

From check-in on June 28th, we faced numerous issues. The pool was dirty, not just with a few leaves as expected. The basement was frigid, around 50°F, with no way to adjust it. The host claimed it shared the same zone as the first floor, which was warm. The next day, none of the upstairs outlets worked, causing major inconvenience. I had to reset the breakers myself. On June 29th, the AC stopped working, and the temperature reached 78°F, making it unbearable to sleep. The host suggested using fans and closing windows, which were already closed. The basement remained freezing. The property manager blamed us for setting the temperature too low, supposedly causing the system to freeze, though the issues were present since arrival. For two more days, the AC problem persisted, making our $10k+ vacation extremely uncomfortable. The property manager found ice in the air handler and left it open, worsening the freezing basement. Throughout the trip, some outlets worked intermittently, requiring more breaker resets. On the second to last day, we had no hot water and were told to check the circuit breaker again. We spent the last 24-36 hours with no hot water. Despite documenting and complaining about these issues, the host did nothing to remedy the situation. The freezing basement and lack of AC in main living areas from the start were exacerbated by the property manager's actions. This experience was brutal, and I strongly recommend avoiding this property.
