Let the Renter Beware
Let me begin by saying this property is in a fantastic location. That's the good news. The bad news is that the material condition of the property is poor.
Some interior issues included but were not limited to:
- The ceiling/wall on one side of the A-Frame had stains from previous leakage.
- Loose plumbing fixtures
- Electrical outlets that do not have power (according the the property management company, "the whole first floor needs to be rewired").
- The fans in some of the bathrooms were very noisy.
- The knobs on some kitchen cabinets were falling off.
- One kitchen drawer completely fell apart (it was missing screws).
- The entire house desperately needs to be repainted.
- The carpeting and flooring needs to be replaced.
- The furniture is old and worn.
Some exterior issues include but are not limited:
- Rotting trim work.
- Roofing sections that are sinking inward.
- Deck structure and decking boards that need to be replaced.
- The lack of proper exterior lighting.
- Missing rails.
- Temporary jacking posts and bracing that needs to be replaced with permanent structure.
With some investment, this property could be a vacation treasure, that brought in a lot more rental income.
I hope this interview prompts the investor/owner to fix the place up.
