Simply stunning is the only way to describe this impeccable 2 bedroom/2.5 bath Luau unit. Situated high atop Luau Tower 1, on the 11th floor, this unit boasts absolutely breathtaking views of the white sandy beaches of TopS’l State Park, as well as a panoramic view of Choctaw Bay and Sandestin Resort. This is truly the high life! With a unique lock-out floor plan, the unit is actually two condos in one. From the private foyer, to your left you will enter a separate, studio suite which includes a fully stocked kitchenette with a mini-fridge, mini-microwave, and sink. This separate suite has it’s own private bath and sitting area and includes a King bed, twin sleeper/sofa, TV and DVD. Heading back out to the foyer and taking another left, you will enter the main living area which includes an open lay-out featuring a full kitchen, dining room, living room, breakfast bar and half-bath. There is absolutely no way to describe the views from this area of the condo, just take a look at our photographs! The main kitchen is fully equipped with everything you could possibly need to prepare the day’s meals, including all appliances, dishes, utensils, pots/pans, small appliances, etc. Dividing the kitchen and living area is a granite breakfast bar with stools. Relax on the chaise sofa and catch the game on your 55” inch flat screen, or just while away the hours with a good book while enjoying a spectacular view of the shimmering emerald waters of the gulf! The dining area boasts a beautiful and modern six person dining suite and is the gateway to your large, private wrap-around balcony. Discerning travelers will enjoy the luxurious upscale décor of this lovingly kept condominium (the owners actually do spend vacations here). Upgraded amenities include keyless entry (no standing in line for check-in), a full kitchen with tile and granite surfaces, full-sized electric range with a 4 burner cook top, full sized microwave oven, full sized refrigerator/freezer with automatic icemaker, dishwasher, full sized LG front loading washer/dryer, side table clock/radio/iPod (in studio suite), three televisions (55” flat-screen in LR) and 3 DVD players (in LR and BR’s). If the beach is what you are longing for, Sandestin's private beach is a 3 minute stroll down a private path. For your added convenience, we have also stocked our owner's storage area with a beach cart, chairs, umbrellas, boogie board, beach toys, and cooler for your exclusive and unlimited use throughout your stay. If only the best will do, this is the one.

DO NOT FALL FOR THE AMENITIES CARD MYTH! The Resort will charge you 14% of the total charge for your stay for access to Resort amenities (not an optional charge). IT IS NOT FREE! If booking through the Resort you will pay a fee for most 'free' amenities, even after paying for the amenities card.
We provide many items to our guests for free (really free). However, for those we do not provide, all guests are given a list of local contacts who can provide you with many activities/services at a rate lower than the Resort will charge you for those same 'free' services.
For example; beach Set-ups are $30 per day, per person through the Resort and include chair and umbrella. We provide all of our guests unlimited use of our beach chairs, umbrella, beach toys and cooler for free!
Resort guests pay the 14% fee for access to Sandestin Fitness Center and Pools. The Luau fitness center and pool is FREE and is restricted to Luau guests only, so no overcrowding and heightened level of security.

If only the weather cooperated...
Unit was very nice, similar to units we've rented at Luau in the past, unfortunate thing was that a bad tropical storm ended our vacation after only 36 hours. Only one thing to take note of, and that is "sleeps 4-6" needs a little clarification - there are beds for 5 (2 kings and a fold-out twin). There is a couch in the living room that one of our (short) teenage girls was more than happy to sleep on, but keep this in mind if you have 6 in your party and children picky about beds (or taller). The fold-out twin is not what I was describe as comfortable for an adult, but was fine for our 6 year old.
Otherwise, unit is furnished very nicely, certainly very clean, great views, kitchen has everything you could need. We would certainly come back (if we're willing to risk the weather again..)
A few general notes about the Luau, now having stayed there 4 times:
PRO: great location close to beach, great pool, overall feels modern and clean. Soundproofing in rooms seems very good (or we've just been lucky with quiet neighbors).
CON: units in general are small - both bedrooms and living areas, somewhat cramped feel for a larger family (though certainly better than a hotel room!) Only two elevators in the buildings - sometimes a long wait (particularly for the taller Luau 1). Pool gets crowded during high season, sometimes hard to find chairs, but that's to be expected.
PS - the bike rental company the manager recommends is great - real nice people. They delivered our bikes without advance payment, and when we told them we had to leave after a day they refused to accept any payment. You don't see much of that anymore these days.
Thank you for your review, and for sharing your positive experience with our future guests! Please note that the VRBO description of the unit states there are two King beds and a twin/sleeper sofa. I allow for six guests because many families request to have their small children sleep on the L-shaped sofa, and we have no problem with their doing so. I apologize for any confusion on that matter and am so glad you enjoyed your stay. To clarify, the tropical storm went ashore in Louisiana and, while we did experience some strong thunderstorms, no evacuation orders were ever issued in our area. As an FYI for future guests, our policy has always been, should any government authority issue a mandatory evacuation order that affects your stay, we will refund 100% of your rental amount for the days impacted by the order, minus a 20% administrative fee.
So the first day we were there, we noted the sink in one of the master suites was not draining, we were told someone would be out that next day while we were out by the pool, we came back and it was still not draining. We were resting, almost falling asleep and a bang at the door woke us up and had to vacate our room so he can fix.----not very pleasant.
The umbrellas and chairs were a good option, however, the umbrella was broken and beaten up very bad, so we had to rent our own during our stay.
Lastly, the keypad to open the door was not working on the last day. We were going to enjoy a stroll the last day on the beach but my mom had to stay behind as I didn't' get the text back from the manager in time to let me know that she was aware that it was being fickle and that we should ask the maintenance to bring up the key.
It is important to provide timely responses when an owner is working to address/resolve any issues a guest may be experiencing. Scheduling repairs can be a challenge in a busy resort town, especially during peak times like Spring Break. As a courtesy, I TRY to schedule any necessary repairs while the guest has vacated the unit so as to not interrupt their vacation. This cannot be guaranteed, and depends greatly on the guest's timely interaction with owner/manager. Waiting hours, or overnight, to respond to texts/questions, will adversely affect scheduling. This guest’s account of reporting the sink not draining the day they arrived is misleading as I was not notified until 9 o’clock that night. Further, to provide an owner only 2.5 hours of vacancy to both schedule and complete a repair is simply not plausible. Door lock was working/not working intermittently and I notified guest if, for some reason, was not working after their walk, I could have maintenance bring a key up to them. I would never advise a guest to “go to maintenance for a key” because maintenance would never give a key to a guest without the owner’s approval. Guest texted me at 6:30AM/Sunday regarding lock. I texted back at 7:30AM with above solution and questions. I received no response until after 10AM. Lock had been serviced the week before their arrival, but has since been replaced. Other reviews confirm that I am an extremely attentive and prompt owner/manager who tries very hard to give each and every guest a positive experience. While I am certainly sorry this guest experienced any issues at all, effective and efficient communication from the guest is imperative to achieving a positive result.
Beautiful & Convenient
The unit was decorated so beautifully. It's very well maintained and immaculately clean. Check in was easy and was the perfect location. We will definitely recommend this to our friends.
We had a great time in Luau 7109. The room was very spacious. High floor provided great view of coastline and beach. Short walk to the beach and to tram pick up for Baytown Wharf. There were plenty of beach chairs/umbrellas for use provided by the unit -- we had brought our own and used them but will know for next time! Very convenient to have access to beach supplies and not have to pack.
Pool was GREAT!! Very large and not overcrowded as other resorts usually are. My girls loved the pool which came in handy due to June grass present on beach.
We had a great time and will definitely return!
