Property description

Nestled in the historic 'uptown' neighborhood where the the first pioneer families settled, Cocopah Cottage has been restored to pristine condition. Located at 325 Smith Road, you'll feel you've arrived at Sedona of the 1930s. This house is for someone who wants authenticity, a taste of Southwestern history and to feel truly at home in ‘old’ Sedona. It’s a five minute walk to all shopping, dining, and entertainment, ten minutes to hiking trails, and an hour and a half by car to the Grand Canyon.

The cottage has a red rock stone foundation, a flagstone patio and garden, two bedrooms, one full bathroom, one three-quarter bathroom, kitchen, living room upstairs, downstairs game room and storeroom. There is off-street parking for 3 vehicles. The sunny living room has a large working red rock fireplace, antique oak furniture, new designer Southwest sofa bed with upgraded queen-size mattress, leather easy chair, 32 inch flat screen TV, Bose wave radio and CD player, library of contemporary fiction, Southwest and Native American history.

The country kitchen is reminiscent of an old farm kitchen with its original oak floors and cabinets. Silverware and dishes for eight are furnished as well as placemats, napkins, towels and cleaning supplies.

The master bedroom has original oak floors and a new queen-size sleep number bed with brass headboard and antique furnishings. An assortment of bedding includes cotton sheets, flannel sheets, hand-knit afghans, down comforters, Pendleton blankets, and patchwork quilts. The second bedroom has a double bed, ample closets and en suite bathroom with tub.

Two outdoor patios contain table/chairs/umbrella and gas barbecue.

Owner info

Year Purchased: 1985

About the owner: Ann Thompson Fabricant, a native Southwesterner, is the founder of 'Cocopah', Arizona's oldest bead store located in Tlaquepaque in Sedona. She is also an author and used the advance money from her first book, The Organic Baby Food Book, to fund the start-up of Cocopah. 'Cocopah Cottage' is the historic house where she raised her son. This year she opened a second location, a salon/studio/consignment gallery called 'Cocopah North' in Creekside Plaza, across the street from Tlaquepaque. She is also at work on a trilogy of novels about the complex and changing realities of the new west.

Why the Owner Chose Sedona, AZ, USA:
I love this house and have so many good memories of my life there. I needed a large space for my expanding business but did not want to sell the house as I may eventually retire there.

The Unique Benefits at this House:
Located at 325 Smith Road the unique feeling of being immersed in 'old Sedona' is almost transcendent. As Sedona evolves into a fast lane resort town, this house recalls the bygone charms of the early pioneers. It was lovingly crafted for a family to spend their life there, not a thrown-up condo or contractor spec house designed for profit only. Also, you can walk to all shopping and restaurants in five minutes and within fifteen minutes by foot, you can be on a hiking trail in the National Forest.
