Magical!

Our stay at this secluded beachfront house was nothing short of magical. The pristine beauty of the location is simply breathtaking, with the house situated right on a gorgeous, serene beach. It is the perfect getaway for anyone looking to escape the hustle and bustle of daily life. If you don't like swimming in the ocean, there is always the perfectly attended refreshing pool. The team of attendants – David, Myriam, and Freddy – were exceptional. Their attention to detail and dedication to our comfort made all the difference. They promptly addressed any issues that arose, including the time Freddy went above and beyond to replace our flat tire. David's culinary skills deserve a special mention; his local dishes were a highlight of our stay, giving us a true taste of the region's flavors. In summary, this secluded beachfront house offers an unparalleled blend of natural beauty, relaxation, and outstanding service. Incredible home

What a house! Our group (5 adults & 4 young adults) stayed at Casa Almaviva for a 3 night getaway before a wedding. Yes, the drive is a bit rough, but it is well worth it. Besides, we considered it part of the adventure and laughed our way through the bumps. We chose to hire a driver service and went without a car while there. No car was needed as we spent our days in the pool, on the beach and in the common living space. The more adventurous people in the group took advantage of the kayaks and snorkel gear as well. The house was well maintained and had touches that made it feel luxurious. David, Miriam, and Freddy were great hosts. They fed us well and helped with anything we needed. Hachi (the house chihuahua) took his guarding duties seriously 😆, but also loved a nice lap to sleep on. We hope to go back soon! Almost tempted to give it a bad review so the dates don’t fill up to quickly!! We definitely plan on going back. There is great fly fishing in the area and

Stunning Natural Oasis with Kindest Hosts

As other people have mentioned in other reviews, the road out to this house after the Tulum trek is a bumpy long trek. You’ll definitely want a larger vehicle or someone local who is used to the roads. But it is WELL worth the trek. This place is the kind of nature you see only a handful of times in a lifetime. Chrystal clear waters, and incredible wildlife. We all felt so close to nature and spent each night looking at the stars together and talking. The days we spent swimming in the ocean and relaxing in the sand. Sadly, as you walk along the beach away from the house, there is some trash that seems to get swept in from the ocean. But the beach in front of the house is large, private, and very well maintained. The hosts, David and Miriam (as well as Freddy and the rest of the team) are some of the kindest humans I’ve ever met. The hospitality was over and above. Miriam even helped hold one of the babies for a dinner so the parents could enjoy their meal in peace. They also had a very sweet little dog (Hatchi) who hung out with us and entertained our toddler for most of the trip. House is very clean and nicely maintained. Beds are very comfortable and some thoughtful touches (like speakers charged and ready to play music). Food was very delicious and a nice mix of authentic Mexican and some more American dishes. David and Miriam quickly helped us with all requests. Todd was also great with helping coordinate before the trip.

Serenity and Panoramic Views

We stayed for 5 nights and wish we had booked a few days longer at least. On arrival, the property is like a dream, with my wife stating it doesn’t seem real as we were shown the property by David. The beach was very well-maintained and sargassum minimal (the little that did come ashore was cleaned by the staff) We had the full board dining package and enjoyed every meal, especially the french toast and fresh fish tacos with homemade tortillas. David and Mariam were very helpful and kind, and made the trip so relaxing. We did the suggested nature tours- the float down the canal and the Punta Allan one and David ensured we got there safely and Mariam packed coolers and towels for each excursion. They even bought extra bug spray and sun screen for the kids when we ran out. They thought of every detail to make sure we had a peaceful and fun vacation. The only negative of the trip was the road to the property is a long and bumpy adventure. Definitely recommend a truck or jeep, it can be done in a car, but it took us about 90 minutes to go 21km. When we go back we will likely stay in Cancun on the first and last day to break up the travel time. Overall a wonderful experience for my family!

Best trip of a lifetime

Mr. Todd’s property is absolutely gorgeous! David and his family that took care of us were amazing! From the food to the laughs this whole crew knew what they are doing. This trip was an adventure of a life time. We will definitely be back! Definitely listen to all of Todd’s recommendations for your stay. Also recommend renting your own vehicle (SUV).

Absolutely perfect for a friend reunion

Couldn't speak more highly of our stay at Casa Almaviva. David, Miriam and the staff were absolutely lovely and incredibly accommodating. Todd was great in all communication, and made everything easy to pay for in advance. We took one of the day trips that David helped arrange and had an amazing time seeing dolphins and sea turtles. As all the reviews say, the trip to the house is VERY bumpy, it took us about an hour and 15 from the entrance of Si'an Kaan to the house. Because of that, we ended up not leaving Si'an Kaan, even though we had planned to spend a day or at least dinner in Tulum. However we were very happy to spend our 3 full days at the house and with the 1 excursion since we had everything we needed at the house. So if you want 1 central place for a large group of people to relax and enjoy, this is definitely the right place!

Paradise

Casa Almaviva is amazing. Despite the long & bumpy (think like huge big pot holes and/or bunches of small ones that stretch for a long ways), we were wowed upon our arrival to the house. Be aware, you have to drive through the heart of Tulum to get there, so between that and the road leading to the house it took us well over three hours to get there from the Cancun airport and well over four hours to get back to the airport due to construction on the bridge at the airport. The water is great, the seagrass was manageable for our visit, however the trash was not. the beach is lined with trash washed up on the short, it is actually quite sad. The first day we immediately got out of the water as we were swimming with plastic bottles, disposable masks, shoes, etc. Each day was different, and we did suck it up and get in the water most days. If not for the pool on-site, I don't know what we would have done. Our teenagers spent most their days in the pool. The staff was amazing, for sure the best part of the stay. If we could move Casa Almaviva to a similar secluded location outside of Cancun, that would be the best scenario. It was certainly a great experience, but I do not think we will return again, primarily due to the travel to and from the airport, along with the uncleanliness of the beach.

A Jungle Paradise

Casa Almaviva is like having your own private, all inclusive resort! My husband, along with our daughter and her husband, stayed here for a week for our 25th wedding anniversary. It was perfect. The house is uniquely designed, but perfect for a tropical location. The views are breathtaking, especially from the rooftop. There are so many places to sunbathe or relax with a good book. You can cool off in the pool or the ocean, everything is just a few steps away. David and his family are absolutely wonderful and made our trip even more memorable. From housekeeping duties, to daily cleaning of the pool and beach, to fresh guacamole and drinks, to amazing meals, to arranging for us to watch a rescued sea be released back into the ocean, David and his family (including Hachi!) are what make this place so special. As amazing as this place is, please know that you are staying in the jungle of Mexico. The road to the villa is an adventure, you will have geckos for roommates, and there may not be power for certain hours in the early morning due to the place being run by solar power. However, all this is just part of the charm and the unforgettable experience you will have at Casa Almaviva. We loved every second of our time spent there and hope to return soon.

Great family retreat

We enjoyed our stay at Casa Almaviva. David, Miriam and Fred made our stay very special. The villa is beautiful and secluded - great for a family getaway. During our particular stay, the road to the villa was quite rough and took some time to get through once we got a bit past Sian Kaan entry. The sargassum (seaweed) was very heavy while we stayed as well which made swinming and walking the beach difficult. Nonetheless, we enjoyed our time at Casa Almaviva. The staff is wonderful and the villa is beautiful.

Beautiful and Serene

We really enjoyed our time at Casa Almaviva. It was remote, quiet and comfortable. David, Miriam and Freddy were very accommodating and the food was excellent. They are nice people. David took us to Punta Allen and set us up with a boat trip to snorkel and see the turtles. The road in is very bumpy and long - make sure you have a vehicle that can handle it. Overall, we thoroughly enjoyed our stay.

Beautiful property and exceptional staff

My friends and I enjoyed our stay. It is the perfect place if you want to relax and get away. The staff was great and helped us with anything we needed, and EVERYTHING David cooked for us was delicious! My only complaint is the bumpy road to get to the villa. The drive should only take about 35-45 minutes from the Tulum beach strip but because of the road it takes about an hour or longer. Of course, that is out of their control. Overall it was great!

stunning beach property

this is a beautiful house and spot, in a very remote location. you are totally immersed in nature, with total peace and no contact with other people except the staff - which for us as city dwellers was perfect. the caretakers will completely take care of you...... there needn't be any fear of the isolation. small note: i would just caution those that expect to use the kitchen to prepare some light lunch or something, that is not how this house is set up, the kitchen is really a proprietary element of the chef and staff, who made excellent food btw. regardless, we recommend this property very highly.

Relaxing Experience - Loved the secluded aspect of this Villa

This property takes the cake when it comes to stepping away from the city and focusing on relaxation. This villa is completely secluded and is perfect for a big group. We especially loved the hospitality of the staff and manager as they were very pleasant and assisted with everything we needed. They made sure we would find the villa without any issues and also assisted in our transportation to the airport - which alleviated a lot of the stress. The staff on hand were also very pleasant to be around and made sure we were well taken care of. They also served some delicious margaritas and their ceviche is unbeatable! As for the property, this villa provided an amazing experience and setting. The rooftop deck also provided an amazing 360 view of the beach and jungle. As for activities, we enjoyed the kayaks and paddle boards that were provided. Overall, we all loved our time with Casa Almaviva and would 100% recommend and visit again.

Tulum Biosphere Reserve

Our friend & family stay was very pleasant! First in for most the staff David, Miriam & Freddie were great and very attentive. Spectacular views, plenty of shade right off the beach which is a 15 second walk. We definitely recommend and we are definitely going back. Definitely get with Todd he is very informative every step of the way!

Casa Almaviva is a gem! Our group of five had a wonderful time, with great food, drinks, and a stunning location. Todd was incredibly helpful in the weeks leading to the stay, and David, Miriam + the team were exceptional. Other reviews mention renting a car that can do some off-roading. Do this! I will absolutely come back to Casa Almaviva!

Fabulous, unique vacation spot

We loved our stay (4 adults)...The villa was perfect ---beautiful views of the beach and jungle from various spots on the property ...each with lovely, comfortable sun beds and seating to sit, read, or enjoy the view. It was remote, and a rather long bumpy ride to get to, but that was part of the unique charm of the place. David and Miriam and the staff (also Hatchi, their chihuahua ) were delightfully warm and welcoming and made our stay a great one ( and the food was delicious---seafood paella amazing!). Definitely 5 ***s

Peaceful, Wonderful House in Sian Ka'an

We stayed for 4 days. The caretakers David and Miriam are amazing. It helps if someone in the party speaks Spanish. But, we got by with our translator app and David was instrumental in getting us a missing Covid Test. The House is nice and clean. We didn't want for anything. This place is pretty remote and the road to get anywhere is not for the faint of heart. But it is worth it if you want to be in the Tulum area but not deal with the craziness of Tulum itself. I highly recommend! And Hachi, the Chihuahua is the absolute best!!!

Great Place for Privacy

Staff was amazing, the chef was super helpful and the food was delicious. Beach was private and it was nice to have everything to ourselves. Only bad part is, the road getting to the house is very bad, lots of pot holes. It was very bumpy in the car to get to the house and also there was no hot water the entire stay.

A Quiet Paradise

We stayed for a week at Casa Almaviva. Despite reading all of the previous reviews, I still didn’t fully comprehend how quiet and secluded it is. I rarely saw anyone other than our family at the beach or in the ocean. The property is beautiful and well taken care of and the staff is excellent. I would come back again and recommend it to anyone seeking a quiet place that’s off the beaten path.

My name is Todd, born and raised in New York, I now make my home in Brooklyn. Many people don't realize how many beaches there are around New York, but when I was growing up, my family would always spend our summer days on Fire Island or at Montauk, Jones Beach and Coney Island.

I have traveled the world and seen some amazing sights. Sian Ka'an is special. It's natural beauty and abundant wildlife are world famous. And the sky sure is beautiful. But there's something else that's harder to describe. When you visit Sian Ka'an you feel a deep personal connection to the natural world, and also a sense of the long arc of time. I always imagined that someday I'd live in another country. But life always kept me close to home in New York. Then I found Casa Almaviva.

Unbelievable sunsets over the lagoons, amazing star gazing, unique Caribbean experience away from the crowds.
