In finishing, furnishing, and maintaining our apartment 208, we started from a simple premise: what do we like about where we stay when we’re on holiday? Whether we’re doing a home exchange, staying in a reciprocal private club in another city, or in an apartment or condo booked through VRBO, we want a place that speaks to intimacy and individuality.

We don’t like cold, impersonal, one-size-fits-all experiences, where the bare minimum is what’s provided. We want to stay in places where our needs are important, where our time spent travelling to the destination and the cost of getting there is understood and appreciated. We want to stay in homes and apartments where the human touch of the owner abounds — where the owner’s attention to detail and focus on our experience are always top of mind.

We're like many of the guests we've met at Hale Kai O' Kihei over the years -- we've got demanding jobs, and put a lot of effort into our work. So there are times when we just want to get away from the stress for a few days, and get to a place where living is just easier, the demands less.

That philosophy guided our renovation and redecoration of our first Hale Kai O’Kihei apartment when we purchased it in 2008 (and sold in 2015). The same approach influenced the additions and touches we've added to this stunningly renovated unit #208, which we purchased in 2011.

We've added more “Maui” colour though a restfully exotic paint palette, thoughtful furnishings, finishings, and appliances, and additional locally sourced vintage Hawaiian artwork. We don’t like to pack too much when we come to Hale Kai O’Kihei, so we stock snorkels, fins, and masks, boogie boards and beach chairs right down to binoculars and tropical CDs for our guests and us to use.

We’re always learning more about what makes a stay at Hale Kai O’Kihei an outstanding experience for ourselves and our guests. And with #208, one of the nicest units in Hale Kai O’Kihei -- itself the best in boutique accommodation in South Maui -- we’ve perfected the delivery of the Hawaiian experience that we and our guests have dreamt of!

Why Adam Leamy, Owner chose South Maui

We’ve been visiting HKOK since 1997, and bought our first apartment in 2008, selling it in 2015. This remarkable place, and the experience it offers, gets in your blood. Departures for us and our guests aren’t the end -- they’re just the start of planning for the next trip. And that’s the best way to finish a holiday -- making plans for the next one.

Each time we visit, HKOK delivers. Sometimes we’re doing errands and chores; other times, we’re true ‘guests’ ourselves, relishing the chance to do blissfully, decadently nothing. Just taking in the sights, the sounds, and the beauty of it all. And the great thing is that it’s all there, visible from the private lanai or for direct interaction by way of a few paces across the lawn, through the palm trees to the beach.

In March 2011, on a beach walk from HKOK, past the oceanfront estates on Halama St. through Kalama Park, and over a coffee at Kihei Caffe, the decision was made to buy #208. Why? Because in a world of sometimes wearying change HKOK is a welcome, restorative constant. And therein lies the HKOK charm: Shopping and services are a block away and those farther afield run the gamut from Macy’s to Tiffany’s. For us, the real draw continues to be this simple delight: Once we get in the door of #208, and put our groceries away, we're set, and can experience much of what we want from Maui, even whale watching, from our own lanai or our own front yard and beach.

The lure of Maui’s beaches, restaurants and places to watch the world slowly go by remains. But 208, uniquely renovated, offers a wondrous Hawaiian experience, all day long -- one many of us dreamt of in childhood on ‘sick days’ in colder climes, when game-show hosts Bob Barker or Tom Kennedy whisked winners away to Hawaii, affording us all a Technicolor glimpse of this exotic paradise.

Sitting on the edge of the beach with a glass of wine, long after the sun has disappeared? Still a star-gazer's paradise, and an awesome way to end any day.

What makes this condo unique

We love walking the beach first thing in the morning, before the sun peeks out over the edge of Haleakala, when ours are the first footprints in the sand.

We love the way that in the mid-morning, the water just off the shore is dead calm, and is as many shades of blue, blue-green, and turquoise you can count.

We love watching the horizon out past the shallows, where the water turns a deep, alluring blue, when the breaching Humpbacks send plumes of bright white spray into the air.

We love the midday when beach walkers and sun bathers take a break from the waves and the sun, seeking shade and sustenance, and a quiet falls over Hale Kai O’Kihei.

We love the mid-afternoon awakening when the wind picks up, the waves are more playful, drawing windsurfers and kite surfers to the shore and the challenges beyond.

We love the late afternoon, when the sun accelerates its race for the far side of Lanai and the lawn is a velvety canvas of yellows and greens, set against the dark slope of West Maui to the north, and a still-clear sky speaks to the promise of stars and far-away dreams to follow.

We love when the sun finally winks out behind Lanai, and those who have assembled on the lawn and beach to watch its farewell hug, kiss, or squeeze hands, in that knowing gesture which acknowledges that this one moment, this one sunset, experienced together, was what called them to Maui, and which they will use, in the years ahead, as the touchstone to remember their trip here, and why it was so special.

And then we love when darkness falls, and the two of us head down to the beach, lie back in the sand, and take in the enormity of the clarity and depth of the wondrous night sky.

Incredible, romantic, perfect place to stay in Maui

My husband and I celebrated our 20th anniversary with a 2-week stay in this amazing condo right on the beach. We've stayed in this complex before so we knew it was great, but this unit (208) is everything you could possibly want. The decor, the amenities, the location, the commitment by the owners to provide the very finest accommodation for their guests- all 5-star!! This location is central to everything so we went all over the island discovering new places to eat and explore. Every morning breakfast on the lanai watching the day come alive and every evening wine and relaxation on the same lanai watching the sun set make this a perfect slice of paradise. We left absolutely as relaxed as could be and so grateful we had this beautiful place to call home for 2 weeks. We highly recommend HKOK 208 and will be back!

Owner's Response: One of the nicest things I’ve ever received from a guest I received from you a few days into your stay; a stunningly lovely picture of you both. The image of contentment. And from your words, above, no trick of the lens, either. In no small way do I live vicariously through our guests. Work means Michelle and I can never get there often enough, so it’s usually an annual two-week trip for us, together, then three-or-four three-day trips for me to ensure all is as I’d want it to be for us and our guests. So I cannot tell you how much I appreciated that photo, and your notes during your stay of your discoveries and adventures. So, I find my self in the odd position of thanking you for bringing Maui to me, and along the way, allowing me to see a place I cherish through a different lens, and the type of traveller I’d like to be through the standard you demonstrated. I very much like your phrase, above, “Every morning, breakfast on the lanai watching the day come alive.” That’s it! Watching the day come alive. There are days that I’m out there before 5:00 AM, with the candle-lantern lit, watching darkness fade, and three hours later, I’m still there, watching it all. Yes, there are chores to do, and other activities, but I can’t tear myself away from that tranquil, restorative active-passivity. Shelly and Alan, thank you so much for returning, and being such lovely guests. Your kind words and your gentle care benefit all who read your lovely note, and visit this lovely little apartment on the ocean’s edge. And that includes Michelle and me, too. Perfect place to relax and enjoy paradise!

We enjoyed sitting on the lanai so much, with the soft ocean breeze and the splendid view of palm trees and beach, that we hardly wanted to go anywhere. The view all day and at sunset is spectacular. Coffee in the morning on the lanai, wine in the evening on the beach or on the lanai, candlelight dinners on the lanai... it is hard to describe the sense of peace and contentment we experienced here. The beach and swimming were fine, lounge chairs were comfortable in the shade of the palm trees. Bed was very comfortable, the decor was lovely and the air flow through the condo with the ceiling fans was so lovely and cool that we didn't use the air conditioning at all. Kitchen is equipped with everything you need. When we visited other beaches, we enjoyed having the equipment that Adam and Michelle have so thoughtfully supplied - a cooler, beach chairs, beach umbrella, great snorkel equipment. We can't think of anything we would wish for that was not supplied. Even prosecco and flowers for our arrival! We had rented a car, but next time I think we will rent bikes instead of a car for part of the time as everything you need is so close by and we loved hanging out right there. You can walk a long way down the beach in either direction and nearby we came upon a huge turtle sunning itself up on the beach. Booking and communicating with Adam is a real pleasure. We have never stayed in a place where so much care and attention to the comfort of guests was evident. The building managers, Sue and John, do a terrific job looking after the building and grounds. We never make vacation plans a year ahead, but we booked this condo again for next year as soon as we got home.

Owner's Response: What a lovely note to receive. And one that makes me long for a return to Hale Kai O’Kihei. What you describe is what makes that place special, and restorative. As anyone who reads these notes and who has stayed with us knows, during the course of booking we exchange emails. I don’t like to intrude on guests’ time — not when they’re arranging their stay and certainly not during it (weather warnings are my only exception) — but some information has to be exchanged to make it all work, so we send a few notes back and forth when the stay is being set up, and after — when the security deposit is being returned. Sometimes it is during these exchanges that a guest offers a turn of phrase, or a seemingly unremarkable line that has an impact on me far beyond the intent of the writer. This was particularly the case with you; in one of your notes, you offered a lovely, joyous reminder — right when I most needed it, actually; in the middle of yet another awful Hawaii legislative session marked by closed minds and open hostility — of progress achieved that makes our time so very grand. It was a soft sentence yet harboured powerful words evoking stronger images and, in doing that, spoke to love, generosity, tolerance, and hope and all that’s possible when perseverance prevails in their name. Guests write some lovely things about the property and neighbourhood, and yes, about the apartment and our efforts. That’s very kind, and helpful to us all. But the gift to me, as was the case with your note, are those seemingly unremarkable little phrases that guests offer that carry such significance, and help me along the path to greater appreciation of the good and grand things around us, the critical things in life that are worth our appreciation, our celebration, and our best efforts to further. And a funny thing has happened over the past few years since I found your apartment — it feels like coming home each time I get close to Maui and your front door.

Thanks for taking the bookings on short notice, and for all you do to make it work.

I had a good read of your Guest Book this time, and it seems that others have also realized what a stunning place your apartment is, how much you put into it, and why that allows them to get so much out of it.

I have to admit that each time I visit, I discover something in your place that I hadn’t noticed before: This time it was that electric sun-shade on the lanai. I wondered what the remote was for, clicked it, and suddenly, it came down from on high! A great thing to have, that, when the afternoon sun is in full form.

This visit was no exception and my best yet; you made everything fall into place — fast — and you did it with such ease. As my visits add up, I’m finding it harder to leave each time. It’s a lovely apartment, and it’s got a special meaning for me and, clearly, for all who are fortunate to find it.

Owner's Response: Nice to have you back. I’ve always had a one-week minimum-stay requirement, but when you inquired about a short stay a few years ago, I said yes. Your note was compelling — Maui was a stop-off point after a long trip, and you just needed a couple of days to recharge before heading home and delving in to following up on commitments made during the trip. Could I help? I saw your note as a challenge: Could the apartment and its features — and my management of the booking process — provide the needed two-or-three-day respite for a travel-weary executive? This isn’t as easy a question to answer as one might think: Our guests are visiting on holiday. Their expectations are equally high, but they’ve got more time in the apartment — a week, ten days, two weeks, or more. And they usually book months in advance. Get it right for you, and it was a test passed; get it wrong, and your respite was anything but, and I’d failed. In the end, it worked then, and has continued to do so through the years since. Then, as now, with you, it’s an email out of the blue, and suddenly, it’s game on! It is, for me, a blast. I suspect you know this. I recently flew down for a three-day stay, just to check on things. As I did that, I thought of you, and how this brief visit afforded me the chance to see the place through your eyes — a quick visit, so all had to be perfect, as time was precious. I felt that a couple of things needed to be changed — and were — but as I dumped the car, ready to fly back, I realized just how lovely that apartment is, even if just for a three-day stay. Which is all to say, thank you. Thank you for the push then, and several times since. Your visits have allowed me to see the apartment through a different lens, and have made me a better innkeeper; and, in that, have benefitted all our guests along the way. Adam

This was our second time at Adam and Michelle’s apartment and, like the first time two years ago, it was amazing. The minute we walked in, we felt at home. We loved that it was so clean. We loved all the extra touches — flowers, coffee, Prosecco, etc. The sunsets were amazing and we enjoyed eating dinner on the lanai by candlelight every night. A nice and welcome surprise was that everything was the same as it was two years ago!

Owner's Response: Lovely! I’m in the apartment as I write this ⎯ a short trip to review and update inventory ⎯ and I too, have been enjoying dinner by candlelight on the lanai! I know what you mean about the welcome surprise when something you like holds up over time. Nothing worse than when a treasured place declines. Fortunately, we’ve had wonderful caring guests who have taken great care with the apartment, and that’s made us work harder to make sure we’re keeping up with maintenance, amenities, and other features that make the experience for returning guests a seamlessly exceptional one, and an eye-opening experience of owner care and thought for new guests. Your kind note comes at a distressing time, though. You’ll know from our conversations that it has been a battle in Hawaii to hold back the legislation sponsored by hotels and property managers to outlaw owner-operated vacation rentals. Every year more bills to beat down. Usually, we prevail. Not this year, I fear. Hawaii’s legislators are pulling out all the stops to support the hoteliers who fund them. Calling Hawaii an “Elite” destination, Hawaii legislators assert that people who stay in vacation rentals don’t spend enough money. Unless those vacationers spend a lot more money in hotels, they’re not welcome in Hawaii. In one bill, Hawaii legislators admit their failure to fund public education, and want tourists -- but only those staying in vacation rentals -- to pay for their neglect of Hawaii’s children. They want to add up to $7.50 per $1000 of assessed value of the property. And they’ll apply a levy on all guests staying in paid accommodation of up to $5.00 a day. Hawaii legislators know owners can’t carry these costs, and that owners will have to pass some portion along to guests, or put an end to their vacation rental. This bill has nothing to do with public education; it’s about one thing: depriving guests of accommodation choice. Another bill empowers Hawaii Counties to change zoning to prohibit vacation rentals in the very areas created for the purpose. Yet another declares that it's the State's intention to shift the tax burden from residents to visitors. All these bills have the direct or indirect result of forcing Hawaii visitors to stay in hotels and spend more. And to go somewhere else if they’re not the desired “elite.” This year, we’ll also need the help of VRBO if vacation rentals in Hawaii are to survive and guests are to continue to have this accommodation option.

Paradise

Our stay was absolutely perfect. The condo has been upgraded and we wanted for nothing. All amenities were in walking distance. On our arrival, we found a gift and a card of welcome from the owners. The views from the lanai were amazing and we loved walking on the beach and playing in the water. We saw an amazing rainbow one morning and the end of it was on the beach right in front of the lanai; it was so symbolic because our pot of gold was this condo.

Owner's Response: Teachers. Always a soft spot for teachers. A long time ago, when I was in high school in Toronto and working and investing and making plans for my future, I kind of forgot the school part. I was there often enough, but my head wasn’t. Too much to do! I had a math teacher who could easily have failed me. Should have. Man, I was awful. But one day, by fluke, when I was ‘off’ working, he was visiting his wife in hospital, and our paths crossed. We had a few words; he was upset and worried, and we talked. At that age, I was generally an idiot, but we had a good talk about his wife and his worries. We both knew I was supposed to be somewhere else, but there you go -- life got in the way of that discussion. The end of the school year arrived, and I knew I’d failed his class miserably. I had two well-paying summer jobs lined up, and it hit me; I’d blown it. I’d failed his course, and a fail meant summer school, and no working; an end to it all. The day came, and the report card arrived. He’d given me a 53%. The happiest 53% I’d ever had, and the last, too. My life could continue. So, I smartened up. Somehow got into university, kept a high B average, and in time, did graduate work at USC, and got an award for academic excellence. Somehow, it all worked. But I never forgot his act of charity. Or, maybe, faith. Years later, I tracked him down, and told him how he made a difference. And now, every couple of years, I ask him to visit Hawaii and stay at our place. The place his kindness decades ago helped make possible. Teachers. Always a soft spot for teachers. So, Lorna, thank you for your kind note. Your note didn't mention that you are a teacher. Nor did it mention that while HKOK is a quiet place, a Christmas stay for some guests (especially with little ones involved) can be a time for more excitement and noise than others might appreciate. This was the case at during your stay, and it would not have been the break from your routine that was in order, or expected. The school year limits your travel windows, but should one open up, or should you decide to return at Christmas, I'll make your 'welcome home' grand in every way. As well, I’ll make some adjustments on price — that way, just in case there are excited little ones around and it’s a bit too reminiscent of work, you’ll have extra budget to enjoy more of the lovely off-site delights that a stay at HKOK affords. Perfect Getaway

How could you not enjoy the peace and serenity of morning coffee on your own lanai with that blue ocean and blowing palms in your back yard?

When a construction project threatened that serenity this year, the owners stepped up with very generous accommodation “to make it right!” We sincerely believe that Adam and Michelle truly care about their guests' experience and genuinely want their experience to be absolutely the best. We will, without a doubt, return to the island and when we do, we'll be staying at this lovely apartment!

Owner's Response: Perfect Getaway? More like ‘Perfect Gentleman.’ Some months ago, I felt that as I so thoroughly enjoy “Hawaii Magazine,” guests might as well. Published every two months, it provides insight to Hawaii history, attractions, trails, views, hikes, beaches, and yes, even restaurants. Because it covers all the islands, it’s very discerning as to what features of any of the islands to focus on. Hawaii Magazine has enriched our experience of Hawaii. I decided to provide a one-year subscription for upcoming guests and for several former guests whose kindness touched me. Every quarter, I update the subscription list, adding new guests. My thought was that receiving it might enhance the experience of upcoming guests and, for previous guests, rekindle memories of their trip to Hawaii, or spur travel to new destinations — or even a return to Hawaii and the exploration of a new island. For this guest, it coincided with a decision to return to Maui, and his excitement at receiving the magazine at his door was shared with us. It was a delightful note to receive. I’ve written before about the improvements to the pool deck. Board project management let everyone down; for me, no one more than this guest, whose enthusiasm for this return visit was palpable. I remember our discussions about the best course of action; we decided that based on available information, a relocation wasn’t necessary, and that we’d make adjustments and see how it went. We kept in regular contact, and made additional adjustments — all designed to ensure that if the work caused just a second’s bother to you, I’d ensure you had every option to make the most of your apartment while you were there, and to make the most of your time on Maui, too, when you weren’t in your apartment. You kept your cool. You never found fault, or lost hope. We secured the very best of solutions. And a lesson was learned by me in there, too: The failure of others doesn’t mean we need to fail ourselves. We can do better. A&B, I’m the better for your stay, and how you handled the failure of others. Shortly after A&B departed, we received a package; some lovely items with a simple request; ‘the apartment is one cool pad; these might add to the enjoyment of others!' What the gifts are isn’t the point — that you put thoughtful effort into choosing them and sending them to us is. They’ve been sent to Hawaii and are there now to be enjoyed by all. The ‘perfect gentleman’ indeed. Thank you. Adam

Cancellation Policy: If booking cancelled at least 60 days prior to arrival, a 100% refund will be made. If cancelled between 60 and 30 days prior to arrival, a 50% refund will be made. Cancellations less than 30 days before arrival are 100% non-refundable, although the $300 security deposit, and the cleaning fee are refunded. Cancellations must be made by 12:00 PM (Central Standard Time) on the appropriate day. There is no refund for shortened stays after arrival. No fee is charged for arrival- or departure-date changes if there is time available and changes are made well in advance; if there is not time available, the cancellation policy will apply. Please purchase travel cancellation insurance if you think your plans may change or be interrupted.

Seven-night minimum stay. Rates are for two people. Summer 2017 rate (Apr. 15, 2017 - Dec. 15, 2017) $160/nt. Winter 2017-2018 rate (Dec. 16, 2017 - Mar. 31, 2018) $265/nt. Cleaning fee is $140. Rates subject to 13.42 HI State Tax (HI Tax ID 111-920-3328-01). We offer guests staying 28 nights or more 10% off posted rates.

Year-in-advance reservations: Airlines generally don’t post their flight schedules more than a year in advance. For guests who have booked their stay with us in advance of airlines’ publication of their schedules, a difficulty has been created when airline schedules are announced, and flight options don’t coordinate with the dates guests have booked with us. As we are often fully booked, we’ve been unable to change guests’ accommodation dates to match flights. This was very frustrating for guests, so we don't accept reservations more than a year in advance of guest arrival at Hale Kai O’Kihei. That said, we offer our current guests the first opportunity to book the apartment for the same time period in the following year. To take advantage of this, please make your reservation for the following year during your stay.
