Welcome to sunny Hilton Head and 430 Forest Beach Villas a two bedroom three bath luxury Penthouse. The unit has two levels and is situated on the top top floors of the complex. The unit has saturnia floors throughout the living, dining, kitchen and bathrooms. New sisal carpet has been installed and the entire villa has been painted in a sea glass color evocative of the ocean. The kitchen has stainless steel appliances and granite countertops and is open to the generous dining area.

Upscale, contemporary furnishings include American Drew and the Ernest Hemingway collection. There are 3 flat screen TVs including a 55' in the living area and one each in the two bedrooms. The unit also has high speed internet. With two bedrooms, three baths this luxurious condo sleeps 6.

The master bedroom has a king and twin day bed and the guest bedroom a queen and twin day bed. Both bedrooms have private bathrooms. There is also a third bathroom in the living area.

Forest Beach Villas are the best constructed and maintained condos in the immediate area with concrete floors and ceilings providing a private and quite retreat. There are elevators and parking underneath the building. A generous sized pool and private tennis courts are on site and the famous Coligny shopping and dining center are within easy walk. Distant glimpses of ocean can be seen from the balcony and the beach is just accross the street; a 5 minute walk where the Coligny beach water spray fountain awaits the kids for great fun! Just Pasta, Skillets, Flatbreads, Aquos and Market Street are some of our favorite restaurants in Coligny. There is also the nearby water fun park and miniature golf.

Beautiful penthouse, great location, excellent amenities!

This was a great property for our family of five! We have stayed on Hilton Head multiple times, but up until this time, we always stayed in a house. This condominium had the "feel" of a house with two levels, an open floor plan on the first floor, and generous bedroom and bathroom sizes on the second floor.

This property is just a few minutes walk to both the beach and Coligny shopping areas.

There was an issue with the condo management wanting to do maintenance work in the hallway which would have impacted our ability to access our condo. We contacted Ron who responded promptly and was able to resolve the issue with no problem.

I would highly recommend this property!

Perfect Vacation Lodging

We were first time visitors to Hilton Head. I had retired at the end of the year and wanted to get away for a month to "take stock." Therefore, we searched VRBO for a week to find the right spot. We did "great " The Forest Beach condominium was perfect. Each of the rooms -- living room, bedrooms, bathrooms -- were of a vey generous size. The dining area easily handled six people and the kitchen is quite a sufficient size. The kitchen is fully equipped, I think we may have purchased a vegetable peeler; and stove, microwave and refrigerator are all full size. The beach is a safe two-block walk away. The linens, bedding and furniture are all well-cared for. And everything was clean -- in 31 days, of course they were January days, we did not see one bug. The rental agent is extremely responsive. He prepared us fully in advance, and the one problem we reported, slow draining tub in the down stairs bathroom, was attended to within hours (3) of bringing it to their attention. The washer and dryer both performed well and all TV's, lamps, etc were in excellent working order. The complex itself is extremely attractive, manicured grounds, well maintained common areas and a very clean garage. Our entire Hilton Head experience was perfect and the unit was among the many highlights. We were extremely pleased, the real proof of which is the fact that we have already booked it for next January.

Thanksgiving at the Beach

Each year our family spends Thanksgiving week on Hilton Head Island, SC; a tradition now going back 11 years. This was our first year at Forest Beach Villas. We found the condo to be well appointed, comfortable and an easy walk to the beaches and bike trails. There is also indoor parking which makes loading and unloading easy. My children appreciated the WiFi, and the high definition TVs for watching fall football games and Disney Channel, and I enjoyed reading on the balcony. With two bedrooms and three full baths, the five of us were quite well accommodated. We would definitely consider a return trip to Forest Beach Villas.

Horrific experience

We have been to HH every year for 5 years and we have loved it so very much until now. This was our first vacation with our 19 month old twins and we walked into a nightmare. After an 8 hour drive, we walked into a very dirty condo, a patio door that would not lock from 4 stories high, and a broken mirrored door that almost collapsed on my daughter. I called "Hilton Head Direct" management in complete tears after she found the medication and after my husband discovered the patio door WOULD NOT LOCK. They sent us down the street to see if there was another condo and told us we could have a refund if we left that evening. Not only had we driven 8 hours with 20 month old babies but we took off work and had scheduled our vacation months ago. It is not something you easily cancel and just drive home with small children. Management with "Hilton Head Direct" were completely unsympathetic and professional in the manner they handled the entire situation.

We told him we would give it a few days and if the condo felt safe we would stay. Maintenance arrived and were unable to fix the door. They claimed it was fixed but husband called back and demanded they come back and correct it. They came back and put a broom stick in the door to lock it. That is obviously NOT an acceptable or safe method to locking a door 4 stories high. We had to block the patio door with kitchen table so our children would be safe.

Not only did we spend our entire first day of vacation looking for another place to stay, when there was not another place, I spent 4 hours cleaning this unit. We completely avoided the room with the broken sliding mirrored door. Maintenance never even attempted to fix the door and I did not want my children injured.

Lastly, my son was bitten by a spider twice on Wednesday morning in the condo. At that point, we packed up and said we were leaving first thing on Thursday morning which we did.

Our first vacation with our twin babies was completely ruined, but the worst part was that "Hilton Head Direct" management accused us of lying and did not correct the issues or make the condo safe in any way! We had multiple communication and maintenance reports on the safety of the condo and they chose to not fix the problems. We have always stayed in privately owned condos and we will do that in the future. We will never rent a condo from Hilton Head Direct or any business affiliated with them.

Owner's Response: The guest provided contradictory and misleading statements regarding our professionalism and the condition of the unit. Here are the facts. Guest statements are in quotes. Upon check- in the guest contacted me and stated that the unit was clean and nice but that there were some safety concerns. She e-mailed me a photo of a pill she found on the floor. I replied that if they felt unsafe and wanted to leave I would issue a full refund and suggested a nearby rental agency that would have properties available. I was under the impression that they left but they did not. I sent out our handyman to address and take care of any concerns. The guest stated: “Hi Ron thank you for being so understanding yesterday, after some prayer and cleaning last night we have decided to stay this week. It is a nice condo” “Thank you Ron for having Phil come by to take care of the sliding door”. I offered to re-clean but she said that was not necessary. Subsequently “I spent several hours of our vacation cleaning dust, cobwebs, sweeping, and moping….there was inches of dust and debris on the furniture and floors.” This is not possible. Our inspector stated that the unit was clean before their arrival, with no pill on the floor. The guest: “Maintenance arrived and were unable to fix the door. They claimed it was fixed but husband called back and demanded they come back and correct it.” In addition to repairing the lock on the sliding door, the handyman also put a broom handle opposite the door to further prevent getting the door open. The husband thought this was a great idea. I never spoke to the husband and the handyman said he never received any calls from him. Near the end of their stay, the guest stated they would be leaving early because their son had been twice bitten by a spider the day before. It was unclear where this occurred. They added that they could not find the biting spider or any other spiders in the unit. Subsequently “I just did not feel that it is right to charge someone for a weeks rental with all of these issues.” Further we are “…in no way are interested in gaining ANYTHING monetarily .” One month later “After much thought and consideration and discussion with my husband we are requesting a full refund…” I responded that we would not issue a refund because they chose to stay in the unit. She responded that I was “Ridiculous and unprofessional! And yes I will give a negative review.” We received this review two months after their stay.

Beautiful Penthouse & Awesome Location

This villa is just as pictured if not better. Updates are beautiful and are very comfy. This was our 1st family vacation with a 15 month old and it was awesome! I recommend this villa to anyone who wants an awesome location. Beach is across the street and everything is close by. We will be returning to this villa when we come back to visit Hilton Head Island!

Beautiful and spacious villa

My family and I have been renting at SFBV for the past 6 years and have stayed in multiple villas at this location but we all agreed that this has been the best one by far! Excellent job on the remodel of this unit and three full baths easily accommodated 4 adults and 4 children. We loved our stay in this villa with it's modern décor and refreshing colors. The location is so convenient to shopping, restaurants, bike rentals, pool and beach that you could easily not get back in the car your entire stay. I think next year my family members will be racing to try to secure this villa for their group first!! We had 3 villas this year for 15 family members and can't wait to return!
