Woodland Heights House Rental Photos and Description

4 Bedroom, 1.5 Bathroom, Sleeps 7 - 1 King, 2 Queen & 1 Office w/Optional Crib

This beautiful four bedroom home is the perfect place to use as home base for your Richmond getaway. This 1920 home has a lovely blend of Craftsman style furnishings and interior touches. The family room features a large sectional sofa, a 46 inch HDTV flatscreen TV with Netflix, Hulu, and Amazon Prime, as well as lots of windows and gorgeous light. The living room is the perfect place to sit down and recount the day's adventures by the fireplace or over a meal prepared in the gas kitchen, cooked on the backyard grill, or delivered from any of the fine restaurants nearby. The ample bedrooms are each furnished with 32 inch flat screen HDTV televisions, as well as iPod docking clock radios. The house also features a local Richmond art & good books on area history.

The Home: Your home away from home in one of the most historic cities in the world includes a formal living room with a dining area with seating for 6, family room with a large sofa and TV, all gas kitchen, three large bedrooms (One King, Two Queen) , and a smaller fourth bedroom outfitted as an office (but which can be furnished with a Pack and Play), one full bathroom with bathtub, and one half bath . The approx. 1900 sq. ft. four square layout is very traditional to this area, and features hardwood flooring, original craftsman design details like french doors and mullioned windows, and both vintage & modern furnishings. The bedrooms are located on the second floor along with the full bath and a sun porch. There is a large fenced backyard as well as a park at the end of the block for the little ones to play. There is also off street parking for one car and freely available on street parking in front of the house for others.

Close to everything: The home has a spectacular location which is central to most of Richmond's attractions. You can walk to historic Belle Isle and a lot of the James River Park system less than a mile away. The Fan, Hollywood Cemetery, The Poe Museum, Tredagar Iron Works, Monument Avenue, Church Hill, and VCU are all less than 10 minutes by car. Downtown, MCV, Hollywood Cemetery, the State Capital, the Confederate White House, Shokoe Bottom, and Interstate 95 are more like 5 minutes. Further afield, there is a lot of Civil War history nearby and a day trip to Charlottesville, the Smithsonian or Colonial Williamsburg are worth considering.

The Neighborhood: Woodland Heights is a tree-lined neighborhood of primarily single family homes with a small number of multi family homes. It sits between Historic Manchester (home to late 1800s industrial warehouses which are no loft spaces and retail) and Forest Hill (which features a number of restaurants, shops, and taverns). Each neighborhood is about 1 mile long, so the walk from my house to the Manchester Arts district or Forest Hill Shopping district is 10-15 minutes, and the drive is less than 5.

About Christopher Menke

I purchased this property when living in Richmond in 2006. I had just left an apartment and Richmond looked like a long term locale for me so I took the plunge and bought.

Lo and behold, everything started changing and I wound up leaving Richmond, spending a year traveling before moving back to San Francisco where I'd been living until 2002.

For a few years I had long term tenants, but I wanted to share the house and the location with vacationers, as well as use it myself a few weeks each year so it has been re purposed as a turn-key spot to spend your Richmond vacation.

Christopher Menke purchased this house in 2006

Why Christopher Menke chose Richmond

I looked at a lot of homes...a lot. I saw my share of Richmond's offerings from cramped old fixer uppers to soul-less new McMansions. I didn't want either.

I wanted a house which had some character, and told some stories. I wanted a house which had modern amenities (Richmond homes really benefit from central air conditioning) and an open feel, without being freshly built and adjacent to a strip mall.

I wound up falling in love with this home because it offers a compelling blend of the old and the new. This home has large airy well lit rooms and an openness which many older homes lack, but it retains the mullioned windows and French doors and thick hardwood floors. The period details are complimented by subtle updates like the dual zone AC, and an updated kitchen.

Spacious, comfortable and convenient

  • 5 of 5

Very comfortable space and convenient location to some of Richmond's tourist stops. Chris was easily reachable when we couldn't find the keys, and everything else was perfect. It would have been good to know that there are only three beds, but it wasn't an issue for our group. I'd definitely stay there again, and recommend to others.

Lovely house, great yard for kids

  • 4 of 5

Six of us (4 adults and 2 kids) had a great time staying at this house while we were in town for a family event. In particular, the large yard was great for an active 5 year old to run around and play soccer in. The only downsides were that the house is older with doors and walls that definitely let the noise travel, which is tough when only one couple has small kids, and the tub was tough for giving little kids a bath. I would definitely recommend it, though, and if all of the people staying are on more or less the same schedule it is ideal.

The house was as described.

  • 4 of 5

The house was as described. Kitchen adequately stocked, no problems with air conditioning with lots of swing space. Nice neighborhood with street parking. It took a week to get the damage deposit back, I don't know why it took so long. Pillows could use refreshing, otherwise this charming craftsman home was just what we needed for the weekend.

Fantastic

  • 5 of 5

So this is a wonderful place and it brought me to a town I've never been to before (my wife was there with our daughter a few months back). My sister came up to join us from Florida and she will concur about how comfortable the place is. The sleeping was perfect; the water pressure was perfect (I'm used to good strong water pressure), and it brought me to within minutes of the best Jewish restaurant I've ever eaten at - Perly's (and I've been to every one of them in NYC where I'm from). Loved the back yard for our dog Lola (if she could speak she'd tell you), and I've made good use of the hammock there, reading my book. Lastly, for you golfers out there, Belmont and Glenwood are two very good and affordable ones nearby. The only thing I would recommend is they provide more big pans to cook with since I do a lot of cooking. So the operative adjective for this place is very comfortable. Thank you Christopher. We'll be back next year if you'll have us.

BEWARE OF THIS PROPERTY. YOU MUST READ FOR SUMMER RENTAL 0 star review

★ ★ ★ ★ ★

This property was rented for Memorial Day weekend as a family gathering for the wedding of my son. We rented the home for the rehearsal dinner, as it has a large backyard and to have my daughter, son in law, and my two grandchildren, ages 3 1/2 yrs and 3 weeks, stay in one place. However, our plans were quickly halted by a series of events.

This home is in dire need of major repairs. The backyard was a jungle, overgrown with weeds and brush. It had not rained for a few days, but the yard caretaker had not mowed. I had to contact Chris to have the lawn mowed, he was NOT very receptive to our needs and agreement.

The home has 2 compressors outside for the AC units. The upstairs unit is not in working order. The temps were in the low 80s upstairs. We tried to leave the AC off for a few hrs per day, however, the temps were so extreme upstairs, the AC would freeze/stop before the temps were less than 80F.

Since there is no AC upstairs, the owner has accommodated you with 6 to 8 fans. There are fans everywhere. But when the temps inside are 85F, fans are essentially useless. Heat is common to the South, just like the ants in the kitchen. I could tolerate the ants, but not the suppressive heat upstairs.

My wife and I have a home built in 1936 and a converted attic office. With the proper insulation its as cool as the downstairs. There is no insulation in the attic of this home, the AC works overtime, copper line from compressor freezes, AC shuts down. Temps were unbearable. Instead of a family outing, there was no way my daughter with a 3 yr old and 3 week old could stay in this home. Therefore our expenses for lodging doubled as a result of a rental owner that has a home in disrepair. Temps were 85 to 90, it's summer in Richmond, with upstairs approaching 80. You slept on sofa downstairs.

CLEANING PERSON brings her dog in this home, I moved our luggage in while she was cleaning. Dog hair on rugs. Nasty filthy!

I emailed Chris on Memorial Day, he replied, "thanks for your feedback". There was Nothing like, "oh, I'm sorry, I didn't know, not Anything in response."

It is unfortunate you have little recourse after this tragedy with a VRBO!!

Owner's Response: There were a lot of things wrong with this stay, this guest, and this experience. First and foremost is that I expressly instructed the guest's son not to book my house as it is not suitable as an entertaining venue, let alone a wedding venue. The father booked it instead AFTER we talked on the phone about using it as a place to stay and NOT for hosting events He then proceeded to use my home as a wedding venue AGAINST MY EXPLICIT INSTRUCTIONS. However, I know how stressful weddings can be and didn't want to add to the stress. I bent over backwards to make the event a success. I apologized on the phone when speaking to Tom and scheduled an extra round of groundskeeping just for his event. I let the guest in early to deal with caterers and furniture rental deliveries. I refrained from reminding him that he had lied about his intended use of my home, but that is in fact what he had done. Second is the fact that the guest waited until after their stay to mention ANY additional issues. I would have had my AC technician address the cooling issue immediately, but the guest chose not to mention there was an it until after checkout. This was a real inconvenience for my next guests who had to deal with an AC repair, but still left a great review. I only found out about issues with the housekeeping staff after the fact, something I would have remedied immediately had I known. Please see the other reviews of the home for a better representation of what to expect. I am very responsive to my guests needs, especially when it comes to problems I can easily remedy.
