Welcome to Cozier home, this is a brand new home in the heart of Houston!

The home features two spacious balconies, where you can enjoy your morning coffee or a glass of wine in the evenings. Additionally, the backyard offers a perfect blend of relaxation and entertainment with a patio, mini-golf course, and ping-pong.

BEDROOMS:
3 spacious rooms with 3 beds (1 king & 2 queen beds), comfortably sleeping up to 6 guests. All bedrooms have TVs and are located on the second floor.

- Primary Bedroom: Ensuite with a large walk-in closet, king size bed, work space, and a large private balcony.

- Guest Room 1: Queen bed, closet, private vanity with sink.

- Guest Room 2: Queen bed, closet, private vanity with sink and an oversized private balcony.


BATHROOMS:
2.5 baths, thoughtfully designed for comfort and convenience. All bathrooms have towels, toilet paper, body soap, shampoo, conditioner and hair dryer.

- Primary Bathroom: Ensuite, large glass shower, double vanity and an enclosed toilet.

- Guest Bathroom: Jack & Jill bathroom and toilet. Conveniently designed for easy access from both guest bedrooms.

- Visitors Toilet: half bath conveniently located on the first floor for visitors.


LIVING AREA:
Open-concept living space that seamlessly blends into the dining and kitchen areas.


DINING ROOM:
A beautiful table for 6, perfect for family dinners or celebratory feasts.


KITCHEN:
Fully equipped with modern appliances and a breakfast bar seating 2.


PARKING:
We offer convenient parking options for all our guests. Our garage, equipped with a smart lock, can accommodate one car. Our driveway can fit two to four cars, depending on their size. While free street parking is available, we kindly request our guests to avoid using it due to the narrowness of the street.

Cozier home is situated on a residential street, we kindly ask our guests who choose to park on the street to be mindful of our neighbors and park without causing any inconvenience.

LOCATION:
Cozier home is located in a quiet and growing neighborhood in South Houston. We are Conveniently located near Hwy 288 and 610, you'll have easy access to the city's top attractions, dining, and entertainment options such as NRG Stadium, Texas Medical Center, Houston Zoo, Museum District, Downtown, Galleria, Midtown, and Hobby Airport.

AMENITIES:
We understand the importance of ensuring our guests have a comfortable and stress-free stay. To that end, we provide a complimentary "starter pack" of essential supplies such as toilet paper, paper towels, and trash bags for your convenience upon arrival at Cozier Home. Our goal is to provide a warm and welcoming experience from the moment you step through our doors. Please note that while we strive to make your stay as comfortable as possible, it is the responsibility of our guests to replenish any supplies that may be depleted beyond our starter pack. We appreciate your cooperation in ensuring that all of our guests can enjoy a pleasant and hassle-free stay.

As our valued guest, you will have exclusive access to the entire house, with the exception of the attic, the locked supply closets, and all locked cupboards (labeled with signage and/or lock).

We kindly ask that you do not plan any parties during your stay. Our focus is on providing a peaceful and enjoyable experience for all of our guests. To ensure everyone's safety and comfort, we strictly prohibit parties and events, and any guests who violate this rule will be asked to leave immediately without refund. Thank you in advance for understanding and respecting this rule.

Our check-in time is 4 pm and check-out time is 12 pm. If you need an early check-in, you can request it the night before your arrival, and we can accommodate your request for an additional fee, if available. Please note that early check-ins are not guaranteed, and we cannot approve any requests made outside this window. Late check-outs can also be requested up to two days before your departure, subject to availability and for an additional fee. Late check-outs are not allowed past 4 pm, and any unapproved late check-outs will be charged a per hour fee schedule.

For the protection of both our guests and the property, we have A/V surveillance cameras outside the property, which record audio and video throughout your stay. Please note that there are no cameras inside the house. We also kindly ask that you refrain from mailing packages to the property, as we cannot be held responsible for any lost or damaged items.

Please be aware that our property is located near open fields and wooded areas, it is possible to encounter wildlife during your stay, including insects and small animals. We take measures to minimize their presence, but please understand that we cannot fully control nature, and we do not offer refunds in such cases.

Finally, we invite you to make yourselves at home. We're aware that this can lead to normal wear and tear on the space and furnishings. If you notice anything beyond common scuff marks or light stains during your initial walkthrough, please document it and send it to us. We strive to maintain all of our appliances and amenities in good working order, but if you encounter any issues, please let us know within 24 hours of check-in so we can address them promptly.

We follow our cancellation policy and do not offer refunds due to unforeseen circumstances such as power outages, water shortage, flooding, severe weather conditions, appliance failure, construction noise, or mandatory evacuations. We appreciate your understanding and look forward to providing you with a comfortable and enjoyable stay.
