-No third party bookings. Third party bookings subject to immediate cancellation of reservation, without refund, & fine will be assessed.
-No smoking/vaping allowed inside the unit
-No events/parties (reservation will be canceled immediately, without a refund, & the violation fine will be accessed, plus any additional fees associated with party damages or loss of revenue from the party.)
-No pets
-Please respect check-in & checkout times. Unauthorized late checkout results in $150 fee.
-Please respect the property’s quiet hours (10pm-7am)
-No unregistered guests allowed. If extra guests, who are not listed on your reservation, stay overnight, the reservation will be updated and you will be charged accordingly.
-Gated parking is available for up to two vehicles. Additional street parking may be available, but please be sure to observe any city parking ordinances/signs. We will not reimburse any parking or towing fees! Please do not park illegally!
- Always close the gate when leaving the property, and upon check out.
-We have 24/7 surveillance cameras around the house that records for security and safety. Do not tamper with the doorbell camera; if the doorbell camera is removed or tapered with, a fee of $250 will be accessed, plus any damages to the equipment.
-No mail/packages allowed. Please use a local pick up location or post office box.
- All trash must be tied up in a secure trash bag with all liquid bottles emptied before placing in the large garbage bin located outside.
- Excessive makeup stains found on surfaces, linens, couch, walls, or light switches will incur a fine of $300.
***$500 fine applies for violation to ANY of the house rules, as well as the risk of immediate cancellation of reservation, without refund***

I really enjoyed my stay on that property. Looks like it is a new construction so it was good to have that ALL NEW feeling. The house is clean, spacious, well furnished, beds are comfortable, enough towels and washclothes, shower gel, shampoo and conditioner all put in a dispenser ...you get the hotel feeling 👌. Check-in was smooth and the host is very communicative. I will definitely book the house again.

Houston Gem

Our family stayed in this rental while on a college visit at the University of Houston. The location was great as it was just a few miles from campus. The home was WONDERFUL! Everything was new and very comfortable. The layout was great with plenty of space to spread out and chill while still allowing for family connectedness. The beds were super comfy and the bathrooms were clean and nicely appointed with the host even providing shampoo/conditioner/shower gel which was nice. Communicating with the host couldn’t have been easier or more pleasant. They responded quickly and politely with any questions we had and thanked us for visiting their place. We hope to be able to stay here again in the future. EXCELLENT EXPERIENCE!!!

Book or miss a gem

I dont think I really have anything bad to say about this gorgeous home we stayed at. It was more than perfect for our family of 7 who visited from dallas for a wedding. Yall know how hectic this can be with getting everyone ready and with limited space and this home's space truly allowed us to do that with ease. We all hogged the oversized mirror in one room, so maybe another large one in the dining area would be a plus. We had more than enough seating throughout, but maybe a few outfront or back for those who enjoy the enjoy the outdoors would have been a plus. Kitchen was a chef's dream (nice if needed), but i did not travel from dallas to be cooking in no kitchen and had to check out the food scene. 🙃 Lastly the host was pleasant, respectful, accommodating and very responsive at all hours. He was sure to check in on us throughout our stay to make sure we didnt need anything. Honestly if asked for some late night tacos to be delivered by a horse he probably would have arranged it. Haha jk! I'll have to test him on my next visit as i refuse to stay anywhere else. Big shoutout to Tae from my family.
