Nestled in the historic 'uptown' neighborhood where the the first pioneer families settled, Cocopah Cottage has been restored to pristine condition. Located at 325 Smith Road, you'll feel you've arrived at Sedona of the 1930s. This house is for someone who wants authenticity, a taste of Southwestern history and to feel truly at home in ‘old’ Sedona. It’s a five minute walk to all shopping, dining, and entertainment, ten minutes to hiking trails, and an hour and a half by car to the Grand Canyon.

The cottage has a red rock stone foundation, a flagstone patio and garden, two bedrooms, one full bathroom, one three-quarter bathroom, kitchen, living room upstairs, and a downstairs game room. There is off-street parking for your vehicle. The sunny living room has a large working red rock fireplace, antique oak furniture, rocking chair, leather easy chair, 32 inch flat screen TV, Bose wave radio and CD player, library of contemporary fiction, Southwest and Native American history. A collection of Southwestern art and antiquities give the cottage a warmth and sense of history hard to find in Sedona.

The country kitchen is reminiscent of an old farm kitchen with its original oak floors and cabinets. Features include a gas stove, microwave oven, washing machine and dryer, coffee maker, toaster, cast iron skillets, and stainless steel cookware. Silverware and dishes for eight are furnished as well as placemats, napkins, towels and cleaning supplies.

The master bedroom has original oak floors and a queen-size sleep number bed with brass headboard and antique furnishings. An assortment of bedding includes cotton sheets, flannel sheets, down comforters, and patchwork quilts. The second bedroom has a double bed, ample closets and en suite bathroom with tub.

Two outdoor patios contain table/chairs/umbrella and gas barbecue.

About Ann Fabricant

Ann Thompson Fabricant, a native Southwesterner, is the founder of 'Cocopah', Arizona's oldest bead store located in Tlaquepaque in Sedona. She is also an author and used the advance money from her first book, The Organic Baby Food Book, to fund the start-up of Cocopah. 'Cocopah Cottage' is the historic house where she raised her son. This year she opened a second location, a salon/studio/consignment gallery called 'Cocopah North' in Creekside Plaza, across the street from Tlaquepaque. She is also at work on a trilogy of novels about the complex and changing realities of the new west.

Perfect get-away place

This cottage is a perfect get away place! It's amazing how quiet and peaceful the neighborhood is when it is just a short walk to main street. Many beautiful places around there to walk our pups every morning. The cottage is very comfortable and welcoming, with a feeling of being at home. It has everything you need for comfort and relaxation. The front porch is a wonderful reading spot in the mornings and evenings. The large living area was a great gathering spot with our family. The bedrooms are very comfortable. Perfect location when visiting Sedona.

Authentic Old Sedona experience

I loved this house because the original part of it has old oak floors, and the wood-burning fireplace with masonry draft is a rare find in a rental. Owner provided firewood. The furnished kitchen had everything I needed to have an authentic Sedona "cabin" experience. Ah, home cooked meals eaten by the fireplace. Laundry facilities after a hike were much appreciated!

Charming, bright home away from home.

Delighted to stay at this charming historic home for the Sedona Film Festival. Perfectly located-walking distance from Pink Jeep for your weekend tour of the red rocks, or Wildflower Bread Company where you can enjoy a coffee/tea with a pastry while admiring the sun rising on Snoopy Rock.

The home is wonderfully cosy with beautiful period decor. Hand sewn quilts in the bed, a collection of vintage Tlaquepaque plates on the wall, antique furniture, an enormous living room with a stunning view to enjoy in day and a working fireplace to enjoy in the evening. There is also a patio to read a book on a lounge chair or have a snack al fresco. And, a billiards room if you enjoy pool.

The bedrooms, each with a separate bathroom are located on separate wings, perfect if you're here with children or sharing the home with a friend. Plus, there is a full kitchen (no dishwasher) to make healthy meals and the bonus of all bonuses, a washer and dryer.

There are thoughtful touches that make this home extra special: a fabulously stocked book shelf with excellent literature, a closet full of toys and teddy bears, laundry detergent and dryer sheets, spices, a huge range of pots and pans for the serious gourmet-even a garlic roasted and the cherry on top? A wood pile with dry leaves for kindling.

A wonderful, cheerful and creative abode complete with modern conveniences like WIFI. You will love your stay here.

Home away from home :)

As a traveling nurse, staying at the Cocopah Cottage was absolutely comfortable, cozy, and convenient for myself, my mother, and my two dogs. We enjoyed 3 seasons there (end of summer, fall, and part of the winter). What an absolutely beautiful and comfortable home to be in. I work nights and was at ease with my mother home alone there, my dogs and I enjoyed many wonderful hikes around Sedona, and of course shopping and dining were just a few steps away :) The neighbors were very friendly; I definitely felt at 'home'. Thank you Ann for sharing your home!

Old and Cold

The house is in a great location, OK size, OK layout with nice views from the family room and a good fenced yard. The disappointment was how much it needs updating, how cold it was (December visit) in all but the family room and how poor the lighting was. The washer and dryer are in the kitchen, there was no dishwasher, the bedrooms and bathrooms needed a space heater, and the entire house could use a good deep cleaning. The gas stove had a leak and was red tagged by the utility company. The owner did give us a rent adjustment and said we would have a new stove installed on the 26th....never happened and we never heard from the owner at all.

Owner's Response: 1. The stove developed a gas leak after guest had been there a week. Guest was offered a full refund to vacate, but chose to stay at substantially reduced rate. I drove 18 miles same day to buy new stove. None available, two week delivery. I bought a toaster oven and hot plate for them to use. The kitchen does have a microwave. What more could I have done? 2. In fact, the cottage does have two space heaters in the closets of each bedroom, extra down comforters, flannel sheets, and a wood pile to use in the large open fireplace with ventilators that throw heat all over the room. Cottage has a new furnace. 3. There is no dishwasher. That is correct. This is a historic cottage, circa 1930, painstakingly restored with period furniture, textile and antique Mexican pottery. There is no room for a dishwasher, but we do have the contemporary technological innovations of Wifi, TV with a full cable package, Bose radio and microwave oven. The house is cozy, warm, and welcoming, nestled in the original pioneer neighborhood and reflects the charm and authenticity of that era in the West. 4. It's just not true that the cottage needed a 'deep cleaning.' Any guest, before or since this guest, will attest to that. We spend a full day or more cleaning between guests. All dishes and silverware are rewashed, carpets shampooed, windows washed, stained linens removed, rafters dusted, etc.

OLD HOUSE, FABULOUS LOCATION!

I was skeptical about a VRBO that had such few reviews months apart. I did some research and decided to give this house a try for the location and price. The house worked for us and we were very comfortable there.

Fabulous location!! This historic home is located in uptown, a few blocks from the main tourist area, but in a quiet older neighborhood. The location is perfect for walking to uptown and launching in any direction for all the wonderful sights of Sedona.

As you walk in the gate you are greeted with a flagstone patio, flowers in a pots and patio seating. There is an oak rocker on the porch. The house is surrounded by large lush trees, which block most of the views of the red rocks but gives you a nice sense of privacy. The yard was fully enclosed with a BBQ. The gate handle was not secure, a bit of hassle but workable.

It is an old home with all the quirks and charm you would expect, however there have been many improvements to the house. The living room is very large with a beautiful rock fireplace, comfortable leather couch and chair, an oak table and desk. A flat screen TV, DVD player and wifi are provided in the living room. The wifi worked great, never could get the DVD player to program properly.

The kitchen and eating area have an old house country feel with a blue checkered table cloth and curtains. The kitchen, with homemade original cabinets and wood flooring, is funky but everything you need is there and works fine. There is plenty of storage and the cabinets were stocked with basic staples and a nice spice/tea selection.

The master bedroom is comfortable with a very nice sleep number mattress, plenty of linens and closet space. There is not adequate lighting in that room. The bathroom off the master is very small but does have a shower, toilet and small sink. It would work for a guy but no counter space at all.

The second bedroom is an add on, small but adequate with a comfortable bed. The bathroom connected to that room is much larger than the masters, with a tub/shower combo, one sink with lots of counter space. Here again the lighting was very poor with 2 wood framed mirrors on the wall.

There was no tourist/restaurant information available at the house but the main Chamber of Commerce office is just a few blocks away. That should be your first stop anyway for your Red Rock parking pass, hiking information etc. The owner, Ann, is very The owner, Ann, is very pleasant and eager to make sure you have a good stay.
