The front patio features a very nice outdoor couch for you to enjoy your morning cup of coffee in a quiet setting. The studio unit is centrally located in the very popular and hip Mid Town area which features trendy shops, excellent dining, and a vibrant nightlife.

The space: Colorful space nestled in the unique zen yard complex of Central Phoenix. Studio with dining area as well as lounging day bed and smart TV. Fully stocked and functional kitchen for those wanting to cook in.

The location of this unit is amazing! There are many options for dining and nightlife very close, right in the area. Very close to downtown and Melrose district. Plenty of art and cultural activities nearby .

Traveler access: Travelers can access unit through coded side gate and have access and private use of the entire studio unit.

No smoking in home at any time. $500 fine applies.

Pets are allowed but must be approved prior to booking and a $100 fee applies for all approved pets.

Outdoor quiet hours start at 10 PM nightly.

Guests will have one parking spot and have access to the laundry facilities in the complex at no charge.

The Zen yard is a quiet and cozy complex with only 6 units. The neighbors are all wonderful and must be respected at all times; To protect the neighbors right to enjoy their homes, no disruptive behavior will be tolerated.

IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona recently enacted a state law §33-1806.01 / §33-1260.01 which enables cities and HOA's to obtain information about short-term renter's contact data, group composition, and vehicle data.

An online occupancy portal has been established to make the process of providing your group's information easy, and to take very little time.

* The primary renter must be 25 or older. ID verification is required for all renters.

* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy is required prior sending out arrival information.

(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting vehicle(s) and/or using ride-share services.

* Facilities Use Safety Notice & Indemnification.
All renters are required to read and digitally sign a one-page Safety Notice designed to ensure that everything possible is done to help people occupying the property to stay safe during their stay. (REQUIRED)

* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.

* Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded.

(a) Time Change Policy: All changes to the pre-established standard times for arrival and departure are considered REQUESTS only, until expressly approved by your Host. All arrival and departure time change requests must be requested in advance on your online occupancy portal. Requests for arrival and departure time changes will not be approved until the morning of the arrival and the day before the departure, and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text your host's Property Services Desk for updated information on the day of your arrival for early-arrival updates, and the day before your departure for late-departure updates.

(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host's Arrival and Departure House Rules Policy.

Return of Personal Property: Any and all personal property left at the property upon departure may be collected from the property at a pre-arranged day and time, subject to the field staff's schedule and availability to meet at the property. In all cases, if personal property is not able to be picked up at the property, and delivery of personal property is requested, the charge associated with arranging and paying for the return of personal property is $75 service fee, plus the actual costs associated with mail and/or delivery charges.
